What Vikhroli is built of
Vikhroli has a shape you do not find elsewhere on the central line. East of the station is Godrej land — company housing, low-rise, tree-covered and quiet — plus the newer Godrej Properties towers built on the same estate. West is Kannamwar Nagar and Tagore Nagar, MHADA colonies of the 1960s and 70s with tens of thousands of very small flats.
Kannamwar Nagar
1960s–70s MHADA colony, ground-plus-four, 225–400 sq ft carpet. Load-bearing construction, shared stairs, no lifts, and a structural limit on what can be removed.
Godrej company housing
Low-rise estate housing under mature trees. Well maintained, modest carpet, and access controlled at the estate gate rather than by a society.
The Trees and newer estate towers
Post-2016 development on Godrej land. Large layouts, proper service lifts, a developer fit-out manual and a premium finish expectation.
Tagore Nagar and the highway side
1980s co-operatives between the colony and the Eastern Express Highway. Conventional 1 and 2BHKs with ageing services.
How a Vikhroli estimate is built
Three finish levels cover almost everything we are asked to price in Vikhroli: essential at ₹1,700, premium at ₹2,250 and luxury at ₹2,920 per sq ft of carpet.
| Home | Usual carpet band | Essential ₹1,700/sq ft | Premium ₹2,250/sq ft | Luxury ₹2,920/sq ft |
|---|---|---|---|---|
| 1RK (Kannamwar Nagar) | 225–300 sq ft | ₹3.8 – 5.1 L | ₹5.1 – 6.8 L | ₹6.6 – 8.8 L |
| 1BHK (colony) | 320–430 sq ft | ₹5.4 – 7.3 L | ₹7.2 – 9.7 L | ₹9.3 – 12.6 L |
| 2BHK (Tagore Nagar) | 550–750 sq ft | ₹9.3 – 12.8 L | ₹12.4 – 16.9 L | ₹16.1 – 21.9 L |
| 3BHK (estate tower) | 1,150–1,600 sq ft | ₹19.6 – 27.2 L | ₹25.9 – 36.0 L | ₹33.6 – 46.7 L |

In a 225–300 sq ft Kannamwar Nagar flat, a large share of the budget is joinery rather than finish. We typically spend 55 to 60% of the bill on storage and the kitchen, because in a flat that size those two things are the whole design and everything else is paint.

Design and build under one accountable roof in Vikhroli
What a Vikhroli survey usually turns up
- Kannamwar Nagar is load-bearing. These are not framed buildings. Internal walls carry the floor above and almost none of them can come out. Layout changes here are about door positions and built-in furniture, not about opening up the plan.
- Godrej estate access runs on passes. Vehicles and workers are cleared at the estate gate, not by a society committee. It is efficient and it is strict — an uncleared tempo is turned around, not argued with.
- Mangrove humidity on the east side. Buildings backing onto the creek and mangrove belt hold moisture well into November. BWP on those walls, and a ventilated gap behind anything fixed to them.
- Colony stairs are narrow and shared by hundreds. No lift, a 900 mm stair used constantly by residents, and no tolerance for blocking it. Material moves before 10am and after 4pm, in small loads.
- Loft space is the colony's hidden asset. Kannamwar Nagar slabs are 2.85 m with an existing masonry loft in most flats. Rebuilding that loft properly, with a fixed ladder and proper decking, usually adds more usable storage than anything else in the budget.
Access and site logistics in Vikhroli
Every site has a logistics problem; this one has a particular shape. Here is how we handle it.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Estate clearance | Godrej gate passes for vehicles and workers | Applied for in week 0; crew list fixed and not rotated |
| Colony stairs | 900 mm shared stair, no lift, constant resident traffic | Small loads before 10am and after 4pm; stair never blocked |
| Structure | Load-bearing walls throughout Kannamwar Nagar | No demolition quoted without a structural check; layout worked around the walls |
| Mangrove damp | East-side external walls stay wet into November | Moisture readings before joinery layout; ventilated cavity where high |
The spec we write here
What gets specified here is decided by the walls, the air and the society bye-laws, in that order.
| Element | What we specify | Why, here |
|---|---|---|
| Storage | Full-height units plus a rebuilt loft with fixed ladder | The loft is the single biggest volume gain in a colony flat |
| Carcass | BWP on creek-facing walls and wet areas; 710-grade elsewhere | Mangrove-edge humidity persists past the monsoon |
| Walls | No structural wall removed; doors relocated instead | Kannamwar Nagar is load-bearing masonry, not a frame |
| Kitchen | Straight-run or L with tall unit; no island in colony flats | Floor area does not permit it and the plumbing will not move |
| Hardware | Ebco soft-close as standard; Hettich in the estate towers | Matched to the budget and expectation of each stock type |
The working programme in Vikhroli
- Week 0 — survey, structure, passesMeasure, identify which walls are structural, and get estate or society clearance moving. In Kannamwar Nagar the structural check is the survey's main purpose.
- Weeks 1–2 — design and BOQLayouts that work around the walls, with the loft rebuild drawn properly rather than left as an allowance.
- Weeks 3–4 — strip-out and first fixMinimal demolition, loft removal and rebuild, electrical and plumbing.
- Weeks 5–8 — joinerySmall loads up a shared stair, or a booked service lift in the estate towers.
- Weeks 9–10 — finishes and handoverPaint, hardware, lighting, clean and snagging.
What clients here say
They rebuilt the loft with a proper ladder and decking. It holds everything that used to live on the floor, and the flat feels twice the size.
The estate paperwork was done before we had picked a laminate. Nothing on site was ever held up by a gate pass.
Vikhroli is a lesson in working with a building rather than against it. In a load-bearing colony flat the walls are fixed and the ceiling is free, and the projects that succeed here understand that early.

Frequently asked questions
How much does a Kannamwar Nagar flat cost to do up?+
₹1,700–₹2,920 per sq ft of carpet. A 225–300 sq ft 1RK is ₹3.8–5.1 lakh at an essential finish and ₹6.6–8.8 lakh at luxury, ex-GST. Expect 55 to 60% of that to be joinery and kitchen, because in a flat that size the storage is the design.
Can I remove a wall in a Kannamwar Nagar flat?+
Almost never. The colony is load-bearing masonry, not a reinforced frame — the internal walls hold up the flat above. We reposition doors, use built-in joinery to redefine zones and work vertically instead. Anyone offering to open up the plan in these buildings is offering something they should not.
What is involved in getting into the Godrej estate?+
Vehicle and worker passes issued at the estate gate, applied for with a fixed crew list. It is processed in a few working days and it is enforced literally — an uncleared tempo does not get in. We file it in week zero and do not substitute workers mid-project.
Is the loft in my colony flat worth rebuilding?+
Usually the best value item in the whole budget. The original masonry lofts are shallow, awkward to reach and often unsafe. A properly built loft at 2.1 m with decking and a fixed ladder typically adds 35 to 50 cubic feet of genuinely usable storage for under ₹45,000.
Does the mangrove side of Vikhroli affect materials?+
Yes, for humidity rather than salt. External walls facing the creek and mangrove belt stay damp into November, which delaminates ordinary board from behind. We use BWP on those walls, seal all six faces and leave a 25 mm ventilated cavity behind fixed joinery.
