Carpet area × the band: premium ₹3,350, luxury ₹4,260 per sq ft. Ex-GST. Bungalow figures cover interior work only; external works, roofing, landscape and boundary are separate. The apartment band is taken from Juhu homes we have delivered and invoiced, priced at October 2026.
Why the rate is the wrong number for a bungalow
On a flat, the interior scope is bounded by the walls and a rate per square foot describes it well. On a JVPD bungalow it does not, because the work that distinguishes one project from another sits outside those walls.
- The roof. Terrace waterproofing on an older bungalow is ₹220–₹650 per sq ft of terrace as a warranty-backed package, laid October to May. On a 1,400 sq ft terrace that is ₹3–₹9 lakh before anything decorative.
- The facade. External render repair, painting and any cladding — ₹180–₹700 per sq ft of elevation, and on a two-storey bungalow the elevation area exceeds the floor area.
- The compound. Boundary wall, gate, driveway and external lighting. ₹6–₹25 lakh, and none of it is in an interior rate.
- Landscape and drainage. ₹350–₹1,400 per sq ft of garden, with conduits and drainage laid before the paving.
- The services you own. Sump, pump, overhead tank, inverter or generator, and often solar. ₹4–₹18 lakh depending on what exists.
- Structural work. Any opening, any slab alteration, any extension — with a registered engineer’s certificate. Priced individually and never small.

Where the project total matters more than the rate
A worked budget: 1,320 sq ft JVPD apartment
A premium fit-out at ₹44.5 lakh, which is ₹3,375 per sq ft — the mid-point of the Juhu premium band.
| Line | Cost | Note |
|---|---|---|
| Modular kitchen — 15 running feet with island | ₹8,02,500 | ₹53,500 per running foot; BWP, acrylic, quartz, SS 316 hardware |
| Master suite — wardrobe, dressing, bed unit | ₹7,55,000 | Marine ply on the sea-facing wall with a ventilated cavity |
| Two further bedrooms | ₹7,79,000 | Wardrobes with lofts, one study, bed units |
| Living and dining joinery | ₹6,21,000 | Media wall, bar, crockery, entrance unit with seat |
| Three bathrooms | ₹4,38,000 | SS 316 throughout, copper-free mirrors, wall-hung sanitaryware |
| Rewiring and new points | ₹2,68,000 | 1988 building; full rewire |
| Designed ceiling and lighting | ₹3,41,000 | Four circuits per principal room; two scenes in the bedrooms |
| Painting and polishing | ₹1,64,000 | Premium emulsion; anti-fungal on the sea-facing walls |
| Handling, debris and protection | ₹55,000 | Lane access; BMC-compliant disposal |
| Design and supervision | ₹2,31,000 | Survey including a coastal exposure assessment |
| Total (ex-GST) | ₹44,54,500 | ₹3,375 per sq ft on 1,320 sq ft carpet |
18% GST adds ₹8,01,810. Excludes the ₹75,000–₹1,50,000 deposit, appliances, loose furniture and flooring.
Damp and salt, which are the two local certainties
- Test the plinth before you design. Protimeter readings at 150, 600 and 1,200 mm on every ground-floor wall. Roughly two in three JVPD ground floors read above 18%, because plinths from before the 1980s rarely have a working damp-proof course.
- Treat, then wait. An injected chemical course is ₹900–₹1,700 per running metre and needs six to eight weeks of dry-down before a breathable paint goes on. Painting early is the commonest cause of a repeat failure.
- No timber within 900 mm of a damp wall. PVC or aluminium skirting, stone or vitrified flooring, and a ventilated cavity behind any joinery on that wall.
- SS 316 everywhere exposed. Within 600 metres of the beach, standard SS 304 pits within two to three years and stains the stone below it.
- Marine ply on all external walls and balcony joinery, with the cavity, and corrosion-protected AC coils on every outdoor unit.
- Anodised aluminium at 20–25 microns on any external frame. Powder-coated mild steel fails at the cut edges here within three years.
Every Juhu quote we issue has a damp line and a coastal line in it before anything decorative. Clients occasionally ask us to take them out. We can, and then we write down what we expect to happen in year three.

Indicative of projects of these types. The interior rate is similar; the total is not, and the difference is entirely the envelope, the services and the plot.
Bungalows: what actually drives the total
Two bungalow projects of the same floor area in the same lane can differ by sixty per cent, and the variables are consistent. Whether the roof and the services are being done, which on a house over thirty years old they almost always should be. Whether there is structural alteration, which brings an engineer, an approval and a programme extension. How much of the plot is being landscaped. Whether the external envelope is in scope. And how much of the interior is bespoke joinery against bought furniture. A useful way to brief a bungalow is to ask for four separate numbers — interior, envelope, services and external — rather than one, because the four have different urgencies and only one of them is optional.
Practical notes
- Lane access. The JVPD lanes are wider than Pali Hill but parked solid. Deliveries are booked before 9am and we keep a stores lock-up inside the property.
- Low-rise means neighbours, not a committee. On a bungalow lane there is no managing committee, so a written notice to the immediate neighbours setting out hours and the noisy-works window does the job a society NOC would.
- Deposits in the apartment blocks are high — ₹75,000–₹1,50,000 in most JVPD buildings, and the committee will walk the common areas before releasing them.
- Anything on the roof is October to May. Terrace, facade, external painting and landscape all wait, which is why bungalow programmes here split across the monsoon.
- Salt reaches the interiors. Even inside a flat 400 metres from the beach, hardware needs wiping down and hinges and runners should be specified so they can be replaced rather than being built permanently into a carcass.
- Plan the outdoor units. On a low-rise property the condensers end up somewhere visible unless a screened, ventilated, serviceable position is designed for them early.

Frequently asked questions
What does interior design cost in Juhu?+
₹2,430–₹4,260 and above per sq ft of carpet area for apartments, ex-GST. A 1,320 sq ft JVPD apartment at a premium finish is about ₹44.5 lakh. Bungalow floors above 1,800 sq ft run ₹39–₹61 lakh and full bungalows ₹67 lakh to over ₹1.2 crore for interior work alone.
Why is a per-sq-ft rate misleading for a Juhu bungalow?+
Because the work that separates one bungalow project from another sits outside the walls: terrace waterproofing at ₹220–₹650 per sq ft of terrace, facade repair and painting at ₹180–₹700 per sq ft of elevation, the compound and driveway at ₹6–₹25 lakh, landscape at ₹350–₹1,400 per sq ft of garden, and the services you own outright at ₹4–₹18 lakh.
What does coastal specification cost in Juhu?+
Eight to fourteen per cent of the interior budget: SS 316 on every exposed fixing, marine ply with a ventilated cavity on external walls and balcony joinery, anodised aluminium at 20–25 microns externally, corrosion-protected AC coils and copper-free mirrors. Within 600 metres of the beach it is compulsory rather than optional.
Do Juhu ground floors have damp?+
About two in three that we survey read above 18% moisture in the plinth walls, because plinths built before the 1980s rarely have a working damp-proof course. Treatment is an injected chemical course at ₹900–₹1,700 per running metre plus six to eight weeks of dry-down before painting, and no timber within 900 mm of the treated wall.
How should I brief a bungalow budget?+
As four separate numbers rather than one: interior, envelope, services and external works. They have different urgencies — the roof and the services are not optional on an older house, while the landscape usually can wait — and combining them into a single per-square-foot figure hides which part of the money is doing what.
How long does a Juhu project take?+
Fourteen to twenty weeks for an apartment and twenty-six to thirty-eight for a bungalow. The bungalow figure is longer because envelope work — roof, facade, external painting, landscape — can only run October to May, so the programme splits with internal work through the monsoon and the envelope either side of it.
