Flooring: the decision that cannot be undone
Everything else on this list can be changed later. The floor cannot, and it is the surface a pet interacts with continuously. Dog claws are harder than most wood finishes and they leave a matrix of fine scratches that reads as a dull patch in raking light within a year. Urine, if it reaches a joint, will lift an engineered board or stain a porous stone permanently.
| Floor | Scratch resistance | Liquid resistance | Noise underfoot | ₹ per sq ft laid |
|---|---|---|---|---|
| Porcelain / vitrified tile | Excellent | Excellent | Hard; claws click | ₹120–₹380 |
| SPC / rigid-core vinyl | Very good | Excellent, if joints are welded | Quiet, warm | ₹180–₹420 |
| Laminate, AC5 rated | Good | Poor at joints | Loud, hollow | ₹140–₹290 |
| Engineered wood | Poor to fair | Poor | Warm and quiet | ₹380–₹900 |
| Solid teak | Fair; can be resanded | Poor | Warm | ₹650–₹1,600 |
| Kota / natural stone | Excellent | Needs sealing | Hard, cool | ₹180–₹420 |
| Carpet | Poor | Very poor | Quiet | ₹120–₹380 |
SPC is the best all-round compromise: scratch-resistant, waterproof, quieter and warmer than tile. Specify a 0.5 mm wear layer or better.
One detail specific to tile: a highly polished porcelain floor is slippery for a dog, particularly a large breed or an older animal, and hip problems in dogs are made worse by a floor they cannot get purchase on. A matt or lappato finish gives grip and looks just as good. Where a polished floor already exists, a few well-placed rugs with anti-slip underlay along the dog's usual route make a visible difference to how confidently the animal moves.
Upholstery and textiles
Claws catch in loops. Any fabric with a visible loop or a loose weave — boucle, chenille, linen, most textured weaves — will be pulled into threads by a cat within weeks and by a dog within months. The fabrics that survive are tight, flat weaves with a high rub count, synthetic velvets where the pile is too dense for a claw to catch, and leather or good-quality faux leather.
- Ask for the Martindale rub count. Above 40,000 for a household with pets; domestic upholstery is often 15,000–25,000.
- Performance velvet is the best-looking survivor. The dense pile gives claws nothing to hook, and hair brushes off in one direction.
- Leather ages well with dogs, badly with cats. Dog claws burnish it; cat claws puncture it.
- Removable, washable covers are worth more than any fabric choice. Specify them even at a premium.
- Avoid pale, avoid dark. Mid-tone patterned fabrics hide both light and dark hair; a black sofa in a home with a golden retriever is a daily chore.
- Rugs: flatweave, not shag. Flatweave cotton or polypropylene can be washed; a shag pile holds hair and odour and cannot be cleaned properly.

Design and build under one accountable roof
Planning the pet's actual territory
Every home with an animal develops functional zones whether or not they were designed: where the bowls sit, where the litter tray goes, where the dog sleeps, where the leash and towel live. Designed, these take up very little space and look deliberate. Undesigned, they colonise a corridor corner and a kitchen doorway, and the whole flat reads as accommodating an animal rather than sharing with one.
- Feeding zone: a 600 x 400 mm washable surround, ideally recessed into a kick plinth so bowls cannot be pushed around. A tiled or SPC surface with a coved edge, not carpet or wood.
- Litter zone (cats): a ventilated cabinet with a 170 mm cat entry, positioned away from the feeding zone and away from the kitchen. Allow 700 x 500 mm internally for a covered tray. Budget ₹14,000–₹32,000 for a well-made one.
- Sleeping spot: dogs choose a place with a view of the main door and of the household. Designing a niche under a console or beside a sofa, out of the circulation path, is more successful than placing a bed in a corner the dog will ignore.
- Entry station: a hook for the leash, a drawer for the towel, and a 400 mm washable floor zone for paw wiping. In monsoon Mumbai this is the difference between a clean flat and a muddy one.
- Vertical routes (cats): a shelf run at 1,800–2,200 mm connecting to a window ledge. Cats use height for security, and a home with no vertical route produces a cat that uses the kitchen counter instead.
The details that get damaged
| Element | What happens | Specification that fixes it | Extra cost |
|---|---|---|---|
| Door and wall corners | Scratching at 300–800 mm; dogs at the door | SS or clear PVC corner guard; washable paint to 900 mm | ₹6,000–₹14,000 |
| Skirting | Chewed and clawed | WPC or aluminium skirting, 75–100 mm | ₹4,000–₹9,000 |
| Sofa legs and chair rails | Chewed by puppies | Metal legs, or accept the first year | Neutral |
| Low cabinet doors | Opened by cats and clever dogs | Push-latch or magnetic child latches | ₹3,000–₹7,000 |
| Window screens | Pushed out by cats | SS mesh in an aluminium frame, not nylon | ₹450–₹850 per sq ft |
| Balcony railings | Gaps a cat or small dog can pass | SS mesh infill to 900 mm | ₹12,000–₹35,000 |
| Curtains | Climbed by cats, hem-chewed by dogs | Wall-mounted track, hem 150 mm above floor | Neutral |
Air, odour and cleaning
Pet odour in a Mumbai flat is a humidity problem as much as a cleaning one. Hair and dander settle into porous surfaces, and at 80% relative humidity the resulting film is far more persistent than in a dry climate. Two design choices make the biggest difference: hard, non-porous surfaces that can actually be washed, and genuine cross-ventilation rather than a sealed air-conditioned box.
Beyond that, the useful interventions are practical. A robot vacuum needs 100 mm of clearance under furniture to work, which is a design decision about plinth heights. A utility area with a floor drain and a hand shower makes washing a dog possible indoors during the monsoon. And an air purifier with a HEPA filter measurably reduces airborne dander in a closed bedroom, at ₹14,000–₹38,000 plus filters.
Specify for the animal you have, not the one in the photograph. A large dog and a Persian cat damage completely different things.
Greenbox principal designer
One last planning note about balconies and windows, which is where the real safety risk sits in a Mumbai flat. Cats will sit on any ledge, and a cat startled on a fifteenth-floor window sill is a genuine and frequent tragedy in this city. Stainless steel mesh in an aluminium frame, fixed internally so the facade profile is unchanged, resolves it for ₹450–₹850 per sq ft and usually passes society scrutiny where an external grille would not. Do the same to any railing with gaps wider than about 90 mm if you have a small dog or a kitten.

Frequently asked questions
What flooring is best for dogs?+
Matt porcelain tile or SPC rigid-core vinyl. Both resist claw scratching and are fully waterproof at the joints. Avoid engineered wood, which scratches easily and lifts if urine reaches a joint, and avoid polished tile, which gives a dog no grip and is hard on older animals' hips.
What upholstery survives cats?+
Tight flat weaves with a Martindale rub count above 40,000, and dense performance velvets where the pile is too tight for a claw to hook. Avoid boucle, chenille, linen and anything with a visible loop. Leather resists dogs well but punctures under cat claws, so it is not the safe choice people assume.
Where should a litter tray go?+
In a ventilated cabinet with a 170 mm cat entry, away from the feeding zone and out of the kitchen, on a washable floor. Allow 700 x 500 mm internally for a covered tray. A well-made litter cabinet costs ₹14,000–₹32,000 and removes the single most intrusive element of living with a cat.
Does pet-friendly design cost much more?+
₹60,000–₹1.4 lakh on a 2BHK, ex-GST, mostly in the flooring upgrade, the upholstery specification and the built-in feeding and litter zones. Much of it is a redirection of budget rather than an addition — choosing SPC over engineered wood, for instance, is cheaper as well as more durable.
How do I stop a cat getting onto the balcony?+
Stainless steel mesh infill to the railing up to 900 mm, fixed into an aluminium frame rather than cable-tied. Most Mumbai societies permit an internal mesh that does not alter the facade profile, but confirm in writing first. Nylon netting fails within a season in sun and rain.
What paint should I use in a home with pets?+
A washable or scrubbable emulsion, at minimum up to 900 mm where an animal brushes and scratches, and low-VOC throughout — pets spend far more hours at floor level, where heavier VOCs concentrate, than people do. See low-VOC paints and indoor air.
