False Ceiling Designers in Lower Parel

In a mill shell the question is not what the ceiling looks like. It is whether there should be one at all, and what the fire consultant says if there is.

What to do with seven metres

Ceiling strategies in a Lower Parel mill shell
Approach₹ per sq ftAcousticsFire implication
Fully exposed, services coordinated and painted₹75 – 110Poor; the volume is reverberantNone beyond the base strategy
Acoustic rafts over the occupied zone₹330 – 430Good — brings the perceived ceiling down to 3 mCoverage needed above rafts over a certain area
Linear baffles across the plate₹290 – 390Good, and visually continuousUsually exempt at typical spacings; confirm with the consultant
Solid ceiling to enclosed rooms only₹215 – 275Contained within each roomVoid above each room needs its own heads
Full solid ceiling across the plate₹260 – 320Good, and the building is goneA full void requiring full coverage; rarely worth it

Ex-GST. The exposed option looks like the cheap one and it is not free — coordinating, aligning and painting existing services properly is skilled work and is what separates a deliberate exposed ceiling from a neglected one.

Sprinklers above and below, which decides the design

This is the rule that shapes every ceiling in this district and it is enforced. Anything suspended that obstructs the spray pattern creates a space that needs its own protection, and the threshold is a matter for the compound's or the building's fire consultant, not for the ceiling contractor.

  1. Open baffles at wide spacing usually pass. Spray reaches the floor between them. The consultant confirms the spacing; we do not assume it.
  2. Rafts above a certain area need heads beneath them. An acoustic raft over a meeting table is a shield against the head above it. Below-raft heads are added and the whole layout goes back for sign-off.
  3. Any enclosed room's ceiling void needs its own heads. A solid ceiling over a meeting room creates a concealed space, and a concealed space in this district gets protection and access.
  4. The drawing is signed before joinery is released. A ceiling strategy that changes after fabrication means remaking joinery, and we have seen that bill.
  5. Access to every head and valve stays. Panels in solid ceilings, and nothing fixed under a baffle line that blocks a head.

Worked example: 6,000 sq ft mill-shell ceiling package

Mill-shell ceiling package, itemised
Item₹ lakhDetail
Acoustic rafts and baffles — 2,200 sq ft at ₹3908.58Over the open workspace, set at 3.1 m to bring the volume down
Solid ceiling to enclosed rooms — 1,400 sq ft at ₹2453.43Four meeting rooms and the boardroom, with access panels
Exposed-services treatment — 6,000 sq ft at ₹855.10Existing services aligned, bracketed and painted to one colour
Sprinkler drops, below-raft heads and coverage revisions4.20Signed by the compound's fire consultant before joinery release
Lighting — suspended track, linear and feature fittings6.90Hung from the structure, not from the rafts
Access provision, fire certification and documentation1.20Lining certificates retained for the handover file
Total, ex-GST29.41₹490 per sq ft of floor area, complete

Add 18% GST. Note the exposed-services line: ₹5.10 lakh to make the existing services look deliberate. It is the item most often cut from a budget and the one that decides whether the shell reads as designed or as unfinished.

Rafts, baffles and services made deliberate

Doing exposed services properly

An exposed ceiling in a mill shell is not the absence of a ceiling. Left alone, seventy years of accumulated conduit, pipework, brackets and abandoned cabling reads as neglect. Done properly it is one of the best rooms in Mumbai, and the work involved is specific: strip out everything dead, re-route what survives onto a common alignment, replace mismatched brackets with one bracket type, run new containment parallel to the structure rather than diagonally across it, and paint the whole plane one colour so the structure reads and the services recede. That is ₹75 to ₹110 per square foot and about three weeks on a 6,000 square foot plate, and it is skilled coordination rather than decoration.

Fire ratings on lining materials

Every lining material in this district carries a stated rating and the certificate is retained. Class 1 surface spread of flame on wall and ceiling linings, fire-retardant treatment certificates for any concealed timber, and no combustible insulation. Timber baffles in particular — which are a popular choice in these shells and rightly so — must be treated and certified, and the treatment has to be specified before fabrication rather than applied on site afterwards. We keep the certificates in the handover file because on a Lower Parel project they will be asked for, by the compound, by the fire consultant and eventually by the insurer.

Frequently asked questions

Should a mill shell have a false ceiling at all?+

Usually not a full one. A solid ceiling across the plate costs ₹260–₹320 per sq ft and removes the reason anyone took the space. Acoustic rafts over the occupied zone at 3.1 m, linear baffles across the plate, and solid ceilings only in enclosed rooms give you the acoustic control without losing the volume. The exposed zone still needs proper treatment, which is not the same as being left alone.

Do acoustic rafts need their own sprinklers?+

Above a certain area, yes — a raft shields the head above it, so heads are added below and the revised layout goes back to the fire consultant for sign-off. Open baffles at wide spacing usually pass because spray reaches the floor between them, but the spacing is confirmed by the consultant, not assumed by the ceiling contractor. In this district that sign-off precedes joinery release.

What does it cost to make exposed services look deliberate?+

₹75 to ₹110 per square foot, and about three weeks on a 6,000 sq ft plate. It covers stripping out dead services, re-routing survivors onto a common alignment, replacing mismatched brackets with one type, running new containment parallel to the structure, and painting the whole plane one colour. It is the item most often cut from a budget and the one that decides whether the shell reads as designed or unfinished.

Are timber baffles allowed in a mill compound?+

Yes, with fire-retardant treatment and a certificate, and the treatment specified before fabrication rather than brushed on afterwards. Class 1 surface spread of flame on all linings, no combustible insulation, and the certificates retained in the handover file. The compound, the fire consultant and eventually the insurer all ask for them.

How does a Lower Parel tower floor differ from a mill shell?+

A Grade-A tower floor here behaves much like a BKC floor — a grid and plasterboard mix at ₹215–₹320 per sq ft, a landlord coordination drawing, nominated vendors for sprinkler relocation and access panels at every damper and valve. The shells are the genuinely different job, and the two should never be quoted at the same rate.
