How this calculator works

  1. Material = floor area × supply rate and laying = floor area × laying rate. The laying rate covers chemical adhesive or mortar bedding, laying labour, spacers and grouting or filling.
  2. Removal = floor area × ₹42 for tiles or × ₹50 for marble and stone with a bonded screed. It covers breaking, bagging and compliant debris removal.
  3. Levelling screed = floor area × ₹100 where the substrate is out of level by more than about 10 mm across a room.
  4. Skirting = running feet × rate. Matching tile skirting ₹85 per running foot, contrast stone or wood ₹160.
  5. City factor multiplies everything: Mumbai and MMR ×1.15, Delhi NCR and Bengaluru ×1.08, rest of India ×1.0. Range shown is −9% to +12%.

Design and build under one accountable roof

Worked example: re-flooring a 700 sq ft flat

  1. Vitrified tile supply = 700 × ₹115 = ₹80,500
  2. Laying with chemical = 700 × ₹175 = ₹1,22,500
  3. Removing existing tiles = 700 × ₹42 = ₹29,400
  4. Levelling screed = not required = ₹0
  5. Skirting = 110 running ft × ₹85 = ₹9,350
  6. Subtotal = ₹2,41,750; × 1.15 Mumbai = ₹2,78,013
  7. Displayed range = ₹2.53 L – ₹3.11 L, or about ₹397 per sq ft of floor, all-in and ex-GST.

Overlay or rip out?

Laying a new floor over an old one saves the ₹42 per sq ft removal line and a week of dust, noise and debris charges. It is a genuine option for SPC, vinyl and laminate, which are thin and float. It is a bad idea for tile on tile in a flat: you add 12 mm of build-up at every door threshold, the bond depends entirely on the old floor staying stuck, and a hollow tile underneath becomes a hollow tile forever.

The one case where overlay is clearly right: a rented or short-hold flat where you want a warmer floor for four or five years without touching the landlord's tiles. SPC over a clean, level, sound existing floor does that well.

What this estimate excludes

  • 18% GST, shown separately in the breakdown
  • Bathroom and balcony waterproofing, and the slope-to-drain screed those need
  • Door trimming where the new floor raises the level
  • Threshold and transition strips between two materials
  • Marble or granite polishing after laying, and periodic re-polishing
  • Society debris charges, hoist bookings and out-of-hours labour premiums

The laying, removal and screed rates on this page are what Greenbox measured and invoiced on floors it has actually put down, held at October 2026. The supply column is the tile or stone shop price and is not ours to audit. It is an indicative estimate, not a quotation — the real figure depends on your drawings, site condition and the brands you finally specify.

What has to happen before the floor goes down

  1. Break out and clearExisting tiles come out with the bedding mortar, not just the tile. Leaving the old bed in place is what produces a floor that sounds hollow in year two. Debris is bagged the same day — most Mumbai societies will not allow it to sit in a common passage overnight.
  2. Check level and fallA laser level across the whole flat, not room by room. Old flats commonly vary 15–25 mm between rooms, and the difference shows at every doorway once a hard floor goes down.
  3. Plumbing and conduitsAnything that runs in the floor screed — concealed drain lines, a shifted washing machine point, floor conduits — happens now. After the screed it is a demolition job.
  4. Screed and cureA 25 mm levelling screed needs seven days to cure before tiling. This is the step contractors compress when the programme slips, and it is the reason tiles lift eighteen months later.
  5. Set out from the sightlineStart the tile grid from the main door sightline or the longest uninterrupted run, not from a corner. The sliver cut belongs under the wardrobe, not in the middle of the living room.

Allow two to three weeks for a full 700 sq ft re-floor including breaking, screed curing and skirting, within society working hours. The flat is unusable for most of that, which is why re-flooring is best done before you move in rather than after.

Frequently asked questions

How much does flooring cost per square foot in India?+

Supply and laying are separate. Supply is ₹115 per sq ft for 600×600 vitrified tile, ₹150 for SPC vinyl, ₹185 for laminate, ₹290 for Indian marble, ₹395 for engineered wood and ₹520 for Italian marble. Laying adds ₹175 per sq ft for tile with chemical, ₹210 for large format, ₹230 for stone and ₹300 for stone laid and polished; a floating floor is ₹70. Add ₹42–₹50 per sq ft if an existing floor has to come out, and about 15% for Mumbai.

Is it cheaper to lay new tiles over old ones?+

Cheaper, yes — you save the removal line and the debris charges. Advisable, usually not for tile on tile, because you add 12 mm at every threshold and the new floor is only as sound as the old bond. Thin floating floors such as SPC or laminate over a level existing floor are the sensible overlay.

How much skirting do I need?+

Roughly 0.15 running feet per square foot of floor in a normal flat layout — so a 700 sq ft flat needs about 105–115 running feet. Measure the wall perimeter of each room and subtract door openings for an exact figure.

Which flooring is best for a Mumbai flat?+

Vitrified tile for the whole flat if you want to forget about it; SPC vinyl where you want a wood look near kitchens, balconies and bathrooms; engineered wood only in bedrooms away from water. Salt air and monsoon humidity are hard on solid wood and on unsealed natural stone.

Does the rate include grouting and adhesive?+

Yes. The laying rate covers chemical adhesive or mortar bedding, laying labour, spacers and grouting or joint filling. Epoxy grout instead of cement grout adds roughly ₹18 per sq ft and is worth specifying in kitchens and bathrooms.
