What 3 metres lets you do
| Ceiling | Drop | What it enables | ₹ per sq ft |
|---|---|---|---|
| Peripheral cove, 450 mm | 75 – 90 mm | Cove light, curtain pocket, one pipe run | ₹130 – 155 |
| Full plain ceiling | 110 – 130 mm | Complete service concealment, flat lighting plan | ₹150 – 175 |
| Stepped ceiling with two levels | 140 – 170 mm | Zoning a large living and dining room without walls | ₹170 – 195 |
| Coffered or shaped ceiling | 160 – 200 mm | A genuine architectural feature over a dining table | ₹185 – 215 |
| Ceiling with concealed ducted cooling | 220 – 280 mm in the pocket only | No wall-mounted indoor units anywhere in the flat | ₹165 – 190 plus the duct box |
Ex-GST per square foot of ceiling area, including GI framing, board, jointing, primer and access panels. Even the deepest option here leaves 2.72 m of clear height, which is more than most Andheri West flats start with.
Concealed ducted cooling, which is the real reason to build a ceiling here
The single most valuable thing a Powai ceiling does is get the air conditioning off the walls. A slim ducted indoor unit sits in a boxed pocket over a passage or a wardrobe, supplies two or three rooms through short duct runs, and leaves nothing visible but a linear grille. It needs five things designed at ceiling stage and none of them can be added later.
- A pocket deep enough for the unit plus the drain fall. Typically 220 to 280 mm, located where the drop does not matter — over a wardrobe, a passage or an entry.
- A continuous drain fall to an outlet. This is what fails most often in retrofitted installations. It is designed first and the ceiling is built around it.
- A return air path. Either a grille in the same ceiling or an undercut door. Without it the unit starves and the room never reaches temperature.
- Service access to the unit. A removable panel large enough to change a filter and reach the drain pan, positioned where a technician can actually stand.
- Supply grilles placed for the room, not for the duct. Linear slot diffusers set away from where people sit, so the room is cooled without anyone sitting in the draught.
Worked example: 900 sq ft of ceiling in a 1,020 sq ft flat
| Item | ₹ lakh | Detail |
|---|---|---|
| False ceiling — 900 sq ft at ₹175 | 1.58 | Stepped ceiling in the living and dining, plain in the bedrooms |
| Duct boxing for concealed cooling — 40 running feet | 0.34 | Two pockets over the passage and the principal wardrobe |
| Cove and lighting profiles — 130 running feet | 0.55 | Recessed linear profiles at both ceiling levels |
| Access panels — six | 0.09 | Two at the indoor units, four at valves and dampers |
| Light fittings — 46 points | 0.92 | Spots, two pendants, four linear runs, under-cove strips |
| Wiring, circuits and scene control | 0.48 | Five lighting circuits with four scenes |
| Ceiling painting | 0.29 | Two coats over primer across two levels |
| Total, ex-GST | 4.25 | 1,020 sq ft flat, 900 sq ft of ceiling |
Add 18% GST. Excludes the air-conditioning equipment itself. Clear height after the deepest step is 2.83 m; under the duct pockets, which are over a passage and a wardrobe, it is 2.72 m.

Designed ceilings, because the height is there to spend
Lakeside humidity and the frame
Towers facing the water run 8 to 14 percentage points higher on relative humidity through the monsoon than Chandivali flats two kilometres inland, and a ceiling is where that shows first. On lake-facing flats we use moisture-resistant board throughout rather than only in wet areas, specify a heavier galvanised coating on the GI framing, and keep a ventilation path in the ceiling void rather than sealing it completely. The additional cost is about ₹18 to ₹28 per square foot. The alternative, on flats we have been called in to repair, is rust staining bleeding through the paint at the screw heads within three monsoons — which cannot be painted over, only replaced.
The other thing worth doing with the extra height is lighting the ceiling itself. At 3 metres a cove that throws light up onto the slab works properly, whereas at 2.7 it produces a bright band and a dark middle. Indirect light off a ceiling plane is the most comfortable light in a room and Powai is one of the few places in Mumbai where the geometry allows it. The same logic applies to pendants over a dining table: at 3 metres you can hang one at a proper height without anybody walking into it.

Frequently asked questions
Is a designed ceiling worth it in a Powai flat?+
More so than anywhere else in this set, because the 3 metre slab means you can spend 160 to 200 millimetres on a coffered or stepped ceiling and still leave 2.8 metres of clear height. In an Andheri West flat the same ceiling would leave 2.5 metres and the room would feel compressed. If you want an architectural ceiling in Mumbai, Powai is where the building allows it.
How much does concealed ducted air conditioning add?+
The duct boxing itself is around ₹850 per running foot, so ₹30,000 to ₹45,000 in a typical flat, plus the equipment which is a separate purchase. What it buys is no wall-mounted indoor units anywhere, which in a well-designed room is worth considerably more than it costs. It must be designed at ceiling stage — the pocket, the drain fall, the return air path and the service access all have to be built in.
Do lake-facing flats need a different ceiling specification?+
Yes. Moisture-resistant board throughout rather than only in wet areas, a heavier galvanised coating on the GI framing, and a ventilation path left in the void. It adds ₹18 to ₹28 per square foot. Without it, rust staining bleeds through the paint at the screw heads within three monsoons and the only remedy is replacement.
Do you already know the beam positions in my tower?+
For several standard Hiranandani Gardens and Lake Homes plans, yes, because the layouts repeat and we hold measured drawings. Send the tower and flat type and we will tell you within a day. It means the ceiling design can be discussed properly at the first meeting rather than after a survey.
What does the estate require for ceiling work?+
The same as for any fit-out: a registered contractor, gate passes, the fit-out deposit, common-area protection and work within the 9:30am to 6pm window with no Sunday working. Ceiling work is dusty and noisy at the framing stage, so we schedule the drilling into the permitted band and bag debris daily, which is what keeps the deposit intact.
