Where premium money works here, and where it stops working
Andheri West buildings are well built and unremarkable. A high-specification interior inside one can be genuinely excellent, and there are three or four things that deliver almost all of the effect. Beyond those, the returns fall away quickly. Every figure that follows comes from high-specification Andheri West flats we have built and billed, held at October 2026.
| Investment | Cost on a 1,250 sq ft flat | Effect | Our view |
|---|---|---|---|
| Layered lighting with concealed sources and control | ₹6.7 – 9.7 lakh | Transforms a 2.7 m room more than any other single item | Do this first |
| Acoustic upgrade — door sets, party-wall lining, glazing | ₹3.7 – 6.1 lakh | Removes the one thing that reads as mid-market | Do this second |
| One bespoke element — a bar, a media wall, a headboard run | ₹4.9 – 8.5 lakh | Gives the flat a centre | Do this third |
| Veneer and solid timber joinery throughout | ₹22 – 32 lakh | Substantial; visible everywhere | Worth it if you are staying |
| Imported stone throughout | ₹11 – 18 lakh over local stone | Marginal in a 2.7 m room | Rarely worth it here |
| Full home automation with a rack | ₹7 – 13 lakh | Low, in a flat of this size | We would spend it on lighting instead |
Costs ex-GST for a 1,250 sq ft carpet flat. The ordering is ours and we will argue for it; clients who follow it are consistently happier with the result than clients who spread the same budget evenly.
Designing for a 2.7 metre slab
- Do not build a box ceiling. A 100 mm drop across the room costs you the proportion that makes the space feel generous. A 60 mm peripheral cove with a recessed linear profile carries the light and the AC pipe and reads taller.
- Take joinery to the slab. Full-height doors and wardrobe fronts with no cornice draw the eye up. A 2,100 mm wardrobe with a separate loft above reads as two short things; a 2,650 mm run reads as one tall one.
- Light vertical surfaces, not the floor. Wall-washing in a low room adds perceived height; downlights in a grid flatten it.
- Keep the AC indoor units out of the sightline. A slim ducted unit in a 250 mm ceiling pocket over a wardrobe, not a wall-mounted unit at 2.4 m in the middle of the room.
- Use one continuous floor. Changing material at every threshold cuts a small flat into smaller pieces. One floor, one tone, thresholds only where function demands them.
Worked example: 1,250 sq ft premium flat, Lokhandwala
| Package | ₹ lakh | Detail |
|---|---|---|
| Design, drawings and lighting scheme | 3.8 | Full drawing set including a lighting layout with circuit schedule |
| Civil and electrical rework | 6.6 | 62 points, six new circuits, slim ducted AC provision |
| Joinery — veneer in the principal rooms, laminate in service areas | 25.1 | Full-height throughout, no cornices |
| Ceiling and lighting installation | 8.3 | Peripheral cove with linear profiles; wall-washing throughout |
| Flooring — one material, whole flat | 5.1 | Large-format porcelain with a 2 mm joint |
| Paint, texture and one fabric-panelled wall | 3.5 | Principal bedroom headboard wall |
| Two bathrooms, complete | 5.0 | Rebuilt including membranes; local stone vanities |
| Acoustic upgrade and lighting control | 1.4 | Solid-core door sets, party-wall lining to the bedroom |
| Project management and contingency | 0.6 | Society liaison and snag closure |
| Total, ex-GST | 59.4 | ₹4,750 per sq ft on 1,250 sq ft carpet |
Add 18% GST. Note what is not here: imported stone, a home automation rack and a full box ceiling. All three were discussed and all three were the wrong spend in this building.

Premium specification, honestly scoped to the building
Media rooms, which this suburb genuinely wants
A real share of our premium work in Yari Road and Lokhandwala includes a media, edit or music room inside the flat, because of who lives here. That is a specialised piece of construction and it is worth naming the costs. A properly isolated room inside a flat — resilient wall lining, isolated ceiling, floating floor, a sealed acoustic door set and silenced ventilation — runs ₹1,800 to ₹3,200 per sq ft of treated area on top of the general fit-out rate, and achieves roughly Rw 50 to 56 against the rest of the flat. What it cannot do is protect you from the society: impact noise into the flat below is a structural path, and a floating floor mitigates it rather than removing it. We are explicit about that before anyone signs.
One more thing worth saying about this market. Andheri West buildings vary enormously in how well they are maintained, and a superb interior behind a neglected lobby is a slightly sad thing. Where a client is spending at the top of this band we sometimes suggest a conversation with the society first — a lobby refresh shared across forty flats costs each owner very little and lifts every flat in the building.

Frequently asked questions
Is there a point at which spending more in Andheri West is wasted?+
In our view around ₹6,330 per sq ft carpet. Beyond that the interior is better than the lobby, the amenity, the lift and the neighbours, and none of the extra is recovered on resale or on rent. It can still be the right decision if you intend to live there for a decade — but it should be a decision made with the number in front of you.
What single change does most for a 2.7 metre flat?+
Lighting, by a distance. A layered scheme with concealed sources, wall-washing on vertical surfaces and no grid of downlights costs ₹6.7–₹9.7 lakh on a 1,250 sq ft flat and changes how tall the room feels more than any other item. Second is acoustic upgrade — solid-core doors, a party-wall lining and better glazing — because noise is what most reads as mid-market.
Can you build a soundproof media room in a flat here?+
We can build a genuinely isolated room — resilient wall lining, isolated ceiling, floating floor, sealed door set, silenced ventilation — at ₹1,800–₹3,200 per sq ft of treated area, achieving roughly Rw 50–56 against the rest of the flat. What no construction can fully remove is impact noise into the flat below, because that travels structurally. Anyone promising otherwise in an existing building is overselling.
Should I import stone for an Andheri West flat?+
Usually not. In a 2.7 metre room with ordinary daylight, the difference between a good Indian marble or engineered quartz and an imported slab is far less visible than in a double-height space with north light. The ₹11–₹18 lakh premium buys more effect if it goes into lighting and joinery instead.
How long does a premium Andheri West flat take?+
Fourteen to eighteen weeks for 1,200–1,500 sq ft. The long poles are veneer joinery fabrication and, where there is one, the media room, which has to be built before anything else in that room and cannot be rushed. Society hours of 10 to 6 apply here as everywhere and the programme assumes them.
