Ex-GST. Nothing here is a market estimate — the rates are what Andheri West flats have cost us to build and bill, priced at October 2026. Each cell is the rate multiplied by the carpet band in the same row. Jodi flats carry a separate civil allowance for the connecting wall and the floor level difference between the two units.

Fast, predictable packages in consistent buildings
Living in the flat while it is renovated
A good share of Andheri West owners cannot move out for ten weeks, and we run these as staged live-in projects. It is slower and it is entirely workable if the sequence is agreed in advance and held to.
| Stage | Duration | You live in | What happens |
|---|---|---|---|
| 1 · Bedroom one and the passage | 2.5 weeks | Bedroom two, bedroom three, living | Strip, first fix, joinery, paint, complete and handed back |
| 2 · Bedroom two and bathroom | 2.5 weeks | Bedroom one, bedroom three, living | As above; one bathroom always remains usable |
| 3 · Kitchen | 2 weeks | The whole flat except the kitchen | A temporary cooking point is set up in the utility or balcony |
| 4 · Living, dining and bedroom three | 3 weeks | Bedrooms one and two | The largest stage; furniture stored in the completed rooms |
| 5 · Snagging and deep clean | 0.5 weeks | Everywhere | Whole-flat clean and final handover |
Total 10.5 weeks against nine for a vacant flat, plus roughly 6% for dust screening, daily cleaning and the double handling of your belongings. Every stage ends with the room genuinely finished, not nearly finished.
What makes the programme fast here
- The buildings are consistent. Post-2000 towers in Lokhandwala, Oshiwara and JP Road have square walls, regular ceilings and modern services. Joinery goes in without a day of scribing per room.
- Material is ten minutes away. The Oshiwara market means a sample reaches you the same day and a replacement board reaches site the same morning. That is worth several days across a project.
- Rewiring is rarely needed. Copper circuits in sound condition on anything built this century. We still test, and when a flat does need work it is usually a single circuit, not the whole flat.
- Access is good. A working lift, a defined loading point and societies that have seen fifty renovations. The three-week NOC delay common in older suburbs is unusual here.
- Layouts repeat within a building. Where we have worked in your tower before, the survey shortens and the shop drawing is a verification rather than a first draft.
What we would add to the package and what we would leave out
Two additions repay themselves in an Andheri West flat and two do not. Worth adding: a loft over every wardrobe run, which is the cheapest storage in the flat at about ₹12,500 for 118 usable litres, and a balcony utility with louvred shutters, which takes the washing machine and the bulk stock out of the living space for ₹35,000 to ₹60,000. Worth leaving out: a full box false ceiling, which takes 100 mm from a 2.7 metre slab and makes every room feel shorter, and home automation, which in a flat this size costs more than it changes and generates service calls for years.
The other decision worth making early is whether to keep the existing flooring. In a post-2000 Andheri West flat the living-room vitrified tile is usually sound and replacing it is ₹1.5 to ₹3 lakh that would buy considerably more storage.

Frequently asked questions
Can I stay in the flat during the work?+
Yes, as a staged live-in renovation in a fixed room sequence. It takes about a week and a half longer than a vacant flat and costs roughly 6% more for dust screening, daily cleaning and moving your belongings between completed rooms. One bathroom always stays usable and the kitchen stage includes a temporary cooking point. The condition is that the sequence is agreed in advance and not changed mid-project.
Why is Andheri West cheaper than Bandra West for the same 2BHK?+
About ₹610 per sq ft of the difference is the building. Post-2000 stock here needs no rewire, has square walls that do not need scribing, and has a working lift so joinery is not stair-carried. The rest is market. The work itself, at the same material set, is identical.
What is the cheapest sensible package for a 1BHK?+
Around ₹6.5–₹8.4 lakh ex-GST for a 370–480 sq ft flat at the essential material set — BWP carcass, matte laminate, Ebco hardware, a compact kitchen with a ducted chimney, a peripheral cove, painting and a bathroom refit. Below that something real is being removed, and it is usually the carcass grade or the kitchen.
Do you work in older DN Nagar and MHADA buildings too?+
Yes, and the package applies, with two additions. We test the circuits, because aluminium conductors appear in that stock and a rewire adds ₹180–₹300 per sq ft. And we confirm which walls are load-bearing before any opening is planned, because in four-storey MHADA construction more of them are than people expect.
How firm is the nine-week programme?+
Firm, with the two usual conditions: the society NOC is in place before we mobilise and the material set is frozen at the end of week two. In Andheri West the NOC is rarely the problem — the societies here process renovations constantly. Changing a laminate in week five is what moves a date, and we will tell you by how much before you decide.
