Why waterproofing fails at the edges
Nobody's bathroom leaks through the middle of the floor. Leaks happen at four places: the junction between the floor and the wall, the point where the waste pipe passes through the slab, the threshold at the door, and the joint where a new membrane meets old work. All four are geometry problems — a coating has to turn a 90-degree corner without thinning, and a liquid membrane naturally thins at exactly the point where it is needed most.
This is why a proper specification talks about fillets and collars rather than about brands. A 40 mm cove fillet of polymer-modified mortar at every floor-to-wall junction turns the sharp corner into a curve the membrane can cover at full thickness. A pipe collar seals the penetration before the membrane goes on. Neither is expensive. Both are the first things dropped when a bathroom is quoted at a competitive rate.

Rates include surface preparation and two coats where applicable, but exclude the protective screed on terraces, which adds ₹60–₹110 per sq ft.
Design and build under one accountable roof
The bathroom sequence, step by step
- Strip and inspectRemove tile and the old screed back to the structural slab. Look for existing cracks, honeycombing around the waste and previous repairs. Photograph everything at this stage.
- Repair and levelFill honeycombs with polymer-modified mortar, grout any active crack, and level the slab. A membrane over a defective substrate fails at the defect.
- Cove fillets and collars40 mm fillets at every floor-wall junction, and a collar around each pipe penetration. This is the step that separates work that lasts from work that does not.
- First coat of membraneBrushed or rolled, taken 300 mm up all walls and 1,800 mm up the shower walls. Cure as the manufacturer states — typically 6–8 hours in Mumbai.
- Reinforce and second coatFibreglass mesh into the wet first coat at all junctions, then a second full coat applied at right angles to the first. Two coats at right angles is how you avoid pinholes.
- Ponding test, 48 hoursPlug the drain, fill to 25 mm, mark the level, and inspect the ceiling below at 24 and 48 hours. Any drop in level beyond evaporation, or any damp below, means it goes back a step.
- Protective screed and tilingA 30–40 mm screed laid to falls protects the membrane, and the tile goes on that. Never tile directly onto a fresh membrane with a notched trowel that can puncture it.
Terraces: the extra requirements
A terrace adds ultraviolet exposure, thermal movement and a much larger catchment area. Mumbai terrace slabs move several millimetres a day between a 2 pm surface temperature above 55 °C and a 5 am temperature in the twenties, and a rigid cementitious coating cracks under that cycling within two or three summers. This is where polyurethane or a bituminous membrane earns the extra cost.
- Falls of 1:100 minimum to the outlet, achieved in the screed, not by hoping. A flat terrace ponds and ponding water finds every weakness.
- 150 mm upstand at every parapet and door, dressed and terminated into a chase or under a coping. A membrane that stops at floor level is decorative.
- Two outlets, not one, wherever the terrace is over about 250 sq ft. Single outlets block in the first week of June.
- Protect the membrane. UV degrades most liquid systems; a screed, tile or a UV-stable topcoat is part of the specification, not an upgrade.
- Detail around every service. AC outdoor unit feet, solar frames, dish mounts and railing posts each puncture the membrane. Mount them on raised plinths cast before waterproofing, not bolted through afterwards.

Reading a waterproofing quotation
Two quotations for the same bathroom can differ by a factor of three, and the difference is almost never the chemical. It is whether the price includes stripping to the slab, substrate repair, cove fillets, pipe collars, mesh reinforcement at junctions, two coats at right angles, a ponding test and a protective screed. A line that reads 'waterproofing treatment — ₹22,000 lumpsum' includes whichever of those the contractor chooses to do once the cheque is cashed.
Ask for a method statement instead. It is a one-page document naming the product, the number of coats, the dry film thickness, the upstand heights, the curing time between coats and the test regime. Manufacturers publish it for their own systems and supply it free, and a contractor who works to one is a contractor who can be held to it. Ask also for the manufacturer's applicator certification if the system is polyurethane — PU is unforgiving of a wrong mix ratio, and the warranty from the chemical company is usually conditional on a certified applicator having done the work.
- Get the warranty in writing and read who gives it. A ten-year manufacturer warranty on the chemical is not a warranty on the workmanship, and workmanship is what fails.
- Photograph every stage. Slab after stripping, fillets, first coat, mesh, second coat, ponding test with the level marked. Twelve photographs settle any later dispute with a society or a downstairs neighbour.
- Confirm who re-does the plumbing penetrations. If a plumber cuts the membrane after it is tested, the test is void and the sequence must repeat.
- Budget the screed separately. ₹60–₹110 per sq ft, and it is a genuine part of the system rather than an optional extra.

Frequently asked questions
How long does bathroom waterproofing last?+
A properly detailed cementitious system lasts 10–15 years in a Mumbai bathroom; a polyurethane system similar but with better crack tolerance. What actually ends its life is almost never the chemical — it is a failed junction, a pipe penetration that was never collared, or a subsequent plumbing repair that cut through the membrane.
What is a ponding test?+
Filling the waterproofed area with 25 mm of standing water for 24–48 hours, marking the level, and inspecting the ceiling below for damp. It is the only real proof that the system works, it costs nothing but time, and it is skipped on the majority of Mumbai bathroom jobs.
Can a leak be fixed from the ceiling below?+
No, not durably. Injecting or coating from the dry side treats the symptom; water continues to enter the slab from above and will find another path within months. The only lasting repair is from the wet side, which means lifting the bathroom floor. Everything else buys time.
How high should waterproofing go on the wall?+
300 mm above finished floor level as a minimum on all bathroom walls, and 1,800 mm — full shower height — on the walls of the shower enclosure. Behind a bathtub, take it to 300 mm above the tub rim. Many contractors quote 150 mm; it is not enough.
Is terrace waterproofing different from bathroom?+
Yes. Terraces add UV exposure and large daily thermal movement, so a flexible polyurethane or bituminous membrane is used rather than a rigid cementitious one, plus a protective screed laid to a 1:100 fall and a 150 mm upstand at every edge. Terrace work also needs two outlets on anything over 250 sq ft.
Who pays if my bathroom leaks into the flat below?+
In a Mumbai cooperative society, leakage originating inside your flat is generally your responsibility, and societies routinely mediate and direct repair. That is why the ponding test and photographic records of the waterproofing stage matter — they are the evidence that the work was done to specification.
