The estate register, and what it means commercially
Every contractor working inside the township is registered with the estate office, and labour enters on gate passes issued against that registration. A client who appoints a carpenter, an electrician, a painter and a stone supplier separately is asking four firms to each complete that registration, each hold a deposit and each coordinate their own access — and is then the only person who can resolve a clash between them. It can be done. It is a genuine part-time job for the duration of the project. The contract values quoted here come from Powai fit-outs we have delivered and billed, held at October 2026.

Working to a relocation date
Corporate relocations arrive with a date that is not ours to move — a school term, a visa, a lease expiring somewhere else. We programme these backwards from occupancy with two weeks of float, and we tell the client in week one which decisions have to be closed by when in order to hold it.
- Week 0 · Registration and verification surveyEstate registration and passes filed on day one. The flat is verified against the held drawing while that runs.
- Weeks 1–2 · Design freeze and material closureAll selections closed — laminate, stone, tile, hardware, fittings. This is the decision gate that protects the date.
- Weeks 3–4 · Civil, plumbing and first fixNoisy scope completed in one block, within the estate's permitted band.
- Weeks 5–9 · Joinery and ceilingFabrication began in week two off the held drawing, so installation starts earlier than a measured-on-site project allows.
- Weeks 10–12 · Finishes, deep clean, snag and handoverHandover pack includes the estate's final inspection sign-off and the deposit release.
What we hold and what you hold
The division is simple and it is written into the contract. We hold the estate registration, the gate passes, the crew list, the protection, the debris schedule, the trade sequence, the material procurement and the snag list. You hold the selections, the access and the payments. The estate's refundable deposit is normally lodged in the flat owner's name and we manage the compliance that gets it returned — which on our Powai projects it has been, in full, every time, because protection and debris are the only two things it is ever docked for.
What the estate deposit is actually held against
Owners ask what could go wrong with the deposit, and the honest answer is that it is docked for two things and almost never for anything else. The first is damage to a common area — a scuffed lift car, a chipped corridor skirting, a marked lobby floor — which is why protection goes in before the first delivery and is photographed on the day. The second is debris, either left in a common area or removed outside the permitted window, which is why bagging and same-day removal are scheduled rather than left to whoever finishes last. Both are cheap to do properly and expensive to argue about afterwards, and both sit squarely inside a turnkey contract's scope rather than in a grey area between four trades.
Powai also rewards an early start on the paperwork. Registration, passes and the deposit take five to seven working days and nothing can begin without them, so we file on the day the contract is signed rather than on the day we intend to mobilise.

Frequently asked questions
Can I appoint separate trades inside Hiranandani Gardens?+
You can, but each has to be registered with the estate office, each needs gate passes for its crew, and potentially each lodges a deposit. Coordinating four registrations, four crews and one shared lift is a part-time job for the duration, and when two trades clash there is nobody but you to resolve it. Most owners who try it once do not try it twice.
Will the estate deposit be returned?+
In our experience yes, in full, provided two things are right: common-area protection is installed before the first delivery and photographed, and debris is bagged and removed daily to the designated point. Those are the only two items we have seen a Powai deposit docked for. Both sit in our scope.
How firm is a relocation completion date?+
Firm, with two weeks of float built in, provided the material selections are closed by the end of week two. That decision gate is the single biggest risk to the date — a laminate changed in week six after fabrication has started costs a fortnight, not a day. We state the gate in the contract and remind you of it in writing as it approaches.
Do you provide documentation for a corporate finance team?+
Yes. Milestone photography with dates, a GST-compliant invoice against each release, the signed BOQ as the scope record, and a handover pack with warranties, as-built notes and the estate's final inspection sign-off. Employers funding a relocation fit-out generally need all of that and asking for it late is awkward, so we produce it as standard.
What if I want to change the layout, not just the finishes?+
Layout changes inside the flat need the estate's approval as well as ours, because the estate takes an interest in anything affecting services or the external envelope. Non-structural internal partitions are usually straightforward; anything touching a wet area, a shaft or the facade is not. We raise it at survey, because the approval timeline can be longer than the construction it enables.
