Mumbai rates by renovation depth
| Depth | ₹ / sq ft (carpet) | Scope | Mumbai duration |

| Partial renovation | ₹1,690 – 2,750 | Kitchen, bathrooms and wardrobes on the existing layout, ceiling and paint | 8 – 12 wks |
| Full renovation | ₹2,910 – 4,360 | Adds flooring, rewiring, full ceiling and all joinery | 14 – 20 wks |
| Gut renovation | ₹4,660 – 7,000 | Layout change, new plumbing throughout, premium finishes, automation | 20 – 30 wks |
Ex-GST, on carpet area. Durations reflect 10am–6pm society working hours with no Sunday work. Each band is read off Mumbai flats we have renovated and handed over, at October 2026 money; the cosmetic row barely moves between years because a repaint carries none of the joinery that sets the deeper rates.

Why Mumbai renovations cost more
| Factor | Delta | What is actually happening |
|---|---|---|
| Labour across all trades | +9 – 13% | Carpenter ₹1,100–1,500, mason ₹1,000–1,400, polisher ₹1,200–1,600 a day, against ₹750–1,100 nationally |
| Society hours 10am–6pm, no Sundays or festivals | +7 – 11% | About a quarter of the productive week removed at unchanged overhead; a 13-week job becomes 17 |
| Service lift, staging and vertical logistics | +4 – 7% | Booked one-hour slots, ₹500–₹2,000 a day lift charges, four-person carries for stone and boards |
| Humidity-grade materials throughout | +5 – 9% | BWP and WPC carcass, moisture-resistant ceiling board, SS hardware near the coast |
| Monsoon programme float | +3 – 6% | Paint, polish, grout and waterproofing all cure slowly at 75–85% humidity from June to September |
| Debris disposal under BMC rules | +1 – 3% | Bagged, carried down, transported to an approved site; ₹20,000–₹60,000 on a full 2BHK renovation |

Society charges nobody puts in the quote
| Item | Typical Mumbai figure | Note |
|---|---|---|
| Refundable renovation deposit | ₹25,000 – ₹2,00,000 | Returned after a clean handover and an inspection of the flats below and beside |
| Non-refundable NOC or administrative fee | ₹2,000 – ₹15,000 | Charged by many societies per application |
| Service-lift charge | ₹500 – ₹2,000 per day | Over a 16-week programme this alone is ₹40,000–₹1,60,000 on tower addresses |
| Additional housekeeping and security | ₹3,000 – ₹12,000 per month | For common-area cleaning and a register of workers |
| Debris disposal | ₹20,000 – ₹60,000 | Bagged and taken to a BMC-approved site; dumping in the compound draws a penalty |
| Structural consultant's certificate | ₹8,000 – ₹35,000 | Required by most societies before any opening or slab alteration |
| Typical total on a 2BHK | ₹40,000 – ₹2,50,000 | Budget this separately from the contractor's quote |
Suburb-to-suburb variation
| Area | Full renovation ₹/sq ft | Local reality |
|---|---|---|
| Colaba / Marine Lines / Malabar Hill | ₹4,000 – 5,030 | Pre-war buildings, stair-carried material, heritage and MHADA constraints, high deposits |
| Bandra West / Khar / Juhu | ₹3,770 – 4,740 | Salt air, low-rise stock without service lifts, very active managing committees |
| Dadar / Prabhadevi / Worli | ₹3,630 – 4,510 | Dense buildings, restricted delivery windows, old GI plumbing throughout |
| Andheri West / Goregaon / Malad | ₹3,180 – 4,000 | The Mumbai baseline; predictable logistics and standard society rules |
| Powai / Chembur / Ghatkopar | ₹3,110 – 3,920 | Organised towers, level slabs, clean loading bays, strict but clear procedures |
| Thane / Mulund / Navi Mumbai | ₹2,740 – 3,480 | 20–28% below the island city; larger flats and easier access |
| Mira Road / Vasai / Virar / Panvel | ₹2,520 – 3,180 | Lowest rates in the metropolitan region for identical scope |
Plan a Mumbai renovation backwards from the monsoon. Wet work before June, joinery and painting after September, and you save three weeks you would otherwise spend waiting for a wall to dry.

- Appliances — kitchen and laundry, ₹1.2–₹5 lakh.
- Loose furniture and soft goods — ₹4–₹18 lakh depending on home size.
- Air conditioning — units, ducting, drains and outdoor-unit placement approval from the society: ₹2.5–₹10 lakh.
- Structural consultant's certificate where any opening or slab change is proposed.
- Alternative accommodation — if you move out for 14–20 weeks, Mumbai rent is the largest single hidden cost of the project.

Frequently asked questions
How much does home renovation cost in Mumbai?+
₹480–₹810 per sq ft of carpet area for a cosmetic refresh, ₹1,690–₹2,750 partial, ₹2,910–₹4,360 full and ₹4,660–₹7,000 gut, excluding 18% GST. A 650 sq ft Mumbai 2BHK is ₹11.0–17.9 lakh partial and ₹18.9–28.3 lakh full.
What society charges should I budget for on top of the quote?+
₹40,000 to ₹2.5 lakh on a 2BHK: a refundable deposit of ₹25,000–₹2,00,000, an NOC fee of ₹2,000–₹15,000, service-lift charges of ₹500–₹2,000 a day, additional housekeeping of ₹3,000–₹12,000 a month, debris disposal of ₹20,000–₹60,000, and a structural consultant's certificate at ₹8,000–₹35,000 where needed.
How long does a full renovation take in Mumbai?+
Fourteen to twenty weeks for a 650–950 sq ft flat, against twelve to eighteen nationally, because societies typically allow work only from 10am to 6pm with no Sunday or festival working. A gut renovation runs twenty to thirty weeks.
Should I renovate during the Mumbai monsoon?+
Avoid wet work between June and September if you can. Paint, polish, grout and waterproofing all cure slowly at 75–85% humidity, and a programme running through those months needs two to three weeks of float. The sensible sequence is civil and wet work before June, joinery and finishing after September.
Which Mumbai areas are cheapest to renovate in?+
Mira Road, Vasai, Virar and Panvel at ₹2,520–₹3,180 per sq ft for a full renovation, then Thane, Mulund and Navi Mumbai at ₹2,740–₹3,480 — 20–28% below the island city. South Mumbai is dearest at ₹4,000–₹5,030 because of building age, access and deposit levels.
Can I change the layout of a Mumbai flat?+
Non-structural partitions usually yes, with society intimation. Anything touching an RCC column, beam or slab needs a structural consultant's certificate and written society approval, and in many buildings it will simply be refused. Budget ₹8,000–₹35,000 for the certificate and allow two to three weeks for approval before the programme starts.
