Mumbai rates by specification
| Specification | ₹ / sq ft | Programme | Mumbai notes |
|---|---|---|---|
| Basic warm-shell office | ₹1,220 – 1,840 | 7 – 10 wks | Achievable in Andheri East, MIDC and Thane; rare in a Grade-A tower |
| Mid-specification | ₹2,130 – 3,190 | 10 – 15 wks | The Mumbai norm — glass cabins, VRV zoning, acoustic ceiling, branded workstations |
| High-specification | ₹3,140 – 4,700 | 15 – 19 wks | Raised floor, full acoustics, VC rooms, feature ceilings, landlord-approved facade interfaces |
| Collaborative hybrid workplace — published benchmark, not a Greenbox rate | ₹5,900 – 6,600 | 18 – 24 wks | Cushman & Wakefield Mumbai benchmark ₹6,567 per sq ft |
| Bare-shell premium | +₹600 – 1,200 | +2 – 4 wks | HVAC plant, washrooms, screed, ceiling grid and fire systems from scratch |
Ex-GST. The first three bands are ours — taken from Mumbai commercial fit-outs Greenbox has completed and billed, audited line by line and held at October 2026 prices. The hybrid-workplace line is not a Greenbox rate: it is the published benchmark from the Cushman & Wakefield India Office Fit-Out Cost Guide 2026.
Micro-market rates
The spread between Mumbai's office micro-markets is wider than the spread between Indian cities. Where you lease moves the rate more than what you specify:
| Micro-market | Mid-spec ₹ / sq ft | High-spec ₹ / sq ft | What drives it |
|---|---|---|---|
| BKC | ₹2,500 – 3,740 | ₹3,480 – 5,220 | Strictest fit-out manuals in India, mandated fire and HVAC vendors, overnight-only material movement |
| Lower Parel / Worli | ₹2,370 – 3,550 | ₹3,300 – 4,960 | Mill-land towers with tight loading bays and traffic-timed deliveries |
| Powai | ₹2,100 – 3,140 | ₹2,920 – 4,380 | Corporate parks with predictable rules and good service cores |
| Goregaon / Malad | ₹2,010 – 3,010 | ₹2,800 – 4,200 | Large managed campuses; reasonable landlord flexibility |
| Andheri East / MIDC / SEEPZ | ₹1,940 – 2,920 | ₹2,710 – 4,070 | Flexible landlords, older stock, easiest approvals in the city |
| Thane / Airoli / Vashi | ₹1,760 – 2,640 | ₹2,460 – 3,680 | Best value per sq ft in the region; simpler logistics |
The ₹2,130–₹3,190 city mid-spec band above is the suburban baseline. BKC and Lower Parel sit over it; Thane and Airoli sit under it. Both columns are Greenbox rates; the Cushman & Wakefield hybrid benchmark is a separate figure and is not broken down by micro-market.

Grade-A towers, manuals and mandated vendors
A 12,000 sq ft BKC fit-out, cost head by cost head
Mid-to-high specification at ₹3,700 per sq ft, ₹4.44 crore ex-GST, in a Grade-A BKC tower with a full landlord fit-out manual:
| Cost head | Amount | Share |
|---|---|---|
| MEP — VRV, electrical, fire detection and suppression, structured data | ₹1.29 Cr | 29% |
| Joinery and furniture — workstations, cabins, reception, pantry | ₹1.02 Cr | 23% |
| Civil, glass partitions and blockwork | ₹88.8 L | 20% |
| Finishes — flooring, ceiling, paint, glazing film, acoustics | ₹62.2 L | 14% |
| AV and IT infrastructure — VC rooms, displays, cabling, access control | ₹31.1 L | 7% |
| Contingency drawn during construction | ₹17.8 L | 4% |
| Landlord-mandated vendor premium — fire and HVAC | ₹13.3 L | 3% |
| Total (ex-GST) | ₹4.44 Cr | 100% |
The Mumbai increment, itemised
Against a mid-specification national rate of ₹2,400 per sq ft, Mumbai adds roughly ₹260 per sq ft — about 11%. On a 12,000 sq ft floor that is ₹31.2 lakh, and none of it is negotiable with the contractor:
| Mumbai-specific cost | ₹ / sq ft | What it pays for |
|---|---|---|
| Skilled labour and site supervision rates | ₹85 | Electricians, fabricators and supervisors at Mumbai rates across a longer programme |
| Landlord fit-out manual compliance and mandated vendors | ₹65 | Fire and HVAC contractors nominated by the building, at rates you do not tender |
| Restricted building working hours and night-shift loading | ₹45 | Noisy and heavy work confined to nights and weekends; shift premiums and supervision |
| Goods-lift booking, hoisting and material staging | ₹25 | Slot-booked lifts, off-site staging warehouses, and deliveries timed to avoid peak traffic |
| Humidity and salt-air specification | ₹20 | SS 316 ironmongery, marine-grade sealants and corrosion-protected MEP fixings in coastal towers |
| BMC and fire NOC compliance, third-party testing | ₹20 | Fire consultant's drawings, sprinkler modifications, third-party inspection and certification |
| Total Mumbai increment | ₹260 | About 11% over the national mid-spec rate |
Landlord fit-out manuals and mandated vendors
- Ask for the fit-out manual before you sign the lease, not after. It is the document that determines whether your budget is ₹2,660 or ₹3,700 per sq ft.
- Mandated fire and HVAC vendors are the most common condition in BKC and Lower Parel. You do not tender those packages; you accept the building's rate card.
- Drawing approval cycles run two to four weeks in a Grade-A tower and must be built into the programme rather than absorbed by the contractor.
- Facade, signage and any external interface almost always need separate landlord consent, and often a structural engineer's letter.
- Fit-out deposits and supervision fees are charged by most Grade-A landlords and sit outside the contract value entirely.
- Hot-work permits are issued daily and require a fire watch; welding and grinding schedules have to be planned around them.
Working hours and material movement
In an occupied Grade-A tower, the constraint is rarely labour availability — it is access. Most buildings permit noisy work only outside business hours, restrict the goods lift to booked slots, and require every delivery to be staged and manifested in advance. A fit-out that would run ten weeks on a standalone building runs thirteen here, and the difference is preliminaries and supervision, not materials.
- Goods-lift slots are typically booked in two-hour blocks, often only between 10pm and 6am.
- Debris removal follows the same window and must be bagged, manifested and taken to a BMC-approved disposal site.
- Off-site staging is almost always needed, because towers will not allow material to accumulate on the floor plate.
- Monsoon affects the programme through delivery reliability rather than the work itself — plan the heavy material movement outside June to September where you can.
They read the fit-out manual before quoting and priced the mandated vendors into the first number. The two other bidders discovered them at drawing approval.
Everything heavy moved between ten at night and six in the morning. Our floor below never lost a working day.
Their test fit showed we needed less area than we were about to lease. That conversation paid for the design fee several times over.
In BKC the landlord's manual is the first drawing on the job. Price it before you price the design, or you will re-price everything in week six.

Outside the Mumbai fit-out quote
- 18% GST — ₹79.9 lakh on the ₹4.44 crore BKC example above.
- Landlord fit-out deposit and supervision fees — commonly ₹40 to ₹120 per sq ft, refundable in part against clean handover.
- After-hours power, air conditioning and security charges billed by the building across the programme.
- Fire NOC and statutory approvals, including the fire consultant's drawings and third-party testing.
- IT hardware and loose seating — task chairs at ₹12,000–₹45,000 a seat, plus servers, switches and displays.
- Relocation — packing, moving, storage and the weekend IT cutover.
- Signage and branding, which needs separate landlord approval in every Grade-A tower.

Frequently asked questions
What does an office fit-out cost per sq ft in Mumbai?+
Greenbox builds a basic warm-shell Mumbai office at ₹1,220–₹1,840 per sq ft, mid-specification at ₹2,130–₹3,190 and high-specification at ₹3,140–₹4,700, excluding GST. Cushman & Wakefield's 2026 Mumbai benchmark of ₹6,567 per sq ft is a separate published figure for a fully collaborative hybrid workplace, the highest of any Indian city, and is not our rate. Bare shell adds ₹600–₹1,200 per sq ft.
Which Mumbai micro-market is most expensive for a fit-out?+
BKC, at ₹2,500–₹3,740 per sq ft mid-specification and ₹3,480–₹5,220 high-specification, driven by the strictest fit-out manuals in India, mandated fire and HVAC vendors and overnight-only material movement. Thane, Airoli and Vashi are cheapest at ₹1,760–₹2,640 mid-spec.
How much does Mumbai add over the national fit-out rate?+
About ₹260 per sq ft, or 11%, on a mid-specification job: ₹85 in labour and supervision rates, ₹65 for landlord manual compliance and mandated vendors, ₹45 for restricted working hours and night-shift loading, ₹25 for goods-lift booking and staging, ₹20 for salt-air specification and ₹20 for BMC and fire NOC compliance.
What are landlord-mandated vendors and why do they cost more?+
Grade-A landlords nominate the fire and HVAC contractors permitted to work on their systems, so those packages are not tendered — you accept the building's rate card. On a 12,000 sq ft BKC fit-out that premium was ₹13.3 lakh, about 3% of the contract, and it is a cost line rather than a variation.
How long does a Mumbai office fit-out take?+
Ten to fifteen weeks for a mid-specification office and eighteen to twenty-four for a collaborative hybrid workplace, plus a two to four week landlord drawing-approval cycle before site start. Restricted working hours and booked goods-lift slots typically add three weeks over an equivalent standalone building.
Should I get the fit-out manual before signing the lease?+
Always. The manual determines mandated vendors, permitted working hours, material movement rules and reinstatement obligations at lease end — the difference between a ₹2,660 and a ₹3,700 per sq ft budget. Reading it after signature removes your only negotiating position.
