Bathrooms in Mumbai towers and 1970s buildings
Why Mumbai bathrooms cost more
| Factor | Delta | What is actually happening |
|---|---|---|
| Plumbing and tiling labour | +9 – 13% | Plumber ₹1,200–1,700 a day and tiler ₹1,100–1,600 against ₹750–1,100 nationally |
| Society hours and water shut-off windows | +6 – 10% | 10am–6pm working, and the riser can often only be isolated for two or three hours at a fixed time |
| Cast-iron stacks in pre-1995 buildings | +10 – 18% | Corroded CI branches discovered at strip-out have to be replaced in UPVC, sometimes into the shaft |
| Salt air within 2 km of the coast | +5 – 9% | SS 316 or solid brass CP; chrome-on-zinc pits within two to three years in Bandra, Khar and Juhu |
| Monsoon curing and ponding | +3 – 6% | Membranes and grout need longer between June and September; the ponding test cannot be compressed |
| Sunken-slab repair in older stock | +8 – 15% | Old brickbat coba removed, slab checked, lightweight fill and fresh screed laid |
| BMC debris disposal and lift charges | +2 – 3% | Bagged rubble carried down in booked lift slots; ₹6,000–₹16,000 per bathroom |
Suburb-to-suburb variation
| Area | Mid-level ₹/sq ft | Local reality |
|---|---|---|
| Colaba / Marine Drive / Malabar Hill | ₹6,200 – 7,800 | Pre-war plumbing, shared shafts, heritage restrictions on any external change |
| Bandra West / Khar / Juhu / Versova | ₹5,800 – 7,200 | Salt air demands SS 316 and brass; older low-rise stock with CI stacks |
| Dadar / Prabhadevi / Worli | ₹5,500 – 6,900 | Dense buildings with strict shut-off windows and busy common shafts |
| Andheri West / Goregaon / Malad | ₹5,000 – 6,200 | The Mumbai baseline; mixed 1990s and post-2010 stock |
| Powai / Chembur / Ghatkopar | ₹4,800 – 6,000 | Newer towers, UPVC stacks already in place, organised shut-off scheduling |
| Thane / Mulund / Navi Mumbai | ₹4,300 – 5,400 | Larger bathrooms, simpler access, lower labour rates |
| Mira Road / Vasai / Panvel | ₹3,900 – 5,000 | About 25–30% below Bandra for identical specification |
In a 1978 Khar building we budget for the stack before we budget for the tile. Nine times out of ten we open the chase and find cast iron with the wall thickness of a biscuit.

Phasing two bathrooms in a Mumbai 2BHK
Most Mumbai 2BHKs have two bathrooms and one family that has to keep using them. Doing both at once is cheaper; doing them in sequence is liveable. The arithmetic:
| Approach | Cost on a 2-bathroom 2BHK | Duration | Trade-off |
|---|---|---|---|
| Both together | ₹3.4 – 3.8 L | 18 – 22 working days | One mobilisation, one deposit, one set of shut-off windows — but no working bathroom in the flat |
| One after the other | ₹3.9 – 4.4 L | 30 – 38 working days | Adds 12–16% for repeat mobilisation and a second round of debris and permissions, but the family can stay |
| Common bath now, master later | ₹1.8 – 2.0 L now | 14 – 18 working days | Spreads the spend, but tile and fitting batches change between phases and rarely match |
Mid-level specification, 35 and 48 sq ft bathrooms. Ex-GST and ex-society charges.
Society approvals you will need
- Written intimation and scope to the managing committee, usually ten days ahead, naming the contractor and the working hours.
- A leakage undertaking making you liable for any seepage into the flat below for a stated period — twelve to twenty-four months is typical.
- A refundable deposit of ₹25,000–₹1,00,000, released after the flat below is inspected and found dry.
- Confirmation that no structural member is touched, and an RCC consultant's letter if a sunken slab is being altered.
- Agreed water shut-off windows with the secretary, since the riser serves the whole line of flats.
- Debris disposal per BMC rules — bagged, carried down and taken to an approved site, not left in the compound.
What a Mumbai bathroom quote excludes
- 18% GST — on the ₹1,82,000 bathroom above that is ₹32,760, taking it to ₹2,14,760. Check yours in the GST on interior work calculator.
- Society deposit and lift charges — ₹25,000–₹1,00,000 refundable, plus ₹500–₹2,000 a day for the service lift.
- Replacing the common soil stack inside the shaft, which is a society matter, not a flat-owner one.
- Repairing the ceiling of the flat below where an existing leak has already stained it.
- Bathroom false ceiling — ₹120–₹230 per sq ft in moisture-resistant board or PVC.
- Geyser, booster pump and mirror cabinet unless individually listed.
- Monsoon float — allow three to five extra days between June and September for membrane and grout curing.

Frequently asked questions
How much does a bathroom renovation cost in Mumbai?+
₹3,000 per sq ft of floor area for a basic renovation, ₹5,200 mid-level and ₹9,000 premium, excluding 18% GST. A standard 35 sq ft Mumbai bathroom comes to ₹1.05 lakh basic, ₹1.82 lakh mid and ₹3.15 lakh premium.
Why is a Mumbai bathroom 20–25% more expensive?+
Plumbing and tiling labour add 9–13%, society hours and restricted water shut-off windows add 6–10%, corroded cast-iron stacks in pre-1995 buildings add 10–18%, salt-air-grade SS 316 and brass fittings add 5–9%, and monsoon curing adds 3–6%.
Do I need society permission to renovate a bathroom in Mumbai?+
Yes, and it is stricter than for any other room. Expect a written scope ten days ahead, a leakage undertaking making you liable for seepage into the flat below for twelve to twenty-four months, a refundable deposit of ₹25,000–₹1,00,000, and agreed water shut-off windows with the secretary.
What happens if the building has cast-iron plumbing?+
It usually has to be replaced in UPVC as far as the shaft, which adds 10–18% to the job. Corroded CI branches are discovered at strip-out rather than at quotation, so on any building older than about 1995 ask for a provisional sum in the quote rather than a surprise variation later.
Which CP fittings last near the sea in Mumbai?+
Solid brass bodies with SS 316 visible parts. Chrome plating over zinc alloy pits within two to three years in Bandra, Khar, Juhu and Versova, where salt-laden air reaches the bathroom through the exhaust. The upgrade adds 5–9% to the bathroom and roughly doubles the fittings' life.
How long is the bathroom out of use?+
Fourteen to twenty working days in Mumbai, against twelve to eighteen elsewhere, because work is confined to 10am–6pm with no Sunday working and the water riser can only be isolated in agreed windows. Plan a single-bathroom flat around that, or phase the two bathrooms in a 2BHK.
