Housing stock in Sakinaka
Sakinaka sits at the meeting of Andheri-Kurla Road and the Saki Vihar corridor, and it has the traffic to prove it. Khairani Road and the lanes off it carry rehab towers and small older buildings; the industrial estate behind them is slowly converting; and almost all of the residential work here is compact, practical and budget-conscious.
SRA rehab towers
Ground-plus-seven and taller, 225–400 sq ft carpet, six-person lifts, shared corridors and no staging space.
Khairani Road co-operatives
1980s–90s buildings, four to eight storeys, 400–650 sq ft, one small lift and ageing services.
Converted industrial galas
Ground-floor and first-floor units in the estate being used residentially or as studios. High ceilings, poor insulation, industrial neighbours.
Newer junction-side towers
Post-2012 mid-rise with better lifts and written fit-out rules, at the top of the local band.
Budgeting a Sakinaka project
Rates here run from ₹1,460 per sq ft at an essential finish to ₹2,560 per sq ft at luxury. Every total below is that rate multiplied by the carpet band in the same row, so you can check it against your own flat.
| Flat | Carpet area | Essential ₹1,460/sq ft | Premium ₹1,950/sq ft | Luxury ₹2,560/sq ft |
|---|---|---|---|---|
| 1BHK (rehab) | 300–400 sq ft | ₹4.4 – 5.8 L | ₹5.8 – 7.8 L | ₹7.7 – 10.2 L |
| 2BHK | 480–680 sq ft | ₹7.0 – 9.9 L | ₹9.4 – 13.3 L | ₹12.3 – 17.4 L |
| 3BHK | 800–1,050 sq ft | ₹11.7 – 15.3 L | ₹15.6 – 20.5 L | ₹20.5 – 26.9 L |
All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.
Dust-control detailing — gasketed shutters throughout, washable emulsion, sealed skirting junctions — adds around 4% to a Sakinaka bill. It is the cheapest insurance available in this pocket and it is the difference between a kitchen that stays clean and one that does not.

Design and build under one accountable roof in Sakinaka
The Sakinaka constraints that move a price
- The junction sets the delivery window. Andheri-Kurla Road at Sakinaka is congested from early morning to late evening. Deliveries run between 11am and 3pm and outside that it is not worth attempting.
- Six-person lifts cap the panel size. Roughly 1,000 × 1,200 mm cars in the rehab towers, so everything is knock-down at 1,150 mm maximum and assembled in the flat.
- Industrial dust is continuous. Gasketed shutters, washable paint and sealed skirting junctions as standard. Open carcasses and chalky distemper do not last here.
- Corridors cannot be used for staging. Rehab towers have no lobby space and narrow shared corridors. Material is called forward the morning it is needed and the corridor is clear by evening.
- Converted galas need a services survey, not a design. The industrial units being lived in around the estate were wired and plumbed for a workshop, not a home. Three-phase supply feeding a single ring, no separate earth, and drainage sized for a floor gully rather than a bathroom are all normal findings. We survey the services first and quote the remediation as its own section, because it is usually a third of the budget.
- Tanker water is common in the older Khairani Road buildings. Several societies here top up from tankers through the dry months, which makes wet trades unpredictable. We store water on site for tiling and grouting rather than planning the programme around a delivery somebody else controls.
Getting labour and material into Sakinaka
Access dictates the programme here more than the scope does. These are the constraints we price against.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Junction traffic | Andheri-Kurla congested from early to late | 11am–3pm delivery window; consolidated loads to reduce trips |
| Lift size | Roughly 1,000 × 1,200 mm six-person cars | Knock-down modules at 1,150 mm; assembled in the flat |
| Staging | No lobby or corridor storage available | Just-in-time delivery; corridor cleared before residents return |
| Dust | Continuous industrial and traffic dust | Flat sealed during finishing; extraction run during cutting |
What the Sakinaka schedule looks like
- Week 0 — survey and lift measurementMeasure the flat and the lift car, and agree the delivery window with the society so nothing is attempted in peak traffic.
- Weeks 1–2 — design and BOQLayouts and 3D views with the dust-control detailing shown, plus a line-item bill.
- Weeks 3–4 — strip-out and first fixDemolition, debris in small loads, electrical and plumbing.
- Weeks 5–8 — joineryKnock-down modules up in the lift and assembled on the floor.
- Weeks 9–10 — sealed finishing and handoverThe flat is sealed, finishing runs inside it, then clean, snag and handover.
Owners we have worked for in Sakinaka
Nine weeks, and the corridor was never blocked once. In a building like ours that is the whole difference.
The gasketed kitchen shutters sounded like an upsell until the first month. Everything inside them is still clean.
Sakinaka is not a suburb for elaborate schemes. It is a suburb for good storage, sealed surfaces and a delivery plan that respects the junction, and those three things done properly go a long way.

Frequently asked questions
How much does a Sakinaka flat cost to fit out?+
₹1,460–₹2,560 per sq ft of carpet. A 300–400 sq ft rehab 1BHK is ₹4.4–5.8 lakh essential and ₹7.7–10.2 lakh at luxury, ex-GST. A 480–680 sq ft 2BHK is ₹7.0–9.9 lakh essential. Dust-control detailing adds about 4%.
Why do you seal the flat during finishing?+
Because Sakinaka's dust is continuous — industrial from the estate behind and traffic from the junction in front. Paint and polish applied in an open flat pick it up and the finish is permanently gritty. We tape the openings, zip-screen the door and do not open it again until the coats have cured.
Can a full-height wardrobe go into an SRA tower here?+
Yes, as knock-down modules no longer than 1,150 mm. The lift cars are about 1,000 × 1,200 mm and there is no goods lift, so nothing pre-assembled is going up. We measure the car during the survey and size every panel to it.
Is Sakinaka cheaper than Chandivali?+
By roughly 20 to 25%, because the stock is smaller and there are no managed townships with their deposits, handling distances and higher finish expectations. Access is worse here and the working day is shorter, so the labour line is closer than the headline rates suggest.
