Inside the Lokhandwala housing market
Lokhandwala Complex was laid out in the late 1980s and built through the 1990s: a regular grid of eight- to fourteen-storey buildings with a market, a back road and a mangrove edge. It has aged as a single cohort, which means the buildings share a services problem and a lift problem almost uniformly.
1990s Complex towers
Eight to fourteen storeys on the internal grid. 600–1,400 sq ft flats, one lift usually doubling as goods, original wiring and galvanised plumbing.
Back Road buildings
The western edge toward the nallah and mangroves. Flood exposure at ground level and higher humidity.
Market-side blocks
Around the Lokhandwala market. Commercial ground floors, congestion all day and the hardest access in the Complex.
Recent redevelopments
A growing number of replacement towers on Complex plots, with fit-out manuals, service lifts and modern services.
What interiors cost in Lokhandwala

Thirty years of informal alteration is the Lokhandwala survey finding. Previous owners have moved sockets, chased walls without conduit, boxed in plumbing and closed balconies. Undoing that properly costs ₹60,000 to ₹1.7 lakh on a 2BHK and it is quoted as its own line, because it is work you are paying for that you will never see.

Design and build under one accountable roof in Lokhandwala
The Lokhandwala constraints that move a price
- Undocumented past alterations are the commonest surprise. Cables run without conduit, plumbing rerouted inside boxed columns, balconies enclosed without records. We open up selectively during the survey rather than discovering it at first fix.
- Discretion is part of the brief for a good share of clients. Named crews, no photography on site, materials delivered in unmarked packaging where asked, and nothing about the project discussed in the building. We treat that as a standing instruction, not a special request.
- Original lifts and services are at thirty years. One lift per building doing every job, galvanised plumbing losing its bore and wiring sized for a 1995 load. All three are tested in week 0.
- Back Road and the nallah edge flood. Ground and first floors on the western edge take water in heavy rain. Raised plinths and lifted sockets there.
- The market side congests all day. There is no clear window near the market. Deliveries on that side go very early, before the stalls set up.
Logistics we programme against in Lokhandwala
None of the following is exotic. All of it costs money or time, and all of it is cheaper to plan for than to discover.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Past alterations | Thirty years of undocumented owner modifications | Selective opening-up during survey; remediation quoted as its own line |
| Discretion | Privacy expectations from a share of clients | Named crew, no site photography, unmarked deliveries where requested |
| Lift and services | One thirty-year-old lift; original wiring and GI plumbing | All tested in week 0; renewal quoted as visible conditional lines |
| Market congestion | No clear delivery window near the market all day | Very early deliveries on that side, before the stalls set up |
What we specify in Lokhandwala
These are choices we make here that we would not necessarily make in a drier or newer part of the city.
| Element | What we specify | Why, here |
|---|---|---|
| Electrical | Full rewire in conduit; all previous surface runs removed | Chased cable without conduit is common here and is a genuine hazard |
| Plumbing | Galvanised in-flat runs replaced in CPVC | Thirty-year-old GI has lost most of its bore |
| Carcass | BWP on nallah-side walls and wet areas; 710-grade elsewhere | The western edge holds moisture |
| Joinery base | 100 mm plinth on Back Road ground and first floors | Flood exposure on the western edge |
| Hardware | Hettich soft-close standard; Blum on kitchens | Reliable, serviceable and locally stocked |
A typical Lokhandwala programme
- Week 0 — survey, selective opening-up, services testsMeasure, open up two or three suspect areas, megger the circuits and check the plumbing. In a thirty-year-old Complex flat this visit finds most of the budget.
- Weeks 1–3 — design and BOQLayouts and 3D views, with the remediation of past alterations shown as a separate section you can see and question.
- Weeks 4–6 — strip-out, remediation, first fixDemolition, removal of previous informal work, full rewiring and plumbing replacement.
- Weeks 7–11 — joinery and ceilingInstallation, with discreet delivery and named crew throughout where that is the brief.
- Weeks 12–13 — finishes and handoverPaint, hardware, lighting, clean and snagging.
Two Lokhandwala clients, in their words
Same crew every day, no photographs, nothing discussed in the lift. We have done this twice before and it was never handled like that.
They opened up a column on the first visit and found the kitchen drain had been rerouted through it by a previous owner. Everything else in the quote followed from that.
Lokhandwala flats have usually been renovated twice already, and the honest work here is undoing what was done badly before building anything new on top of it.

Frequently asked questions
What do interiors cost in Lokhandwala?+
₹2,130–₹3,770 per sq ft of carpet area. A 680–950 sq ft 2BHK is ₹14.5–20.2 lakh at an essential finish and ₹25.6–35.8 lakh at luxury, ex-GST. Add ₹60,000–₹1.7 lakh for undoing undocumented alterations by previous owners, which most Complex flats need.
Why do you open up walls during the survey?+
Because Lokhandwala flats have typically been altered two or three times over thirty years, without drawings. We have found cables chased in without conduit, kitchen drains rerouted through boxed columns and balconies enclosed with no structural record. Two small openings during the survey turn a guess into a quote.
Can you keep a project here discreet?+
Yes, and for a good share of our clients here that is a standing part of the brief. A named crew that does not change, no photography on site by anyone, materials delivered in unmarked packaging where asked, and nothing about the project discussed in the building. We do not publish addresses or client names from this suburb.
Do Lokhandwala flats need rewiring?+
Almost always. The Complex was wired in the 1990s for a much lighter load, and successive owners have added surface runs and chased cable without conduit. We megger-test on the first visit and quote a full rewire in conduit, with all previous informal runs removed. It is not optional work in most of these flats.
Does Back Road flood?+
The ground and first floors on the western edge toward the nallah do, in heavy rain. We raise joinery on a 100 mm plinth there, lift sockets and use BWP with sealed edges. On the internal grid and on upper floors it is not a factor and the detailing is unnecessary.
