Housing stock in Chandivali
Chandivali is not a historic suburb; it is a filled-in quarry basin that was developed in one go from the mid-1990s. The stock is therefore unusually consistent in age and unusually inconsistent in type — a Nahar township tower and an SRA rehab building put up the same year, sharing a road and sharing nothing else.
Nahar Amrit Shakti township
Fourteen- to twenty-two-storey towers in a managed estate. Written fit-out manual, refundable deposits, security passes, booked service lifts and internal roads of several hundred metres.
Lake Homes and the Powai-facing towers
Post-2005 premium stock overlooking the lake side. Larger layouts, higher finish expectation, and societies that enforce their rules.
SRA rehab towers
Ground-plus-seven and taller, 225–400 sq ft carpet, one small lift, shared corridors. Directly adjacent to the townships and a completely different job.
Saki Vihar Road frontage
Mixed residential and light industrial. Older buildings, commercial ground floors, and the worst access in the pocket.
Rates and worked totals in Chandivali
Our Chandivali band is ₹1,950 to ₹3,350 per sq ft of carpet area. The table is arithmetic, not a brochure — each cell is the rate times the area printed beside it.

|---|---|---|---|---|
| 1BHK (rehab) | 300–400 sq ft | ₹5.8 – 7.8 L | ₹7.7 – 10.2 L | ₹10.1 – 13.4 L |
| 2BHK (township) | 700–950 sq ft | ₹13.7 – 18.5 L | ₹17.9 – 24.3 L | ₹23.4 – 31.8 L |

Rates are ex-GST (18% on top) and cover design, materials, joinery, electrical, false ceiling and painting. Appliances and movable furniture are quoted separately. Calculator here.
Township projects carry a handling line for the internal road distance — material is unloaded at a service gate and moved two to six hundred metres to the lift lobby. On a 3BHK that is typically ₹30,000 to ₹60,000 of labour, and we would rather show it than argue about it in week six.

Design and build under one accountable roof in Chandivali
Five things that are true here and not elsewhere
- Saki Vihar Road is the single point of failure. One road in, one road out, heavy commercial traffic, and no realistic alternative. Deliveries are scheduled for 11am to 3pm and anything outside that window is a gamble.
- Township fit-out manuals are enforced. Nahar and the Lake Homes societies issue a written document covering permitted hours, core drilling limits, deposit amounts and worker passes. A deposit of ₹25,000 to ₹75,000 is held and released on the manager's inspection.
- Gate-to-lift distance is real labour. The internal roads in the larger estates run several hundred metres. Material is not delivered to the door; it is delivered to a gate and carried.
- Quarry dust persists. The old quarry faces on the hillside still produce fine dust in the dry months. Gasketed shutters and washable finishes are the sensible default here.
- Rehab towers next door run on completely different rules. No manual, no deposit, no service lift, and a 1,000 × 1,200 mm car. A studio that quotes both the same way has understood neither.
Getting labour and material into Chandivali
Access dictates the programme here more than the scope does. These are the constraints we price against.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Approach | Saki Vihar Road is effectively single-lane under load | 11am–3pm delivery window, non-negotiable; driver briefed on the alternative entry |
| Estate rules | Written fit-out manual, deposit, worker passes, booked lift slots | All filed in week 0; deposit paperwork tracked to release at handover |
| Internal distance | 200–600 m from service gate to lift lobby | Handling labour priced as a line; a lock-up in the flat so nothing waits in the lobby |
| Rehab access | Six-person lift, shared corridor, no staging space | Knock-down modules at 1,150 mm; just-in-time delivery |
Materials and hardware for a Chandivali flat
The material schedule below is written for this micro-market, and we will explain any line of it on site.
| Element | What we specify | Why, here |
|---|---|---|
| Shutters | Gasketed on kitchen and wardrobe fronts | Quarry-side dust penetrates open carcasses |
| Paint | Washable acrylic emulsion throughout | Dust marks show and need wiping several times a year |
| Carcass | 710-grade generally; BWP in kitchens, bathrooms and lake-facing walls | Lake-side humidity is higher than the pocket average |
| Core drilling | Depth limited to the township manual's stated figure | Post-tension slabs in the taller Nahar towers |
| Hardware | Blum on township kitchens, Hettich elsewhere | Matches the finish expectation in each stock type |
Sequencing a Chandivali job
- Week 0 — manual, deposit, passesWe collect the fit-out manual, lodge the application, pay the deposit and get worker passes issued. In the townships this takes a full week and nothing starts without it.
- Weeks 1–3 — design and BOQLayouts and 3D views drawn against the manual's constraints, not around them, plus a line-item bill including the handling allowance.
- Weeks 4–5 — strip-out and first fixDemolition within permitted hours, debris bagged and removed daily, then electrical and plumbing.
- Weeks 6–11 — joinery and ceilingConsolidated loads against booked lift slots; carry-in from the service gate with a dedicated handling crew.
- Weeks 12–13 — finishes, handover, deposit releasePaint, hardware, lighting, deep clean, manager's inspection and deposit refund.
What the last two Chandivali handovers were like
The carry-in from the gate was a line in the quote. Two other studios never mentioned it and one of them asked for it later.
Three hundred and ten square feet, done in nine weeks, and they never once blocked the corridor. The neighbours noticed.
Chandivali is two markets on one road. The townships need paperwork and handling labour; the rehab towers need a panel size and a delivery discipline. Confusing them is the commonest mistake here.

Frequently asked questions
What do interiors cost in Chandivali?+
₹1,950–₹3,350 per sq ft of carpet. A 700–950 sq ft township 2BHK is ₹13.7–18.5 lakh essential and ₹23.4–31.8 lakh at luxury, ex-GST, plus ₹30,000–₹60,000 of handling labour for the service-gate carry-in on larger units.
What does the Nahar fit-out manual actually restrict?+
Working hours, usually 10am to 6pm on weekdays; core drilling depth, because the taller towers use post-tensioned slabs; any change visible from the façade including AC unit positions; and material movement, which runs only in booked service-lift slots. It also sets the deposit, typically ₹25,000 to ₹75,000, refunded after the manager's inspection.
Why is there a carry-in charge in Chandivali townships?+
Because material is unloaded at a service gate that can be two to six hundred metres from your lift lobby, and somebody has to move it. On a 3BHK that is thirty to sixty thousand rupees of labour. We put it on the bill as its own line; a quote that does not mention it has either absorbed it or will come back for it.
Can you work in a Chandivali SRA rehab flat?+
Regularly. The constraints are a roughly 1,000 × 1,200 mm lift car, a shared corridor with no staging space, and 225 to 400 sq ft of carpet. Everything is built knock-down at 1,150 mm maximum and delivered the morning it is needed. A 1BHK there runs nine to ten weeks.
Is Chandivali the same market as Powai?+
Related but cheaper, by roughly 10 to 15%. Powai's Hiranandani stock carries a stricter estate regime and a higher finish expectation. Chandivali's townships are comparable in rules but not in price, and the rehab stock next to them pulls the suburb's average well below Powai's.
