Jogeshwari, building type by building type

Jogeshwari is where the western suburbs stop being aspirational and start being practical. Majas and Meghwadi on the east, Behram Baug and the Oshiwara edge on the west, and rehab towers everywhere in between. Budgets are real, spaces are small, and the work that succeeds here is the work that gets three functions out of one wall.

SRA rehab towers

Ground-plus-seven and taller, 225–400 sq ft carpet, one six-person lift, shared corridors. The single largest category of flat in the suburb.

MHADA colonies at Majas and Meghwadi

Four-storey walk-ups from the 1980s. 320–480 sq ft, load-bearing partitions, and original plumbing.

JVLR-side mid-rise

1990s and 2000s private buildings along the Jogeshwari-Vikhroli Link Road. Bigger flats, working lifts, and a noticeably higher finish expectation.

Behram Baug and the west lanes

Dense low-rise, mixed ownership, narrow approaches. Renovation here is almost always incremental rather than full-home.

Budgeting a Jogeshwari project

Rates here run from ₹1,580 per sq ft at an essential finish to ₹2,740 per sq ft at luxury. Every total below is that rate multiplied by the carpet band in the same row, so you can check it against your own flat.

2BHK (JVLR mid-rise)700–950 sq ft₹11.1 – 15.0 L₹14.9 – 20.2 L₹19.2 – 26.0 L

All figures ex-GST, with 18% charged separately. Excludes structural civil work, white goods and loose furniture. Check a different area in the cost calculator.

Small flats have a higher cost per square foot than the rate suggests once you add a kitchen and a bathroom, because those two rooms carry a fixed cost regardless of the flat's size. A 300 sq ft rehab 1BHK with a full kitchen lands closer to the premium column than the essential one, and we say so before quoting.

Design and build under one accountable roof in Jogeshwari

Five things that are true here and not elsewhere

  • Loft height is the real asset. Rehab flats have 2.9 m slabs and almost no floor area. We design full-height storage with a proper loft band at 2.1 m, accessed by a fixed step rather than a stool, and it typically adds 40% to the usable storage volume.
  • Six-person lifts decide the joinery. The lift car in most rehab towers is roughly 1,000 × 1,200 mm. Nothing longer than 1,150 mm goes in it, so everything is knock-down and assembled on the floor.
  • Water comes on a schedule. Several pockets receive supply for a fixed window morning and evening. Plumbing testing and tiling grouting are planned around it, and we carry stored water on site rather than assuming a tap.
  • Corridors are shared and narrow. There is no lobby to stage material in. Loads are called forward the morning they are needed and the corridor is cleared before the neighbours' evening return.
  • Budget honesty matters more here than anywhere. Most enquiries in Jogeshwari have a hard ceiling. We would rather phase a flat — kitchen and one bedroom now, the rest next year — than deliver a thin version of everything.

How a Jogeshwari site actually runs

This is the part of a quotation that separates studios who work here regularly from studios who do not.

Jogeshwari site logistics
ConstraintThe reality hereHow we plan for it
Lift dimensionsRoughly 1,000 × 1,200 mm six-person car, no goods liftAll joinery knock-down at 1,150 mm maximum; assembled inside the flat
Water supplyTimed municipal supply in Majas, Meghwadi and parts of the westStorage drums on site; wet trades scheduled to the supply window
StagingNo lobby or corridor storage permittedJust-in-time delivery, morning of use; corridor cleared by 6pm
ApproachLanes off S V Road and JVLR take a tempo at bestSmall loads, marshalled reversing, no full-size truck assumed

Material choices that suit Jogeshwari

Specification follows the local environment and the building rules, not a house style.

Jogeshwari specification decisions
ElementWhat we specifyWhy, here
StorageFull-height units to 2.1 m with a loft band above2.9 m slab height is the only spare dimension in a rehab flat
Carcass710-grade BWR with BWP in kitchen and bathKeeps the budget honest without risking the wet areas
Shutters0.8 mm matte laminate throughoutDurable, cleanable, and a third of the cost of veneer
HardwareEbco or Hettich soft-close; no unbranded hingesHardware is the part that fails first and is the worst place to save
CeilingNo false ceiling; surface conduit hidden in a slim corniceDropping the ceiling in a 2.9 m flat wastes the loft the storage depends on

What the Jogeshwari schedule looks like

  1. Week 0 — survey and lift measurementMeasure the flat and the lift car. The car dimension is written on the front of the drawing set, because every joinery panel is sized against it.
  2. Weeks 1–2 — design and a phased BOQLayouts and 3D views, and where the budget needs it, a bill split into a phase one and a phase two you can take up later.
  3. Weeks 3–4 — strip-out and first fixDemolition kept minimal, then electrical and plumbing, worked around the water supply timings.
  4. Weeks 5–8 — joineryKnock-down modules up in the lift, assembled and fixed on the floor. This is where the programme is won or lost.
  5. Weeks 9–10 — finishes and handoverPaint, hardware, lighting, clean, snag list, handover.

What clients here say

4.9/5 · 127 Client ratings

Three hundred and twenty square feet and it now holds everything we own. The loft band above the wardrobe was their idea and it changed the flat.

Salim & Nasreen A.1BHK · Majas

They offered to do it in two phases when they saw our budget instead of stretching it thin. We did the kitchen first and the rest a year later.

Pravin G.2BHK · Meghwadi

Jogeshwari does not need a lower-grade version of a Bandra scheme. It needs storage volume, honest hardware and a panel size that fits the lift, and those three things are what a good quote here is actually about.

Frequently asked questions

What is the interior cost for a Jogeshwari flat?+

₹1,580–₹2,740 per sq ft of carpet. A 300–400 sq ft rehab 1BHK is ₹4.7–6.3 lakh at an essential finish and ₹6.8–9.0 lakh at luxury, ex-GST. Small flats carry a higher effective rate once a full kitchen and bathroom are included, because those costs are fixed.

Can you fit a modular kitchen in a 300 sq ft rehab flat?+

Yes, and it is usually the highest-value thing you can do. A 7 to 8 foot straight run with a tall unit, a full-height loft band and pull-out internals gives a genuinely workable kitchen. The constraint is the lift, not the room — the carcass goes up in knock-down modules.

Why do you avoid false ceilings in Jogeshwari?+

Because the slab is around 2.9 m and the loft band is the only spare storage in the flat. Dropping a ceiling costs you 250 mm of the thing that makes a small flat livable. We run conduit in a slim cornice instead and put the lighting in the joinery.

Can the work be done in phases?+

Often, and we will suggest it. Kitchen and one bedroom in phase one, the living room and second bedroom later, with the electrical roughed in for both at the start so the second phase does not mean re-opening walls. It costs about 8% more in total and it fits real budgets.

How long does a rehab-tower 1BHK take?+

Nine to ten weeks. The flat is small but the lift is the bottleneck — everything is knock-down and assembled in place, and a six-person car only takes so many trips a day. Access, not scope, is what sets the duration here.
