What actually makes it modern
- Wall-hung WC on a concealed cistern. A 500 mm deep frame in the wall, tiled over, with the flush plate as the only visible part. It frees 300 mm of floor visually and there is no pedestal base to clean around. Frame and pan together are ₹28,000–₹65,000.
- Large-format tile, one material, floor to ceiling. 600 × 1,200 mm on the walls and a 600 × 600 mm anti-skid on the floor in the same tone. No border, no dado line, no contrasting skirting.
- Recessed niches instead of shelves. A 300 × 600 mm niche in the shower wall and a 150 mm one behind the basin, formed in the block work before tiling. Cost is about ₹4,500 each and they replace every plastic rack.
- A linear drain, or a single fall to one corner. A 600 mm linear channel along the shower wall lets the floor tile run in one direction with a 1:80 fall, instead of four triangular cuts around a centre trap.
The modern bathroom palette
One stone tone in two finishes is the most reliable modern bathroom palette: matt on the floor, honed or lightly textured on the walls, with black fittings as the only line of contrast.
- Pale limestone
#E8E5DF— wall tile, floor to ceiling - Grey-beige
#BFBAB1— floor tile, anti-skid, half a step darker - Matte black
#1E1F21— taps, shower, flush plate, drain grate - Walnut brown
#6E6259— vanity front, the only warm surface - Chalk
#F7F6F3— ceiling, in a moisture-resistant emulsion
Specification, in the order the work happens
- Waterproofing first: two coats of a cementitious or PU membrane with a 300 mm upstand, plus a 24-hour ponding test before any tile goes down. Everything else on this page is decoration if this fails.
- Wall-hung sanitaryware needs a concealed frame fixed to the slab or a 150 mm block wall, not to a 75 mm partition with plugs. Jaquar, Grohe Rapid or Geberit Duofix.
- Rectified tiles with a 2 mm joint and epoxy grout. Cement grout in a Mumbai bathroom goes grey in two monsoons; epoxy is ₹90–₹160 per sq ft more and stays.
- An exhaust fan sized at 8–10 air changes an hour, ducted out, on the same switch as the light with a run-on timer. Most Mumbai bathroom mould is a ventilation problem, not a waterproofing one.

Three mistakes that undo a modern bathroom
- Choosing tiles before checking the stack. In most buildings older than 2005 the WC cannot move more than 200 mm without a new stack connection. Design around it.
- A downlight directly over the mirror. It throws every shadow onto the face. Light the mirror from both sides, or use a backlit mirror with a frosted edge.
- Mosaic or a tile border to 'break up' the wall. It is the single most dating decision available in a bathroom, and it adds grout lines exactly where water sits.
Mumbai bathroom constraints
Three realities govern every Mumbai bathroom. The common soil stack is fixed and shared, so the WC usually stays where it is while the basin and shower can move. Society rules almost always require the flat below to be informed and the work done inside 10am to 6pm, and many societies ask for a waterproofing warranty letter before permitting tile removal. And the slab is only so thick — the sunk portion is typically 250–300 mm, which is what allows the falls and the concealed trap, so if a previous owner filled it with rubble, budget an extra ₹15,000–₹25,000 to clear and re-screed it properly.

Frequently asked questions
Can I move the WC in a Mumbai flat?+
Rarely more than 200–300 mm, and only where the sunk slab allows a new run at the right gradient into the existing stack. A 1:48 fall over 2 m needs 42 mm of drop, which most sunk slabs cannot spare once the screed is in.
How long does a bathroom renovation take?+
Three to four weeks for a 40 sq ft bathroom with society working hours: two days strip-out, three days plumbing and waterproofing, a day of ponding test, five to seven days tiling, then fittings and glass. The ponding test is the step most often skipped and the one that matters.
Is a glass partition better than a shower curtain?+
Yes, in a small bathroom, because it stops the whole room getting wet and it does not hold mould at the hem. An 8 mm fixed panel is ₹18,000–₹26,000 and is enough; a full enclosure with a door in 40 sq ft usually makes the room feel tighter.
What tile size works in a small bathroom?+
600 × 1,200 mm on walls and 600 × 600 mm on the floor. Larger tiles mean fewer grout lines, and grout lines are what make a small bathroom read as busy. Anti-skid rating R10 or better on the floor, always.
