Count what you actually have
Before designing anything, measure the flat's usable wall: total wall length minus doors, windows, the wet wall in the kitchen, and any run narrower than 450 mm. In a typical 480 sq ft carpet 1BHK in Mumbai that leaves about 210 running feet, of which perhaps 95 running feet is genuinely buildable once circulation is protected. That number sets the ceiling on the whole exercise, and knowing it stops the wishful phase of the conversation early.
Height first — the cheapest cubic feet in the house
Floor area is the expensive commodity in a Mumbai flat. Volume above 2100 mm is nearly free, and most flats have 2.9 to 3.05 m of it standing empty. A loft is the highest-return storage in the home by a wide margin: roughly ₹1,250–₹1,650 per sq ft of joinery, and it takes nothing from the room you live in.
| Loft location | Depth | Volume gained | Cost, ex-GST | Good for |
|---|---|---|---|---|
| Above the wardrobe | 600 mm, 600 mm high | ~21 cu ft per running metre | ₹9,500–₹14,000 per rm | Suitcases, quilts, festival ware |
| Above the bedroom door | 450 mm, 550 mm high | ~9 cu ft | ₹7,000–₹11,000 | Rarely used items |
| Above the kitchen wall units | 350 mm, 500 mm high | ~6 cu ft per running metre | ₹6,200–₹9,800 per rm | Bulk grain tins, spare utensils |
| Over the passage, full width | 900 mm, 600 mm high | ~32 cu ft | ₹22,000–₹38,000 | Luggage, off-season bedding |
| Above the entrance foyer | 600 mm, 600 mm high | ~14 cu ft | ₹11,000–₹17,000 | Shoes in boxes, umbrellas, tools |
Keep the loft soffit at least 2100 mm above finished floor, and never below a false ceiling that is already at 2600 mm.

Design and build under one accountable roof
The 22 that work
- Hydraulic bed box. 22–30 cu ft under a queen. Gas-lift Hettich or Ebco hardware, ₹4,800–₹9,500 for the mechanism, ₹18,000–₹34,000 for the box in ply.
- Drawer-on-castor bed base. Where the ceiling fan prevents a full lift, four 1200 x 500 mm drawers on the two long sides.
- 300 mm return beside the bedroom door. The strip of wall everyone leaves blank. Shoe rack, book column or linen stack.
- Full-height wardrobe to 2400 mm, no loft gap. The 300 mm gap above a 2100 mm wardrobe collects dust and nothing else.
- 200 mm pull-out in the kitchen gap. Between the fridge housing and the wall. Bottles and oils, ₹8,500–₹15,000.
- Corner carousel or magic corner. Recovers 7–9 cu ft of dead corner. Hafele or Hettich, ₹14,000–₹32,000.
- Under-sink pull-out with a cut-out for the trap. Recovers the one cabinet everyone writes off.
- Tall pantry, 450 mm deep with pull-outs. Better than 600 mm of shelving, because you reach everything.
- Seat-with-storage at the entrance. 400 mm deep, 450 mm high, lift-up lid. Shoes worn daily.
- Bench storage under a window. 400 mm deep, only where the sill is above 500 mm.
- Study desk with a full-depth drawer bank instead of legs.
- TV unit as a 400 mm-deep sideboard rather than a 250 mm floating shelf.
- Vertical tray dividers in any cabinet holding flat items — chopping boards, baking trays, laptops.
- Back-of-shutter racks in the wardrobe for belts and ties, 90 mm deep.
- Wardrobe internal drawers rather than shelves below 1200 mm. You cannot see the back of a low shelf.
- Loft-height bathroom cabinet above the door. 300 mm deep. Toiletries in bulk, towels.
- Washing-machine overhead unit in the utility, 350 mm deep, with a pull-down rail below.
- Stair-tread drawers in duplexes — 4–6 drawers of 1.2 cu ft each.
- Mirror cabinet, 120 mm deep, instead of a plain bathroom mirror. Free storage.
- Skirting drawers in the kitchen. 100 mm high toe-kick drawers for flat trays, ₹2,800–₹5,500 per metre.
- Foldable wall desk in the passage, 500 mm deep when open, 80 mm when closed.
- Modular loose boxes rather than fixed shelves in the loft. Nothing gets lost at the back.
Depth discipline
The most useful habit in small-home storage is refusing the default depth. A wardrobe does not have to be 600 mm; hanging needs 550 mm but folded storage needs 400 mm and books need 250 mm. In a 3.0 m-wide bedroom, choosing 450 mm instead of 600 mm for half the run gives back 150 mm of floor across 1.5 m — which is the difference between a room you can walk around the bed in and one you cannot.
| What is stored | Depth needed | Common default | Floor saved |
|---|---|---|---|
| Hanging clothes, shoulder to wall | 550 mm | 600 mm | 50 mm |
| Folded clothes | 400 mm | 600 mm | 200 mm |
| Books, paperbacks | 200 mm | 300 mm | 100 mm |
| Books, hardback and files | 300 mm | 400 mm | 100 mm |
| Shoes, adult | 330 mm | 450 mm | 120 mm |
| Crockery and glassware | 350 mm | 600 mm | 250 mm |
| Suitcases, large | 700 mm | 600 mm | Needs more, not less |
Nobody has ever told us they regretted the loft. Several people have told us they regretted the console table.

What to skip
- Wall-mounted open shelving as primary storage. It looks generous and holds a fraction of a closed unit, and in Mumbai it collects dust weekly.
- Sliding wardrobe shutters under 1500 mm of run. You lose 40% access at any moment and the track eats 80 mm of depth.
- A 250 mm floating TV shelf. The one place in the living room where 400 mm of depth would be invisible and useful.
- Pull-down hanging rails below 2400 mm. Fine mechanism, but below that height you can simply reach.
- Hidden storage that needs two actions to open. It gets used twice.

Frequently asked questions
How much storage can you add to a 1BHK?+
In a typical 480 sq ft carpet 1BHK, a full storage-led fit-out adds roughly 90 to 140 cubic feet over a standard builder flat — mostly from lofts above 2100 mm, a hydraulic bed box, and converting default 600 mm depths to what the contents actually need. None of it takes floor area away from the rooms.
Is a hydraulic bed box worth it?+
Yes, on almost every small-flat project. A queen box holds 22 to 30 cubic feet, more than a full wardrobe bay, and the mechanism costs ₹4,800 to ₹9,500 in Hettich or Ebco gas lifts. The two caveats: check the ceiling fan clearance when the base is lifted, and insist on 18 mm BWP for the box base rather than 12 mm, which sags within two years.
What wardrobe depth should I use in a small bedroom?+
550 mm where you hang clothes and 400 mm where you fold them. The 600 mm default is inherited from hinged wardrobes with sliding tracks and is 50 mm more than hanging actually needs. In a 3.0 m-wide bedroom, dropping half the run to 450 mm gives back enough floor to walk around the bed comfortably.
Do lofts need society permission in Mumbai?+
A joinery loft built inside your flat, fixed to the wall and not touching the slab structurally, does not normally need permission — but the society will still want an intimation letter and will check that you are not coring into a shear wall. A structural mezzanine is a different matter entirely and usually needs BMC approval.
What does storage-led joinery cost per square foot?+
₹1,450 to ₹2,100 per sq ft of joinery surface in 2026, ex-GST, in BWP IS:710 carcass with laminate shutters and Hettich hardware. Lofts sit at the lower end, around ₹1,250 to ₹1,650, because the internals are simpler. Add 18% GST to all of it.
