What we work on in Andheri East
Andheri East is one of the busiest working districts in Mumbai with housing threaded through it. JB Nagar, Chakala, Teli Gali, Shastri Nagar and the lanes off Andheri-Kurla Road are ordinary residential markets operating inside an industrial and office grid, and that combination decides almost everything about how a project runs.
JB Nagar and Shastri Nagar
1980s–90s co-operative blocks, six to twelve storeys, compact 1 and 2BHKs. Reliable structure, undersized electrical, and one lift that is also the goods lift.
Chakala and the Andheri-Kurla belt
Mixed-use buildings with commercial ground and lower floors. Residents share the lobby with an office reception, and fit-out hours are set by the commercial tenants.
Teli Gali and the station lanes
Dense, older, narrow. The best value in the suburb and the hardest access — several lanes will not take anything larger than a three-wheeler.
Newer highway-side towers
Post-2010 stock along the Western Express Highway and near the metro stations. Proper service lifts, written fit-out rules and a higher finish expectation.
Planning around Andheri East
- Lane closures are announced late. Metro works, cable laying and BMC road jobs run more or less continuously along the corridor. We confirm the delivery route on the morning of each load rather than assuming last week's route still works.
- Dust is a finishing problem. Fine construction dust gets everywhere on this side of the highway. We seal the flat during finishing, run washable emulsion rather than chalky distemper, and specify gasketed shutters on kitchen storage.
- Mixed-use lifts are not goods lifts. In the Chakala buildings the single lift serves offices during the day. Material moves between 1pm and 4pm or after 7pm, and panel sizes are set by the car dimensions.
- Electrical loads have grown faster than the wiring. A 1990s 2BHK here was wired for two ACs and now runs four plus an inverter. Load assessment comes before the lighting design, not after.
- Teli Gali and the station lanes take three-wheelers only. Everything is broken into small loads with a longer delivery programme. It adds days, and it is the reason two studios can quote the same suburb and differ by a week.

Design and build under one accountable roof in Andheri East
Andheri East: cost per square foot
Expect ₹1,890 to ₹3,290 per sq ft here. The totals below are computed, not estimated, so a 10% change in your carpet area moves them by exactly 10%.
| Home size | Carpet area here | Essential ₹1,890/sq ft | Premium ₹2,560/sq ft | Luxury ₹3,290/sq ft |
|---|---|---|---|---|
| 1BHK | 380–520 sq ft | ₹7.2 – 9.8 L | ₹9.7 – 13.3 L | ₹12.5 – 17.1 L |
| 2BHK | 600–820 sq ft | ₹11.3 – 15.5 L | ₹15.4 – 21.0 L | ₹19.7 – 27.0 L |
| 3BHK | 950–1,280 sq ft | ₹18.0 – 24.2 L | ₹24.3 – 32.8 L | ₹31.3 – 42.1 L |
| 3BHK (highway tower) | 1,300–1,750 sq ft | ₹24.6 – 33.1 L | ₹33.3 – 44.8 L | ₹42.8 – 57.6 L |
Ex-GST; 18% applies on top. Civil work, appliances and loose furniture are excluded. Run your own carpet area through the cost calculator.
Mixed-use buildings add a small but real premium — typically 4 to 6% on labour — because the working day is shortened by the commercial tenants' hours and material movement has to avoid the office lobby peak. We show it as an access line rather than inflating the rate.
Working days, lifts and access in Andheri East
The site rules below are the ones we brief the crew on before the first delivery arrives.
| Constraint | The reality here | How we plan for it |
|---|---|---|
| Route confirmation | Metro and BMC works close lanes with little notice | Route checked the morning of each delivery; a fallback drop point agreed in advance |
| Lift access | Shared passenger lift in mixed-use buildings | Material moved 1pm–4pm or after 7pm; panels sized to the car |
| Dust control | Continuous construction dust across the corridor | Flat sealed during finishing; extraction run during cutting |
| Narrow lanes | Teli Gali and station-side lanes take three-wheelers only | Small loads over more days, priced as handling |
Why the Andheri East spec differs
Below is the working spec we default to locally, with the reason attached to each line so you can argue with it.
| Element | What we specify | Why, here |
|---|---|---|
| Shutters | Gasketed kitchen and wardrobe shutters as standard | Dust ingress is the most common complaint in this belt |
| Paint | Washable acrylic emulsion, not economy distemper | Walls here need wiping down several times a year |
| Electrical | Load assessment and DB upgrade before lighting design | 1990s circuits were sized for a much lighter load |
| Carcass | 710-grade generally; BWP in wet areas | Inland location with no salt exposure |
| Glazing | Sealed gasket frames on highway-facing openings | Traffic noise and particulate both come off the Western Express Highway |
From survey to handover in Andheri East
- Week 0 — survey, load check, NOCMeasure, assess the electrical load, photograph the lift car and lobby route, and file the NOC with the working-hours commitment the commercial tenants will insist on.
- Weeks 1–3 — design and BOQLayouts, 3D views, material samples and a line-item bill including the DB upgrade if the load assessment calls for it.
- Weeks 4–5 — strip-out and first fixDemolition and debris out in small loads, then electrical and plumbing first fix with the new distribution board.
- Weeks 6–10 — joinery and ceilingDelivery in afternoon lift windows. Ceiling closes after services are tested.
- Weeks 11–12 — sealed finishing and handoverThe flat is sealed, finishing runs inside it, then a deep clean, internal snag and your inspection.
What the last two Andheri East handovers were like
The load assessment found we were one circuit away from tripping every summer. The new board cost less than the ACs we would have burnt out.
They worked around the office lift timings without being asked and never once blocked the lobby. The building manager mentioned it unprompted.
Andheri East is not a difficult suburb to build in; it is a difficult suburb to schedule in. The studios that struggle here are the ones that assume a route, a lift and a working day that the district does not offer.

Frequently asked questions
How much do interior designers charge in Andheri East?+
₹1,890–₹3,290 per sq ft of carpet area. A 600–820 sq ft 2BHK works out at ₹11.3–15.5 lakh essential and ₹19.7–27.0 lakh at luxury, ex-GST. Mixed-use buildings add roughly 4–6% to the labour line because the working day is shorter.
Is Andheri East cheaper than Andheri West for interiors?+
Yes, by around 10 to 15% at the same specification. The stock is smaller, the finish expectation is lower outside the highway towers, and there is no salt-air allowance. Access is worse, though, so the labour line is closer than the material line suggests.
How do you deal with construction dust during finishing?+
We seal the flat — window openings taped, door sealed with a zip screen, extraction running during cutting — and we do not open it again until paint has cured. We also specify gasketed shutters and washable emulsion, because the dust does not stop when we leave.
Do the metro works affect the project timeline?+
They affect deliveries rather than the programme, provided the deliveries are planned. Routes change at short notice, so we confirm the approach on the morning of each load and keep a fallback drop point. Studios that plan a single fixed route lose days to it.
Will my old wiring handle four air conditioners?+
Usually not, in 1980s and 1990s JB Nagar or Shastri Nagar stock. Those flats were wired for two units and a much lighter appliance load. We do a load assessment on the first visit and quote the distribution board and circuit upgrade as a visible line before the lighting is designed.
