Kanjurmarg, building type by building type
Kanjurmarg was largely empty land until the last fifteen years and it has been filled with big buildings. Neelam Nagar and the older west-side pockets are the exception; the rest is township development along JVLR and the eastern corridor, with organised societies, service lifts and the kind of paperwork that makes a project predictable.
Post-2012 township towers
Eighteen to forty storeys, large podium developments along JVLR and the eastern corridor. Service lifts, written fit-out manuals, deposits and gate passes.
Neelam Nagar and the older west pockets
1980s–90s co-operatives, compact, conventional, and the cheapest stock in the suburb.
Salt-pan-edge buildings
Blocks facing the western pans. Higher airborne salinity than the suburb average and visible corrosion on exposed metalwork.
Mangrove-facing eastern towers
Creek and mangrove outlook. Excellent views, high ambient humidity, and mosquito screening as a standard requirement.
What Kanjurmarg does to a project
- Window sealing matters more than usual. Northerly wind carries odour and particulate from the landfill for part of the year. Gasketed frames with a proper compression seal, plus filtered trickle ventilation where the layout allows, is the practical answer.
- Mosquito screening is not optional on the mangrove side. Removable powder-coated screens on every opening, designed in with the window rather than added as an afterthought that ruins the sight lines.
- Salt from the western pans reaches the buildings facing them. SS 316 on exposed hardware and epoxy-primed metalwork on that side; ordinary specification on the eastern towers.
- Township logistics are the easiest on the central line. Service lifts, loading bays, defined hours and a manager who signs things. Deposits run ₹20,000 to ₹60,000 and are released on inspection.
- Podium distances are long. Several of the newer estates have 200 to 400 metres between the loading bay and the tower lobby. It is handled, but it is handling labour and it appears in the bill.

Sealed and screened openings are a common Kanjurmarg addition: gasketed window frames with removable insect screens across a whole flat run ₹65,000 to ₹1.5 lakh depending on the number of openings. Given the mangrove side and the northerly wind, most owners here end up doing it.
How a Kanjurmarg site actually runs
This is the part of a quotation that separates studios who work here regularly from studios who do not.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Fit-out manual | Written rules, deposits, gate passes, booked service lifts | Filed in week 0; deposit tracked through to release |
| Podium distance | 200–400 m from loading bay to tower lobby | Handling crew priced as a line; consolidated loads |
| Salt exposure | Western pan-facing buildings only | Marine spec west, standard spec east — written to the actual elevation |
| Air and insects | Landfill wind from the north, mangroves to the east | Gasketed frames and removable screens designed with the windows |
Specification decisions for Kanjurmarg
A specification is a set of trade-offs against a particular place. These are ours for this one.
| Element | What we specify | Why, here |
|---|---|---|
| Windows | Gasketed frames with compression seal; removable insect screens | Odour, particulate and mosquitoes, in that order |
| Hardware | SS 316 on pan-facing elevations; SS 304 elsewhere | Corrosion exposure differs sharply across the suburb |
| Carcass | BWP on all external walls; 710-grade internally | High ambient humidity on both the pan and mangrove sides |
| Ventilation | Filtered trickle vents or a small MVHR unit where the layout allows | A sealed flat needs a controlled air path |
| Finishes | Anti-fungal primer under paint on external walls | Humidity here supports mould growth on unprimed plaster |
Programme for a Kanjurmarg project
- Week 0 — manual, deposit, exposure checkFile the fit-out application, pay the deposit, collect gate passes, and establish which elevation your flat faces so the specification is written correctly.
- Weeks 1–3 — design, window schedule, BOQLayouts and 3D views, plus a separate window and screening schedule because those lead times run longer than joinery.
- Weeks 4–5 — strip-out and first fixDemolition within permitted hours, electrical and plumbing.
- Weeks 6–11 — joinery, windows, ceilingConsolidated loads to the loading bay and a handling crew to the lobby. Ceiling after services are tested.
- Weeks 12–13 — finishes, handover, deposit releaseAnti-fungal primer, paint, hardware, lighting, clean, inspection and refund.
What the last two Kanjurmarg handovers were like
The window sealing changed the flat. We stopped noticing the smell in October, which used to be the worst month.
The screens are part of the window, not stuck on afterwards. You cannot see them from inside and nothing gets in.
Kanjurmarg is the easiest suburb on the central line to build in and one of the fussiest to specify for. The logistics look after themselves; the envelope does not.

Frequently asked questions
What does interior work cost in Kanjurmarg?+
₹1,520–₹2,560 per sq ft of carpet area. A 620–850 sq ft township 2BHK is ₹9.4–12.9 lakh at an essential finish and ₹15.9–21.8 lakh at luxury, ex-GST. Window sealing and insect screening, which most flats here end up doing, adds ₹65,000–₹1.5 lakh.
Does the landfill affect flats in Kanjurmarg?+
Odour carries on a northerly wind for part of the year, principally October to December. Gasketed window frames with a proper compression seal make a substantial difference, and a filtered trickle vent or small heat-recovery unit gives the flat a controlled air path so sealing it does not make it stuffy.
Do I need mosquito screens on the mangrove side?+
Yes, and design them in with the windows rather than adding them later. Powder-coated removable screens set into the frame are almost invisible from inside; screens bolted on afterwards are visible from everywhere and never seal properly at the corners.
Is marine-grade hardware needed in Kanjurmarg?+
Only on the western elevations facing the salt pans, where airborne salinity is genuinely high. Eastern and mangrove-facing flats need humidity protection — BWP carcass and anti-fungal primer — but SS 304 hardware is adequate there. We write the spec to your elevation, not the pin code.
What do the township societies here require?+
A written fit-out application, a deposit of ₹20,000 to ₹60,000, gate passes for each worker, booked service-lift slots and permitted working hours, usually 9am to 6pm. It is well organised and the manager signs off the deposit release after an inspection at handover.
