Carpet area × the rate band: essential ₹2,430, premium ₹3,290, luxury ₹4,260 per sq ft. Ex-GST. A partial scope — kitchen and wardrobes only, without ceilings or flooring — lands 20–25% below these figures. Bandra East runs about 12% lower throughout. Every rate here is taken from Bandra flats we have completed and invoiced, held at October 2026.
The premium, itemised
| Cause | Adds | Why |
|---|---|---|
| Building age | +6 – 12% | Much of the stock is 1960–1985. Rewiring, stack replacement and out-of-plumb walls are the norm, not the exception |
| Salt-air specification | +6 – 11% | SS 316 hardware, marine ply on external walls, corrosion-protected AC within about a kilometre of the sea |
| Lane access | +3 – 7% | Pali Hill, Ranwar and the Chapel Road lanes take a 14-foot tempo at most; half-loads and handling labour |
| Committee enforcement | +3 – 6% | Hours held strictly, deposits at the top of the range, worker verification, no informal extensions |
| Finish expectation | +8 – 15% | Acrylic and veneer rather than laminate; branded hardware throughout; a real lighting scheme |
| Labour rates | +4 – 7% | Skilled trades charge more for Bandra work and travel further to reach it |
These overlap; the combined effect is 30–40% against a comparable Andheri or Goregaon project, not the sum of the individual figures.

What the Bandra premium actually buys
A worked budget: 780 sq ft 2BHK, Pali Naka
A premium fit-out at ₹26.8 lakh, which is ₹3,437 per sq ft — the middle of the Bandra West premium band.
| Line | Cost | Note |
|---|---|---|
| Modular kitchen — 11 running feet | ₹5,11,500 | ₹46,500 per running foot; BWP, acrylic, quartz, SS 316 hardware |
| Master bedroom — wardrobe with loft, bed, side units | ₹4,38,000 | Marine ply on the sea-facing external wall, ventilated cavity |
| Second bedroom | ₹3,04,000 | Wardrobe with loft, study ledge |
| Living and dining joinery | ₹3,77,000 | TV wall, shoe and seat unit, crockery |
| Rewiring and new points | ₹2,80,000 | 1974 building; full rewire rather than a rework |
| False ceiling and lighting | ₹2,31,000 | Zoned; four circuits in the living room |
| Two bathrooms | ₹2,19,000 | Vanity, glass, mirror; SS 316 fittings |
| Painting and polishing | ₹1,10,000 | Premium emulsion, one putty coat |
| Handling labour and debris | ₹40,000 | Half-loads up the lane; BMC-compliant disposal |
| Design and supervision | ₹1,70,000 | Survey, drawings, 3D, site management |
| Total (ex-GST) | ₹26,80,500 | ₹3,437 per sq ft on 780 sq ft carpet |
18% GST adds ₹4,82,490. Excludes the society deposit of ₹50,000–₹1,00,000, appliances, loose furniture and flooring replacement.
Bandra West against Bandra East
They are twelve hundred metres apart and they are different markets. Bandra West is older, coastal and lane-constrained; Bandra East is dominated by government quarters, newer towers and the BKC fringe, with wider roads and straighter buildings. East runs roughly 12% below West for the same specification, and the saving is access and building age rather than finish. If you are choosing between two flats on price per square foot of interior work, East is the cheaper site to build in and West is the one where the premium is unavoidable.
A client with two flats in mind, one on Chapel Road and one off the Kalanagar side, asked which would cost less to do up. About three lakh less on the same brief, entirely because one of them has a road a truck can use.

Things that surprise Bandra clients
- The wiring. Anything in a building from before roughly 1985 should be megger tested on day one. Aluminium wiring and undersized circuits are common and rewiring after the ceiling is closed costs three times as much.
- The soil stack. Cast iron in most pre-1990 buildings, corroding at the joints, and ₹55,000–₹1,10,000 to replace — which needs the agreement of the flats above and below.
- Out-of-plumb walls. 20–60 mm over three metres is normal here, and a full-height joinery run needs a scribe fillet designed in rather than improvised.
- The deposit. ₹50,000–₹1,00,000 in most Bandra West societies, and the committee will walk the common areas before releasing it.
- Heritage rules apply outside, not inside. In a Grade-II precinct the facade, the windows and anything visible from the street are governed; your interior generally is not.
- The programme. Twelve to sixteen weeks for a 2BHK rather than ten, because the hours are held strictly and material arrives in half-loads.
Where a Bandra budget should go
On a fixed figure the allocation matters more here than almost anywhere else in the city, because the building will take a share of the money whether you plan for it or not.
- Services first, always. Rewiring, the soil stack and any damp treatment. On a 1970s Bandra flat this is ₹3.7–₹7.3 lakh and it is invisible. Spending it is what stops the flat undoing itself in year four.
- Then the carcass, not the finish. BWP or marine ply, SS 316 hardware, proper edge banding. In a salt-air flat the box outlives the shutter, and the shutter can be replaced.
- Then storage volume. Bandra 2BHKs are 600–850 sq ft and the families in them are the same size as anywhere. Cubic feet before surfaces.
- Then lighting. Four circuits in the living room and a proper scheme in the bedrooms costs about ₹1.8–₹3 lakh and changes the flat more than any material choice.
- Finish last. Acrylic instead of laminate is a 12–18% uplift on the joinery and it is the easiest thing to add in phase two. Rewiring is not.
Phasing in an older Bandra flat
Many Bandra owners inherit or buy into a building that needs more than the flat does, and phasing is common. Two sequences work and one does not. Doing the services and the wet areas in year one and the joinery in year two is sound, because the invisible work is complete before anything is finished over it. Doing one half of the flat and then the other also works, provided the electrical first fix is done across the whole flat in phase one. What does not work is finishing the living room and leaving the rewiring for later, because chasing walls in a completed room in a building with strict working hours is the most expensive sequence available, and we are asked to do it several times a year.

Frequently asked questions
What does interior design cost in Bandra?+
₹2,430–₹4,260 per sq ft of carpet area in Bandra West and ₹2,130–₹3,650 in Bandra East, ex-GST. A 780 sq ft 2BHK at a premium finish comes to about ₹27 lakh, and a 3BHK of 900–1,400 sq ft runs ₹30–₹46 lakh at the same level.
Why is Bandra 30–40% more expensive than Andheri?+
Building age adds 6–12% through rewiring, stack replacement and out-of-plumb walls; salt-air specification 6–11%; lane access 3–7% in half-loads and handling labour; strict committee enforcement 3–6%; higher finish expectation 8–15%; and higher labour rates 4–7%. The causes overlap, so the combined effect is 30–40% rather than the sum.
Is Bandra East cheaper than Bandra West?+
About 12% cheaper for the same specification. East has newer stock, wider roads, straighter walls and less salt exposure; West is older, coastal and lane-constrained. The saving is access and building age, not finish quality.
Do heritage rules affect the interior?+
Generally no. In the Grade-II parts of Bandra West the listing covers the facade, the windows, external colour and anything visible from a public road. Internal replanning, rewiring and joinery are unaffected, subject to the society and to not touching any structural member.
What should I check before buying in an older Bandra building?+
Megger test the wiring, inspect the soil stack for corrosion at the joints, take a protimeter reading on the external walls, and check the plumb of the walls you intend to put full-height joinery against. Those four checks take two hours and typically move a Bandra budget by ₹2.4–₹6.1 lakh.
How long does a Bandra 2BHK take?+
Twelve to sixteen weeks, against ten to twelve in the outer western suburbs. Society hours are held strictly, material arrives in half-loads because the lanes take nothing larger than a 14-foot tempo, and older buildings produce more remedial work once the walls are open.
