What we work on in Bhandup
Bhandup sits between Mulund's settled middle-class stock and Kanjurmarg's newer towers, and behaves like a less expensive version of both. The west side along LBS Marg is ordinary 1980s to 2000s mid-rise. The east climbs the slope toward Tembhipada with older, denser, more improvised housing and a genuine access problem.
LBS Marg mid-rise
1985–2005 co-operatives, six to fourteen storeys, 500–850 sq ft. Conventional construction, one lift that doubles as goods, and services approaching the end of their life.
Dreams Complex and the newer towers
Post-2008 gated development. Service lifts, written fit-out rules, deposits and a higher finish expectation.
Tembhipada and the eastern slopes
Older hillside housing, narrow climbing lanes, compact flats, and buildings on stepped plinths.
Nahur-side and the creek edge
Buildings toward the filtration complex and the creek. Higher ambient humidity and slower drying on the north faces.
The numbers for a Bhandup flat
The working range in Bhandup is ₹1,460–₹2,490 per sq ft. What moves a project up the range is almost never the layout — it is the finish schedule and how much of the existing services have to be replaced.
| Configuration | Typical carpet area | Essential ₹1,460/sq ft | Premium ₹1,950/sq ft | Luxury ₹2,490/sq ft |
|---|---|---|---|---|
| 1BHK | 340–470 sq ft | ₹5.0 – 6.9 L | ₹6.6 – 9.2 L | ₹8.5 – 11.7 L |
| 2BHK | 560–770 sq ft | ₹8.2 – 11.2 L | ₹10.9 – 15.0 L | ₹13.9 – 19.2 L |
| 3BHK | 880–1,180 sq ft | ₹12.8 – 17.2 L | ₹17.2 – 23.0 L | ₹21.9 – 29.4 L |
| 3BHK (gated tower) | 1,200–1,550 sq ft | ₹17.5 – 22.6 L | ₹23.4 – 30.2 L | ₹29.9 – 38.6 L |
Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Rewiring is the most common conditional line on a Bhandup bill. LBS Marg buildings from the late 1980s were wired for a much lighter load and roughly half the flats we survey need at least a partial rewire, which costs ₹55,000 to ₹1.3 lakh depending on the number of points.

Design and build under one accountable roof in Bhandup
Local factors we plan around in Bhandup
- The eastern gradient limits the vehicle. Lanes toward Tembhipada climb steeply and narrow near the top. A half-loaded tempo is usually the maximum, which means more trips over more days and a handling line in the bill.
- Upper-slope water comes on a schedule or by tanker. Tiling, grouting and plumbing testing are planned around the supply window, and we keep storage drums on site rather than assuming a tap.
- Late-1980s wiring is undersized. These flats were built for two fans, a fridge and one AC. We megger-test on the first visit and quote rewiring separately so the number is visible.
- Creek-side and north-facing walls dry slowly. Near the filtration complex and the creek edge, wall moisture stays high into November. BWP and a ventilated cavity on those faces.
- Gated towers here are formal, LBS Marg societies are not. Dreams Complex and the newer estates run deposits, passes and lift slots. The older buildings approve a renovation verbally, which is fast but worth putting in writing before the first drill.
Working days, lifts and access in Bhandup
The site rules below are the ones we brief the crew on before the first delivery arrives.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Gradient | Steep, narrowing lanes on the eastern slope | Half-loaded tempos; more trips; marshalled reversing on the climb |
| Water | Scheduled or tanker supply on the upper slopes | Wet trades sequenced to supply; storage drums on site |
| Lift | Single lift doubling as goods in most LBS Marg buildings | Panels sized to the car; deliveries outside resident peak hours |
| Approvals | Formal in the gated towers, verbal in older societies | A short written note countersigned either way before work starts |
What we specify in Bhandup
These are choices we make here that we would not necessarily make in a drier or newer part of the city.
| Element | What we specify | Why, here |
|---|---|---|
| Wiring | Megger test in week 0; partial or full rewire quoted separately | Late-1980s circuits will not carry a modern load |
| Carcass | BWP on north and creek-facing walls; 710-grade elsewhere | Those faces stay damp well past the monsoon |
| Shutters | Matte laminate as standard; acrylic on kitchen fronts | Best durability per rupee in this price band |
| Hardware | Ebco or Hettich soft-close throughout | Serviceable locally and well stocked on the central line |
| Ceiling | Peripheral cove in older stock; designed ceiling in the towers | Slab heights in the 1980s buildings are tight |
The Bhandup timeline, week by week
- Week 0 — survey, megger test, access driveMeasure, test the circuits, and drive the approach with the delivery driver where the flat is on the slope.
- Weeks 1–2 — design and conditional BOQLayouts and 3D views, with rewiring shown as a separate conditional item you can accept or decline.
- Weeks 3–5 — strip-out, rewiring, first fixDemolition, the rewire where the test called for it, then plumbing around the water supply window.
- Weeks 6–10 — joinery and ceilingDelivery in smaller loads on the slope; consolidated loads in the towers.
- Weeks 11–12 — finishes and handoverPaint, hardware, lighting, clean and snagging.
Two Bhandup clients, in their words
Half the flat failed the insulation test. They showed us the reading, quoted the rewire separately and we could see exactly what we were paying for.
They worked to the water timings without being told. The tiling never stopped for a day.
Bhandup asks for competence rather than cleverness: test the wiring, respect the gradient, plan around the water. Do those three and it is one of the easier suburbs on the central line.

Frequently asked questions
What do interior designers charge in Bhandup?+
₹1,460–₹2,490 per sq ft of carpet area. A 560–770 sq ft 2BHK is ₹8.2–11.2 lakh at an essential finish and ₹13.9–19.2 lakh at luxury, ex-GST. Around half of the LBS Marg flats we survey also need ₹55,000–₹1.3 lakh of rewiring.
Does my Bhandup flat need rewiring?+
If it was built before about 1995 and has not been rewired since, probably. Those circuits were sized for a fan, a fridge and one air conditioner. We megger-test on the first visit and show you the insulation readings — it is a measurement, not an opinion, and you can decline it.
Can material be delivered to a flat in Tembhipada?+
Yes, on half-loaded tempos over more trips. The lanes climb steeply and narrow near the top, so a full-size vehicle cannot make the turns under load. We drive the route with the driver during the survey and price the extra handling rather than discovering it on delivery day.
How is Bhandup different from Mulund for interior work?+
About 12% cheaper at the same specification, with older services and worse access on the eastern slope. Mulund's societies are generally more organised and its stock slightly newer. The material schedule we write for both is the same; the wiring line and the handling line are what differ.
Does the water supply schedule delay the work?+
Not if it is planned for. Tiling, grouting and plumbing pressure tests need water, so we sequence them into the supply window and keep storage drums on site for everything else. Studios that do not plan for it lose two or three days a project on the upper slopes.
