The estate's uniformity, and what it does to the brief
In most luxury markets a share of the budget goes into the arrival — the gate, the facade, the entrance canopy, the landscape. In Hiranandani Gardens none of that is available. What we do instead is treat the lobby-to-door transition and the entrance hall as the arrival sequence, because they are the only part of it the owner controls.
- The front door itself. Within what the estate permits on the corridor face, the internal face and frame can be substantial — solid timber, a deep reveal, concealed hardware. It is the first surface a guest touches.
- The entrance hall as a room, not a passage. Three to four square metres given properly to arrival — a console, a mirror, controlled light, a place to put things down — changes the whole experience of the flat.
- A lighting scene on entry. Because there is no external presence, the flat has to introduce itself in the first two seconds.
- Sound. Estate corridors carry noise. A solid-core door with full perimeter seals and a threshold drop seal removes it, and it is one of the most noticeable upgrades we make in these buildings.
Duplexes, penthouses and the internal stair
The best homes in Powai are duplexes and top-floor units with 3.0 to 3.3 metre slabs, and the internal staircase is the single most valuable design opportunity in the flat — it is the only genuinely three-dimensional element most Mumbai apartments will ever have.
| Stair approach | Cost | What it needs | Effect |
|---|---|---|---|
| Retain the developer's stair, re-clad | ₹3.5 – 6.0 lakh | Nothing structural | Modest; useful where budget is elsewhere |
| New stone or timber treads on the existing structure | ₹7.0 – 12.0 lakh | Structural check on added load | Substantial and low risk |
| New stair with an open riser and a glass or metal balustrade | ₹14 – 24 lakh | Structural engineer, estate approval, careful sequencing | Transforms the double-height volume |
| Stair plus a double-height light element | ₹18 – 32 lakh | Above, plus a maintainable access strategy for the fitting | The defining move in the home |
Ex-GST. Anything altering the stair structure needs the estate's approval as well as a structural engineer, and the approval takes longer than the work. Start it at design stage.
Worked example: 2,400 sq ft duplex, Hiranandani Gardens
| Package | ₹ lakh | Detail |
|---|---|---|
| Design, lighting consultant and drawings | 7.6 | Full set including the stair structural coordination |
| Civil, new staircase structure and MEP | 12.4 | Open-riser stair with a glass balustrade; 48 kW load |
| Joinery — veneer and solid timber throughout | 41.2 | Full-height everywhere; a fitted library on the upper level |
| Ceilings, cove and lighting installation | 15.6 | Double-height pendant with a maintainable winch access |
| Flooring — stone below, engineered timber above | 10.8 | Continuous stone across the lower level with no thresholds |
| Paint, lime plaster and specialist finishes | 6.2 | Lime finish to the double-height wall |
| Four bathrooms, complete | 9.4 | Rebuilt including membranes; one with a steam enclosure |
| Home theatre and wellness room fit-out | 3.2 | Acoustic treatment, seating, a small sauna in the wellness room |
| Project management, estate liaison and contingency | 1.6 | Includes the estate approval for the stair alteration |
| Total, ex-GST | 108.0 | ₹4,500 per sq ft on 2,400 sq ft carpet |
Add 18% GST. Excludes loose furniture and art. The estate approval for the staircase alteration took seven weeks and ran in parallel with the joinery drawings.

Everything that matters happens inside the front door
Living with lake-facing glass
The lake view is the reason people buy these flats and it brings two problems with it. Afternoon glare off the water is severe enough to make a west-facing living room unusable for two hours a day, and the solar gain through a large unshaded opening will defeat an undersized cooling system. The answers are unglamorous and effective: an applied solar film or, where the estate permits it, a replacement glazing unit with a lower solar heat gain coefficient; a layered window treatment with a sheer that cuts glare without killing the view; a cooling load calculated on the actual glazed area rather than on floor area; and, in the design, seating that is not placed square to the glass. None of that shows in a photograph and all of it decides whether the room is used.
Wellness is the other addition this market asks for consistently — a steam enclosure in the principal bathroom, a small sauna, a yoga or gym room with a proper floor and mirror wall. All three are straightforward in a duplex with a spare lower-level room, and all three need ventilation and drainage designed rather than adapted. A steam enclosure in particular needs a tanked enclosure, a sloped ceiling so condensate runs to the walls, and its own extract on a timer.

Frequently asked questions
Can I change anything on the outside of a Powai flat?+
No. The estate's visual consistency is enforced absolutely — no balcony glazing, no window profile change, no external colour, no additional outdoor units outside the designated position. That is why a luxury project here concentrates on the front door inward, and why the entrance hall gets more attention from us than it would in a building with its own presence.
Is altering the duplex staircase possible?+
Yes, with a structural engineer's certification and the estate's approval, which on our last project took seven weeks. It is the single most transformative change available in a Powai duplex and it is worth starting the approval at design stage rather than after the drawings are complete. Re-cladding the existing stair is the fallback and it costs a quarter as much.
What should I do about glare from the lake?+
Three things. Reduce the solar heat gain at the glass — an applied film, or a replacement unit where the estate allows it. Layer the window treatment so a sheer can cut glare without losing the view. And size the cooling on the actual glazed area rather than on floor area, because an undersized system in a lake-facing room simply runs continuously and never gets there.
Is a home theatre worth building in an apartment?+
In a Powai duplex, often yes, because the lower level frequently has an internal room with no external wall — the ideal place for it. Budget ₹8–₹18 lakh for acoustic treatment, seating, projection and control in a 150–220 sq ft room. In a single-level flat where the only candidate room has a window and a shared wall, the answer is usually a well-treated living room instead.
How does a luxury Powai flat compare with Bandra West on cost?+
₹3,600–₹6,000 per sq ft here against ₹4,200–₹7,500 in Bandra West. Powai is lower for two reasons: access is easy, so nothing has to be engineered for a staircase, and the base build is modern, so there is no rewire and no structural surprise. What Bandra West has that Powai does not is a building with character to work with.
