Where the flats are, and what each pocket is like
Lokhandwala Complex
1990s and early-2000s towers, 11 to 22 floors, tight plans and long balconies. One goods lift in the newer blocks, none in the oldest. Committees here have seen a hundred renovations and have written rules.
Four Bungalows and Seven Bungalows
Low-rise co-operative stock on wide, quiet roads. Larger rooms than Lokhandwala, older services, and the easiest truck access in the suburb.
Versova and Yari Road
Sea-adjacent low-rise, heavily let to people in television and film. Short possession cycles, mild salt exposure, and a strong market for lease-ready fit-outs.
DN Nagar, JP Road and Oshiwara towers
MHADA-era colonies alongside new redevelopment towers. The smallest carpet areas in the suburb and the highest storage pressure.
What we charge in Andheri West, and what moves the number
| Flat | Typical carpet | Essential ₹1,890/sq ft | Mid ₹2,370/sq ft | High ₹3,160/sq ft |
|---|---|---|---|---|
| 1BHK | 370 – 480 sq ft | ₹7.0 – 9.1 L | ₹8.8 – 11.4 L | ₹11.7 – 15.2 L |
| 2BHK | 560 – 720 sq ft | ₹10.6 – 13.6 L | ₹13.3 – 17.1 L | ₹17.7 – 22.8 L |
| 3BHK | 820 – 1,050 sq ft | ₹15.5 – 19.8 L | ₹19.4 – 24.9 L | ₹25.9 – 33.2 L |
| Jodi / combined flat | 1,150 – 1,450 sq ft | ₹21.7 – 27.4 L | ₹27.3 – 34.4 L | ₹36.3 – 45.8 L |
Excluding 18% GST. Each cell is the rate multiplied by the carpet band in the same row. Jodi flats carry a separate civil allowance for the connecting wall and floor levelling. The three rates are our own, taken from Andheri West flats we have completed and billed, held at October 2026.
Worked example: 640 sq ft two-bedroom, Lokhandwala Complex
Eleventh floor, one 6-passenger lift, family of four, no scope to move a wall because the flat sits on a shear-wall plan. Everything had to come from volume.
| Scope | ₹ lakh | What it bought |
|---|---|---|
| Electrical rework and points | 1.7 | 42 points, three new circuits, no rewire needed on 2004 stock |
| Joinery — 218 sq ft of shutter area | 7.4 | Two full-height wardrobes with lofts, bed bases, entry unit, study nook |
| Ceiling and lighting | 1.4 | Peripheral cove only; 2.7 m slab does not allow more |
| Flooring, both bedrooms | 1.1 | Existing living-room vitrified retained |
| Painting | 1.0 | Whole flat, two coats over primer |
| One bathroom rebuilt | 1.6 | Waterproofing, tiling, fittings |
| Management and contingency | 1.0 | 5% of works plus the site supervisor |
| Total, ex-GST | 15.2 | ₹2,370 per sq ft on 640 sq ft carpet |
Add 18% GST. The storage audit found 11.4 cubic metres of belongings; the design delivered 12.1.

Volume first, finish second — storage-led design
Constraints that are specific to this suburb
- The lift car sets the wardrobe module. Most Lokhandwala and DN Nagar buildings run a single 6-passenger lift with roughly a 1,900 mm car depth and a 700 mm door. Knocked-down panels of 1,800 mm go in diagonally; a 2,100 mm shutter does not. We measure the car on the first visit and the shop drawing follows it.
- Lanes off Veera Desai Road and Yari Road are one-truck-wide. Deliveries are tempo-sized and scheduled before 10am, because after that the lane belongs to school traffic and the sabzi market.
- Carpet areas are genuinely small. A 2BHK sold as 950 sq ft here is often 620 sq ft carpet. We quote on carpet and print the difference in the BOQ so there is no argument at the end.
- Slab heights are low. 2.65–2.75 m is typical in 1990s Lokhandwala stock. A full box ceiling takes 100 mm you cannot afford; a peripheral cove with recessed profile takes 60 mm and gives the same light.
- Mild salt on the Versova and Yari Road side. Enough to justify BWP throughout and SS 304 internally, not enough to justify SS 316 — that is Juhu's problem, two kilometres north.
The storage audit, which is the actual service
Before we draw anything in Andheri West we count. Suitcases, bedding sets, kitchen bulk stock, festival boxes, sports gear, the sewing machine nobody will throw away. The count converts to cubic metres and the cubic metres set the joinery volume. It takes ninety minutes and it is the single most useful hour of a small-flat project.
| Where volume comes from | Typical gain | Cost per cubic metre |
|---|---|---|
| Loft over every wardrobe run, 450–600 mm deep | 1.8 – 2.6 m³ | ₹26,000 – 34,000 |
| Hydraulic bed base storage | 0.9 – 1.4 m³ per bed | ₹38,000 – 52,000 |
| Full-height entry and shoe unit | 0.6 – 1.0 m³ | ₹42,000 – 58,000 |
| Worked corner in the kitchen (carousel or magic corner) | 0.2 – 0.35 m³ | ₹1,10,000 – 1,70,000 |
| Balcony utility with a louvred shutter | 0.8 – 1.5 m³ | ₹30,000 – 42,000 |
Cost per cubic metre of usable storage, ex-GST, at mid specification. The kitchen corner is deliberately the worst value on the list — it buys convenience, not volume.

Frequently asked questions
How much storage can you actually add to a 640 sq ft flat?+
In our Lokhandwala example, 12.1 cubic metres of usable storage across two bedrooms, an entry unit and a balcony utility — about 45% more than a conventional wardrobe-only scheme in the same flat. Lofts and bed bases do most of that work and cost the least per cubic metre.
Is a false ceiling worth it in an Andheri West flat?+
A peripheral cove, yes — it takes about 60 mm and carries the light and the AC pipe run. A full box ceiling takes 100–120 mm out of a 2.7 m slab and makes a small room feel shorter. We only do full ceilings here where there is a specific duct to hide.
Do you work in MHADA buildings in DN Nagar?+
Yes. MHADA-era stock needs two extra checks: a wiring condition test, because aluminium conductors appear in the older blocks, and confirmation that the wall you want to open is not a load-bearing member, which in four-storey MHADA construction it often is. Both are done at survey, before any drawing.
Can you finish a flat in Andheri West in under two months?+
A single-room refresh or a rental-ready 1BHK, yes. A full 2BHK is nine to eleven weeks with the society's 10am–6pm window, and the compressive limit is joinery fabrication, not site labour. Anyone promising a full 2BHK in six weeks is either subcontracting to a factory you cannot inspect or planning to miss.
Where do you source material for Andheri West projects?+
Board, laminate and hardware largely from the Oshiwara market, which is a ten-minute run from most sites here — so physical samples reach you the same day rather than the next week. Stone and solid surface come from the Bhiwandi yards, and branded hardware direct from Hettich and Hafele dealers.
