Powai housing: three distinct markets in one township
Hiranandani Gardens
The neo-classical estate. Standardised plans, immaculate common areas, a written fit-out manual and an estate office that enforces it. Carpet areas are generous and the layouts are efficient.
Lake-facing towers
Buildings on the eastern and southern shore with direct water aspect. Higher humidity load, better light, and balconies that residents want glazed — which the estate usually will not allow.
Chandivali and Nahar
The mid-market edge. Larger floor plates, looser rules, mixed-quality base build, and the best rupee-per-square-foot in the area.
Corporate-leased apartments
Powai's business park and IIT Bombay generate a steady rental market. These flats are fitted out for a lease term, to a specification that survives tenants and reads well in photographs.
The layout repetition dividend
Because Powai towers repeat, we hold measured shop drawings for a number of standard plans. Where your flat matches one, three things change: the survey shortens to a verification visit, the joinery goes straight to fabrication without a site-measure delay, and the wastage allowance drops because the cutting list is proven. The rates on this page are taken from Powai flats we have finished and invoiced, held at October 2026.
| Item | One-off flat elsewhere | Repeat plan in Powai | Difference |
|---|---|---|---|
| Survey to shop drawing | 10 – 14 days | 4 – 6 days | About a week saved |
| Board wastage allowance | 7 – 9% | 4 – 5% | Roughly 3% of carpentry cost |
| Site re-cutting after delivery | Common | Rare | Fewer joints, cleaner edges |
| Carpentry rate effect | Baseline | 6 – 8% lower | On a ₹10 L carpentry scope, ₹60,000 – 80,000 |
Applies only where the flat has not been altered by a previous owner. We verify against the original plan at survey; an altered flat is priced as a one-off.
Worked example: 1,020 sq ft flat, Hiranandani Gardens
| Scope | ₹ lakh | Detail |
|---|---|---|
| Estate registration, deposit handling and site protection | 0.7 | Common-area protection is mandatory and inspected |
| Electrical, points and light circuits | 2.6 | No rewire; 2003 base build is copper and sound |
| Joinery — wardrobes, TV wall, crockery, study | 12.0 | Pre-engineered from the held drawing for this plan |
| Ceiling and lighting | 2.9 | Designed ceiling; 3.0 m slab allows a full scheme |
| Flooring, three rooms | 2.4 | Engineered timber in bedrooms, existing marble retained outside |
| Painting and texture | 1.8 | Includes a lime-wash feature wall in the living room |
| Bathrooms, two upgraded | 2.8 | Fittings and glass; slabs and waterproofing intact |
| Management and contingency | 1.5 | Includes estate liaison through the fit-out period |
| Total, ex-GST | 26.7 | ₹2,620 per sq ft on 1,020 sq ft carpet |
Add 18% GST. Estate deposit is refundable and held separately — it is not part of this figure.

Estate-compliant fit-out, delivered inside the manual
Working inside the Hiranandani estate manual
- Contractor registration comes first. The estate office keeps a register. Labour without a registered contractor and a valid gate pass does not enter, and turning up on day one with an unregistered crew costs a week.
- Working hours are 9:30am to 6pm, no Sundays, no public holidays. Tighter than the city norm of 10 to 6 at the start and unbending at the end. Noisy work — chasing, breaking, core cutting — is further restricted to a mid-morning to mid-afternoon band in most towers.
- Nothing external changes. No balcony glazing, no window profile change, no split-AC outdoor unit anywhere other than the designated ledge, no external paint. The estate's visual consistency is the product it sells and it is policed.
- Debris travels a designated route. Bagged, through the service lift, to a marked collection point, on a schedule. Debris on a landing draws a fine against the deposit the same day.
- Lake-side humidity is measurable. Flats facing the water read 8–14 percentage points higher on relative humidity through the monsoon than Chandivali flats two kilometres inland. We use BWP throughout on those towers and leave a 25 mm ventilated cavity behind wall-hung joinery on external walls.
Lease-ready fit-outs for the corporate market
A large share of Powai's flats are let to people posted here by companies in the business park. That market wants a different product: durable, neutral, fast and photographable. We run these as a fixed six-to-eight week package at ₹2,070–₹2,430 per sq ft, with laminate rather than veneer, a standard lighting scheme, and every finish chosen because it survives three tenancies rather than because it is interesting. It is not the same brief as a family home and we do not price it as one.
What that package does not include is a change to the layout. Corporate tenants arrive and leave; walls stay. The moment a landlord wants a bedroom subdivided or a kitchen opened up, the flat leaves the package and becomes an ordinary design project at ordinary Powai rates, with the estate approval that a layout change requires. We say which of the two a brief is at the first visit, because the difference is six weeks.
The suburb page — interior designers in Powai — covers the area as a whole, including the business park. For our residential process, contract structure and warranty, see residential interior designers in Mumbai.

Frequently asked questions
Do you already have drawings for my Powai tower?+
For several of the standard Hiranandani Gardens plans and two of the Lake Homes typologies, yes. Send the tower name, floor and flat number and we will tell you within a day. If the flat has been altered by a previous owner the held drawing is useless and we survey from scratch.
What does the Hiranandani estate office require before work begins?+
A registered contractor, a refundable fit-out deposit, a crew list with photographs and gate passes, a copy of the internal-works-only undertaking, and agreement to the 9:30am–6pm window with no Sunday working. Common-area protection — lift blankets, floor covering along the route — is inspected before the first material comes in.
Can I glaze my balcony in Hiranandani Gardens?+
No. The estate does not permit any change to the external envelope, including balcony glazing, grille changes and window profiles. What we can do is treat the balcony as an outdoor room — weather-resistant flooring, a louvred utility unit, outdoor-grade seating — which achieves most of the usable-area gain without touching the elevation.
Is lake-facing humidity actually a design problem?+
It is a specification problem rather than a design one. Through June to September the lake-facing towers sit 8–14 points higher on relative humidity than inland Powai. The answers are BWP carcass throughout rather than only in wet areas, a 25 mm ventilated cavity behind anything wall-hung on an external wall, and anti-fungal paint on the north and east faces.
How fast can you turn around a rental flat in Powai?+
Six to eight weeks for a two- or three-bedroom lease-ready package, assuming the estate registration is done in week one. That programme depends on using a proven layout and a fixed finish set — every client-side change to the material schedule adds roughly four days.
