Oshiwara, building type by building type
Oshiwara sits between Goregaon and Andheri West, with the district centre towers on one side, the Link Road belt on the other and the nallah running through it. The building stock is mostly post-2005 mid and high-rise, and the projects tend to run to tighter dates than anywhere else on the western line.
Oshiwara district centre towers
Post-2012 high-rise with service lifts, fit-out manuals and deposits. Larger layouts and a premium finish expectation.
Link Road belt buildings
2005-onward mid-rise between Oshiwara and Goregaon. Conventional layouts and a strong rental market.
Older Oshiwara colony stock
1990s buildings nearer Jogeshwari, smaller and cheaper, with ageing services.
Nallah-side low buildings
Blocks near the watercourse and the mangrove edge. Flood exposure at ground level and higher humidity generally.
How a Oshiwara estimate is built
Three finish levels cover almost everything we are asked to price in Oshiwara: essential at ₹2,010, premium at ₹2,740 and luxury at ₹3,530 per sq ft of carpet.
| Unit type | Typical carpet | Essential ₹2,010/sq ft | Premium ₹2,740/sq ft | Luxury ₹3,530/sq ft |
|---|---|---|---|---|
| 1BHK | 400–540 sq ft | ₹8.0 – 10.9 L | ₹11.0 – 14.8 L | ₹14.1 – 19.1 L |
| 2BHK | 650–880 sq ft | ₹13.1 – 17.7 L | ₹17.8 – 24.1 L | ₹22.9 – 31.1 L |
| 3BHK | 1,050–1,400 sq ft | ₹21.1 – 28.1 L | ₹28.8 – 38.4 L | ₹37.1 – 49.4 L |
| 3BHK (district centre) | 1,300–1,750 sq ft | ₹26.1 – 35.2 L | ₹35.6 – 48.0 L | ₹45.9 – 61.8 L |

Compressed programmes cost money and we say so rather than pretending otherwise. Delivering a 2BHK in seven weeks instead of eleven means parallel trades, extended shifts and pre-ordered stock, and it adds 12 to 18% to the labour line. It is a legitimate thing to buy; it is not free.

Design and build under one accountable roof in Oshiwara
Conditions specific to Oshiwara
- Deadlines here are real and we price for them. A client who is shooting from a fixed date needs the flat on that date. We build the programme backwards from it, pre-order everything with a lead time and staff the site accordingly, and the premium for that appears on the quote.
- The nallah floods in high-intensity rain. Ground and first floors near the watercourse take water. Raised joinery plinths, sockets at 500 mm and no board product at floor level.
- Photography changes the lighting brief. Clients whose homes get photographed want even, controllable light with a high colour-rendering index and no green cast. That is a genuinely different lighting specification and it costs more than a decorative scheme.
- Rental churn shapes the material choice. A significant share of these flats will be let within three years. Durable surfaces and neutral bases with removable character are worth more than a scheme built around one person's taste.
- Link Road access is reliable outside peak. Unusually for the western suburbs, the approach here works. Deliveries run mid-morning and mid-afternoon without difficulty.
How a Oshiwara site actually runs
This is the part of a quotation that separates studios who work here regularly from studios who do not.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Fixed deadlines | Shooting and availability windows that cannot move | Programme built backwards from the date; long-lead items ordered in week 0 |
| Nallah flooding | Watercourse and district-centre low points | Raised detailing below the second floor; no ground-level storage in season |
| Tower rules | Fit-out manuals, deposits and booked lifts in the district centre | Filed in week 0; deposit tracked to release |
| Link Road access | Reliable outside peak hours | Mid-morning and mid-afternoon deliveries; no special measures needed |
Material choices that suit Oshiwara
Specification follows the local environment and the building rules, not a house style.
| Element | What we specify | Why, here |
|---|---|---|
| Lighting | High-CRI sources, layered and dimmable, with neutral colour temperature | These rooms get photographed and low-CRI light shows badly on camera |
| Surfaces | Durable neutral bases with character in removable elements | High rental churn makes a personal scheme a liability at resale |
| Joinery base | 100 mm plinth below the second floor near the nallah | Water reaches ankle height in a high-intensity event |
| Carcass | BWP in wet areas and nallah-side ground floors; 710-grade elsewhere | Humidity is higher along the watercourse |
| Programme | Parallel trades and extended shifts where a fixed date requires it | A compressed programme is bought, not wished for |
The working programme in Oshiwara
- Week 0 — survey, date fixing, long-lead orderingMeasure, agree the immovable completion date, and place orders for everything with a lead time before the design is finalised. On a compressed programme this is the whole ball game.
- Weeks 1–2 — design and BOQFaster than standard, with decisions batched so approvals do not become the bottleneck.
- Weeks 3–4 — strip-out and first fixDemolition and services, with trades overlapping where the date requires it.
- Weeks 5–8 — joinery, ceiling, lightingParallel working. The lighting commissioning here takes longer than usual and is worth the time.
- Weeks 9–11 — finishes and handoverPaint, hardware, lighting scenes set, clean and snagging.
Feedback from Oshiwara projects
We had a hard date because of a schedule and they hit it. They also told us at the start what hitting it would cost, which nobody else did.
The lighting was designed properly — high CRI, dimmable, no green cast. Everything we shoot at home now looks right out of camera.
Oshiwara is the suburb where the date is the specification. Buy the compressed programme if you need it, and be told honestly what it costs rather than promised it for nothing.

Frequently asked questions
What is the interior cost in Oshiwara?+
₹2,010–₹3,530 per sq ft of carpet. A 650–880 sq ft 2BHK is ₹13.1–17.7 lakh at an essential finish and ₹22.9–31.1 lakh at luxury, ex-GST. A compressed programme, where a fixed date requires one, adds 12 to 18% to the labour line.
Can you finish a 2BHK in seven weeks?+
Yes, with parallel trades, extended shifts and everything long-lead ordered in week zero before the design is finalised. It costs 12 to 18% more on labour and it requires decisions from you in batches rather than one at a time. We have done it repeatedly here; what we will not do is promise it without the premium and then miss the date.
Why does lighting cost more on your Oshiwara projects?+
Because a good proportion of clients here photograph their homes. High colour-rendering-index sources, consistent colour temperature across every fitting, proper dimming and no green cast in the spill cost meaningfully more than a decorative scheme. If nobody is going to photograph the room, we will say so and specify accordingly.
Does Oshiwara flood?+
The nallah and the low points around the district centre do, in high-intensity rain. On ground and first floors we raise joinery on a 100 mm plinth, set sockets at 500 mm and keep board products off the floor line. Higher floors are unaffected and do not need the detailing.
Should I design for resale here?+
Generally yes. Rental and resale churn in Oshiwara is high, and a scheme built entirely around one person's taste loses money at the exit. We build a durable neutral base and put the character into elements that can be changed — lighting, textiles, art walls, colour on a single plane — which reads as personal but does not date the flat.
