Inside the Marol housing market
Marol village predates almost everything around it. Its lanes were laid out for people and handcarts, and they still are. Beyond the gaothan are the MIDC plots, the SEEPZ workforce housing and the mid-rise along Marol Maroshi and Military Road, which between them make up the bulk of the ordinary residential market.
Marol gaothan
The village core. Two- and three-storey owner-built houses, wall to wall, on lanes of two to three metres. Structural freedom inside, no vehicle access outside.
MIDC-side residential
Buildings within and beside the industrial estate. Mixed-use, industrial noise, and a practical, hard-wearing brief.
Marol Maroshi Road mid-rise
1990s–2010s co-operative and builder blocks. Conventional 1 and 2BHKs, one lift, ordinary rules.
Military Road and the newer towers
Post-2010 stock with service lifts and written fit-out rules, at the top of the local band.

Gaothan houses are quoted per floor on built-up area, because they are owner-built and the floors are rarely identical. They also carry a head-loading allowance of ₹20,000 to ₹45,000 per floor, since every sheet of plywood is carried in by hand from the nearest vehicle drop.

Design and build under one accountable roof in Marol
Conditions specific to Marol
- The gaothan takes no vehicles. Material is dropped on Marol Maroshi Road or Military Road and head-loaded in. That is a real labour cost, it is measured by distance, and it goes on the bill as its own line.
- Gaothan houses have structural freedom and no drawings. Owner-built over decades, extended piecemeal, with no as-built record. We survey the structure properly before proposing anything, because what is holding the floor up is not always obvious.
- MIDC noise and dust set the finish choice. Near the industrial plots, washable surfaces and gasketed shutters are the practical default, and acoustic attention on the road-facing openings is usually worth the money.
- Metro 7 works constrain the approach. Marol Maroshi Road and the Andheri-Kurla junction are affected periodically. Delivery routes are confirmed the week of, not assumed from last month.
- Water pressure in the gaothan is low. Upper floors in the village often run on a pump and a tank. Any new bathroom layout has to account for it, and a booster pump is frequently part of the scope.
Logistics we programme against in Marol
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Gaothan access | Lanes of 2–3 m; three-wheeler maximum, often foot only | Drop point on the main road; head-loading priced by distance and floor |
| Survey | No as-built drawings for owner-built village houses | Full structural survey before design; nothing assumed |
| Metro works | Marol Maroshi and the Andheri-Kurla junction affected periodically | Route confirmed weekly; alternate approach via Military Road |
| Water | Low pressure on gaothan upper floors | Booster pump and tank sizing included in the plumbing scope |
Materials and hardware for a Marol flat
The material schedule below is written for this micro-market, and we will explain any line of it on site.
| Element | What we specify | Why, here |
|---|---|---|
| Surfaces | Washable emulsion and gasketed shutters near MIDC | Industrial dust is constant on that side |
| Glazing | Laminated glass on road-facing openings where noise justifies it | MIDC traffic runs through the night |
| Carcass | 710-grade generally; BWP in wet areas and gaothan ground floors | Village ground floors sit close to the water table |
| Plumbing | Booster pump and tank recalculated for any new bathroom | Gravity pressure is inadequate above the first floor in the village |
| Panel size | Sized to head-loading in the gaothan; full panels elsewhere | A sheet that cannot be carried round a two-metre corner is a useless sheet |
From survey to handover in Marol
- Week 0 — access and structural surveyMeasure, walk the carry route from the drop point, and in a gaothan house survey the structure properly since there are no drawings to rely on.
- Weeks 1–3 — design and BOQLayouts and 3D views, with the head-loading and any structural work itemised separately.
- Weeks 4–5 — strip-out and first fixDemolition and debris head-loaded out, then electrical, plumbing and the booster pump.
- Weeks 6–11 — joineryPanels sized to the carry route and assembled in the house. Slower than a flat and planned as such.
- Weeks 12–13 — finishes and handoverPaint, hardware, lighting, clean and snagging.
What clients here say
Everything came in on people's heads from the main road. They counted the distance and priced it, and the number did not change.
The laminated glass on the road side was their suggestion. The truck noise at 2am is gone.
Marol is a reminder that Mumbai's oldest settlement patterns are still load-bearing. In the village, the lane decides the design; outside it, ordinary suburban rules apply.

Frequently asked questions
What does an interior project cost in Marol?+
₹1,700–₹2,920 per sq ft. A 580–800 sq ft 2BHK is ₹9.9–13.6 lakh essential and ₹16.9–23.4 lakh at luxury, ex-GST. A gaothan house floor of 600–1,000 sq ft is ₹10.2–17.0 lakh essential, plus ₹20,000–₹45,000 per floor for head-loading.
How does material get into Marol village?+
On people's heads. The lanes are two to three metres wide and often have a right-angle turn a sheet of plywood cannot make, so material is dropped on Marol Maroshi Road or Military Road and carried in. We measure the carry distance during the survey and price it by distance and floor, not as a vague allowance.
Are gaothan houses safe to renovate?+
Most are, but they need a proper structural survey first because there are no as-built drawings and they have usually been extended two or three times. We establish what is carrying load before proposing anything. Where a floor or a wall is questionable we say so and bring in a structural consultant rather than working around it.
Is industrial noise a real problem near MIDC?+
Enough to justify laminated glazing on road-facing bedrooms. Heavy vehicles run through the night on the estate roads, and the low-frequency component is what wakes people. Laminated glass with a PVB interlayer handles it; ordinary sealed double glazing does much less.
Why does my gaothan bathroom have no water pressure?+
Gravity feed from a low tank, usually. Above the first floor in the village that gives almost nothing at a shower head. Any new bathroom we design includes a recalculated tank position and a booster pump — it is normally a few thousand rupees and it is the difference between a bathroom that works and one that does not.
