Minimum-drop design
Everything below is measured from the soffit. In a 2.7 metre room, 120 millimetres is four and a half per cent of the height and it is visible. These are the drops we actually work to and what each one buys.
| Approach | Drop | Carries | Rate ₹/sq ft |
|---|---|---|---|
| Recessed profile channel only, no ceiling | 12 – 18 mm | A linear light line, nothing else | ₹95 – 130 per running foot |
| Peripheral cove, 300 mm wide | 60 – 75 mm | Cove lighting, one AC pipe run, curtain pocket | ₹115 – 145 |
| Peripheral cove, 450 mm wide with a lighting profile | 75 – 90 mm | Above, plus recessed spots at the perimeter | ₹135 – 165 |
| Partial ceiling over one zone | 100 – 120 mm | AC indoor unit, ducting, full lighting layout | ₹150 – 180 |
| Full plain ceiling | 110 – 130 mm | Everything, and 4.5% of your room height | ₹160 – 195 |
Drops measured from the soffit on a level post-2000 slab. Add 20–30 mm on older MHADA-era stock where the slab is less true. Rates ex-GST, including framing, board, jointing and primer.
Worked example: 610 sq ft of ceiling in a 920 sq ft 3BHK
| Item | ₹ lakh | Detail |
|---|---|---|
| False ceiling — 610 sq ft at ₹145 | 0.88 | 450 mm cove in all three bedrooms, partial ceiling over the living AC zone |
| Recessed lighting profiles — 110 running feet at ₹380 | 0.42 | Continuous linear light on the cove in every room |
| Light fittings — 28 points | 0.44 | Wall-wash spots at the perimeter, two pendants |
| Wiring, circuits and switching | 0.31 | Three lighting circuits, two-way switching at the bedroom doors |
| Ceiling painting | 0.20 | Two coats over primer |
| Total, ex-GST | 2.25 | 610 sq ft of ceiling in a 920 sq ft flat |
Add 18% GST. Maximum drop anywhere in this flat was 115 mm, over the living-room air-conditioning zone. Every other room lost 75 mm at the perimeter only.

The best ceiling in a low room is the one you do not see
Lighting a low room
- Wash the walls, do not grid the floor. A regular array of downlights lights the floor and flattens the room. Perimeter wall-washing lights the vertical surfaces, which is what the eye reads as height. It also needs fewer fittings, so it is cheaper to install and to run.
- Use a continuous line, not a row of points. A recessed linear profile in the cove reads as architecture; six spots in a line read as a ceiling with holes in it. The profile costs ₹380 per running foot installed and it is the single best-value item on this list.
- Keep the light source out of sight. A visible LED strip in an open cove produces a bright line and a glare source. A profile with a diffuser costs a little more and produces light instead of a fitting.
- Put the AC indoor unit inside the ceiling, not on the wall. A slim ducted unit in a 250 mm pocket over the wardrobe removes the single most intrusive object in a small bedroom. It needs planning at ceiling stage; retrofitting it is not possible.
- Two circuits minimum per room. Perimeter and task, separately switched. In a small room the ability to light half of it is worth more than the ability to light all of it brightly.
Why the rate is lower here
Andheri West ceilings are cheaper than Bandra West ceilings at the same specification and it is entirely about the building. A post-2000 slab is level within 10 to 15 millimetres, so the GI frame goes up quickly with standard hangers and no packing. There is nothing abandoned above the ceiling to survey or remove. The flat above has sound waterproofing, so fewer access panels are needed. And a working lift means board arrives in full sheets rather than being cut on the landing, which reduces both waste and joints. Those four things are worth ₹40 to ₹65 per square foot between the two suburbs.
One further local note. Several of the older DN Nagar and MHADA blocks have slabs that are both lower and less true than the post-2000 towers — 2.6 metres in places, out by 25 to 35 millimetres across a room. In that stock we would usually do a cove and nothing else, and put the money saved into the lighting instead. A full ceiling in a 2.6 metre room is a decision people regret quietly for years.
For the suburb see interior designers in Andheri West; ceilings normally sit inside a wider package — see flat interior designers in Andheri West. Specification and national rates are on false ceiling designers in Mumbai.

Frequently asked questions
Should I have a false ceiling at all in a 2.7 metre flat?+
A peripheral cove, yes — 60 to 75 millimetres, and it carries the lighting, an air-conditioning pipe run and a curtain pocket. A full box ceiling, usually not: it takes 110 to 130 millimetres, which is nearly five per cent of the room height, and in exchange it hides services you could route another way. We only build full ceilings here where there is a specific duct that has nowhere else to go.
What does a false ceiling cost for a 2BHK in Andheri West?+
Around ₹1.4 to ₹1.9 lakh ex-GST for roughly 420 sq ft of ceiling with cove profiles, fittings and wiring. Our 920 sq ft 3BHK example was ₹2.25 lakh complete. The ceiling itself is less than half of that — lighting fittings and wiring are the larger half, and they are where the visible difference comes from.
Why do you recommend wall-washing instead of downlights?+
Because in a low room downlights light the floor and make the ceiling read as a lid. Washing the walls lights the vertical surfaces, which is what the eye interprets as height, and it needs fewer fittings, so it is cheaper to install and to run. In a 2.7 metre bedroom the difference between the two approaches is more noticeable than any change of ceiling design.
Can I hide the air conditioner in the ceiling?+
Yes, with a slim ducted indoor unit in a 250 mm pocket, usually over the wardrobe where the drop is invisible. It removes the most intrusive object in a small bedroom. It has to be planned at ceiling stage, because the pocket, the drain fall, the return air path and the service access all have to be built in. It cannot be retrofitted into a finished ceiling.
How long does the ceiling take in a whole flat?+
Eight to twelve days for a 2BHK or 3BHK, including framing, boarding, jointing, sanding and priming. It follows electrical first fix and precedes joinery. The jointing compound needs its drying time between coats, and in the monsoon that stretches by a couple of days — which is worth allowing rather than forcing, because rushed joints show up as hairline cracks within a year.
