The arithmetic in a real Mumbai flat
Here is the calculation we run on a 620 sq ft carpet 2BHK in Andheri West for a family of four. It is the first drawing we produce, before any elevation.
| Room | Storage needed | Wall available | How it is found |
|---|---|---|---|
| Master bedroom | 150 cu ft | 9 running feet | 9 rft × 9 ft high × 600 mm deep = 145 cu ft, plus 30 cu ft in bed storage |
| Second bedroom | 110 cu ft | 7 running feet | 7 rft full height with a 600 mm loft = 112 cu ft |
| Kitchen | 95 cu ft | 11 running feet of counter | Base, wall and a full-height tall unit; loft above wall units |
| Living and dining | 70 cu ft | 8 running feet | TV unit with closed base, a 600 mm tall unit, bench seat storage |
| Entrance | 25 cu ft | 3 running feet | Shoe unit with a ventilated back, seat, key and mail drawer |
| Total | 450 cu ft | 38 running feet | Achieved: 462 cu ft including lofts and bed storage |
Lofts contribute 128 cu ft of the total — 28%. Without them this flat cannot be minimalist, whatever it looks like on handover day.
Lofts, which are the whole answer here
- Put a loft above every joinery run. At a 9′6″ slab, a 7′3″ wardrobe leaves 600 mm of loft. Across 38 running feet that is over 120 cubic feet of storage that costs about a fifth of the same volume at eye level.
- Lift-up shutters with gas struts, not side-hinged. A side-hinged loft shutter needs floor clearance to open; at 8 feet up in a narrow Mumbai passage, it does not have it.
- Flush the loft into the same plane as the wardrobe. A loft that steps forward or back adds two lines to the elevation and undoes the whole scheme.
- Label the contents. A loft is annual storage — luggage, festival items, winter bedding, documents. Unlabelled, it becomes a place things go to be forgotten and then bought again.
- Ventilate it. Warm air rises and the loft is the most humid part of a closed joinery run. A 10 mm gap at the back, or a discreet vent, prevents the smell.

Six hundred square feet, four people, nothing on the counter
Humidity inside closed joinery
Minimalism means everything is in a box, and in this city a sealed box holding textiles for four months is a mildew problem. The style has to be detailed around it.
- A 10 mm ventilated cavity behind every carcass on an external wall, with vent slots top and bottom. Non-negotiable here.
- Perforated or slotted back panels in wardrobes, at least in the lower third, so air moves rather than sits.
- Slatted shoe shelves, never solid. A closed shoe cabinet with solid shelves in Mumbai is the single most reliable source of a smell in a minimalist entrance.
- A breather gap in bed storage. A hydraulic box holding bedding with no air path will smell by the second monsoon. A 15 mm slot at the head end resolves it.
- Silica or a low-wattage dehumidifier in the loft where documents and leather are stored. Unglamorous and effective.
- BWP 710 throughout, not just in the kitchen. In a scheme where all the storage is enclosed, a single MR-grade carcass on an external wall is the one that fails.
Dust, and the flat plane
A minimalist room is a collection of large uninterrupted surfaces, and in this city those surfaces collect a visible film within a day on any road-facing elevation. Four decisions make the difference between a scheme that stays crisp and one that looks tired by the second month.
| Decision | What we specify | Why |
|---|---|---|
| Shutter finish | Matte laminate or matte acrylic | High gloss shows dust in hours on a highway-facing flat |
| Toe recess | 100 mm high × 50 mm deep, not flush to floor | A flush plinth collects a dust line at the floor junction that shows against a pale floor |
| Open shelving | One shelf per home, at most | Every open shelf in Mumbai is a weekly cleaning commitment |
| Horizontal ledges | Eliminated in the detailing | Any ledge deeper than 20 mm becomes visible within a week |
| Floor | Large-format, mid tone, matte | Very dark and very light floors both show Mumbai dust immediately |
A minimalist flat here is judged on a Wednesday evening, not on handover day. If there is nowhere for the school bag, the laptop and the wet umbrella, the counter becomes the answer.

Rates by suburb
| Area | Minimalist scheme ₹/sq ft | Local note |
|---|---|---|
| Bandra West, Juhu, Worli | ₹3,650 – 4,870 | Older stock, heavy scribing, SS 316 on exposed metal |
| Powai, Chembur, Ghatkopar | ₹2,920 – 4,020 | Taller slabs give deeper lofts, which lowers the cost per cubic foot of storage |
| Andheri West, Goregaon, Malad | ₹2,800 – 3,890 | The baseline; tight wall lengths make the arithmetic hardest here |
| Borivali, Kandivali, Mulund | ₹2,740 – 3,650 | Redevelopment flats: less floor, more height, which suits this style |
| Thane and Navi Mumbai | ₹2,680 – 3,530 | Longer walls and bigger rooms; the easiest place in the region to do this well |
Carpet area basis, ex-GST. These suburb bands come from minimalist flats we have delivered and invoiced, held at October 2026. The premium over a conventional scheme here is 15–28%, higher than the national figure because the storage volume has to come from lofts and drawers rather than floor area.
The entrance, which decides everything
In a Mumbai flat the front door opens more or less directly into the living space, and everything the household carries arrives there at once. A minimalist scheme that has not designed this corner will lose to it.
- Shoes, counted. A family of four owns eighteen to thirty pairs. At three pairs per slatted shelf run, that is 1,200–1,500 mm of ventilated shoe storage, not a 600 mm cabinet.
- A seat. Shoes here are taken off at the door, by everyone, every time. A 400 mm deep bench with storage under it is used more than any other piece of furniture in the flat.
- A drop tray at 1,050 mm. Keys, wallet, phone, mail, sunglasses. A 350 × 200 mm tray on a ledge, and a drawer under it for the things that accumulate.
- A wet zone. Four months of umbrellas and wet bags. A 300 mm strip with a drip tray, a hook rail and a floor finish that tolerates water.
- Charging, out of sight. A shallow drawer with a socket inside it takes four devices off every horizontal surface in the flat.
- A full-height mirror. It is checked on the way out, it makes a narrow entrance read wider, and it stops the corridor feeling like a corridor.
The discipline itself
The four rules, the national storage figures, the detailing that makes a minimalist room read and the reasons the style fails are set out on minimalist interior design services. Frequently asked questions
Can a 600 sq ft Mumbai flat be genuinely minimalist?+
Yes, if the storage arithmetic works. A family of four needs roughly 450 cubic feet of enclosed storage, and in a 620 sq ft 2BHK that means about 38 running feet of full-height joinery with lofts contributing a quarter to a third of the volume. If the flat does not have 38 running feet of usable wall, the honest answer is that it cannot.
What does a minimalist interior cost in Mumbai?+
₹2,680–₹3,530 per sq ft of carpet area in Thane and Navi Mumbai, ₹2,800–₹3,890 across the western suburbs and ₹3,650–₹4,870 in Bandra West, Juhu and Worli, ex-GST. The premium over a conventional scheme here is 15–28%, higher than the national figure because the volume has to come from lofts and drawers.
Why do closed cupboards smell in Mumbai?+
Because they are sealed boxes holding textiles at 75–85% relative humidity for four months. Use a 10 mm ventilated cavity behind any carcass on an external wall, perforated back panels in the lower third of wardrobes, slatted shoe shelves rather than solid ones, and a 15 mm breather slot in bed storage. Silica in the loft handles documents and leather.
How much storage do lofts add?+
Twenty-five to thirty-five per cent of the total in a typical Mumbai flat. Under a 9 ft 6 in slab, a 7 ft 3 in wardrobe leaves about 600 mm of loft, and across 38 running feet that is over 120 cubic feet — at roughly a fifth of the cost per cubic foot of storage at eye level.
Does dust ruin a minimalist scheme here?+
It will, unless it is detailed for. Matte rather than gloss shutters, a 100 mm recessed toe rather than a flush plinth, at most one open shelf in the whole home, no horizontal ledge deeper than 20 mm, and a mid-tone matte floor. Very dark and very light floors both show Mumbai dust within a day.
Is minimalism practical for a Mumbai family with children?+
Only with the storage built for it and everyone in the household agreeing. Design a real landing zone at the entrance for bags, shoes, keys and a wet umbrella, and a closable, accessible store for toys and school things in every room children use. Without those two, the counters become the storage by the end of the first month.
