The clearances that decide the layout
| Dimension | Comfortable | Workable in 85 sq ft | Consequence if you go below |
|---|---|---|---|
| Gap at the main side of bed | 750 mm | 600 mm | Cannot make the bed from that side |
| Gap at the second side | 600 mm | 450 mm | Sideways shuffle; acceptable for one person |
| Gap at foot of bed | 900 mm | 600 mm | Wardrobe shutter cannot open if hinged |
| Wardrobe depth | 600 mm | 550 mm | Hangers sit at an angle, shirts crease |
| Wardrobe shutter type | Hinged | Sliding | Sliding loses 60 mm of internal depth |
| Bed size | 6 ft king | 5 ft queen | A king leaves under 400 mm on one side |
Draw these on the floor with masking tape before the carpenter starts. Ten minutes of tape has saved more bedrooms than any 3D render.
A palette that stops the walls closing in
One tone, three surfaces. When the wardrobe shutters, the walls and the ceiling sit within a narrow band, the eye loses the room's edges and the space reads longer than it measures.
- Paper white
#F5F3EE— walls and ceiling, same tone, low sheen - Bone
#EAE4D9— sliding wardrobe shutters - Pale wood
#D3C8B6— the 250 mm ledge, bed frame edge - Eucalyptus
#6E7B76— one narrow band behind the bed, 900 mm high only - Ink
#26282A— reading lights, handles, curtain rod — small objects only

What to build at this size
- Top-hung sliding gear, not bottom-roller. Bottom tracks collect dust and grit and jam within a year in a Mumbai flat. Hafele or Hettich top-hung with a floor guide is ₹9,000–₹16,000 more per wardrobe and worth it.
- Wardrobe to the slab, no separate loft box. One shutter line to 2,700 mm with an internal shelf at 1,950 mm. A separate loft looks like an afterthought and wastes the 50 mm gap.
- A 250 mm deep wall ledge in 18 mm ply, running past the bed on both sides at 600 mm height, with a socket and a USB point cut in. It replaces two bedside tables and 0.6 sq m of floor.
- Wall-mounted swing-arm readers, not table lamps. They free the ledge and they can be aimed at the book rather than the ceiling.
Costing an 85 sq ft bedroom
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Wardrobe | 6 ft, floor to slab, two-panel top-hung sliding, BWP and laminate | ₹98,000 |
| Bed | 5 ft queen, hydraulic storage, low headboard | ₹52,000 |
| Wall ledge | 250 mm deep, 8 ft run, with socket and USB | ₹14,000 |
| Lighting | Cove on one side, two swing-arm readers, two-way switching | ₹16,000 |
| Paint and mirror | Full room, plus a 1,600 × 500 mm mirror on the wardrobe return | ₹15,000 |
Total at this specification: ₹1,95,000 ex-GST. Add 18% GST. No false ceiling and no headboard wall. In this room both are costs that make the space smaller.
Three decisions that waste an 85 sq ft room
- Buying the king bed anyway. It leaves 380 mm on one side, which is not a walkway. The bed is the one item where the showroom will not tell you the truth about your room.
- Hinged wardrobe shutters with the bed at 600 mm. The shutter needs its own 600 mm of swing. You will end up opening it halfway for five years.
- A study desk squeezed in. At 85 sq ft, a desk costs you the second side of the bed. Put the desk in the living room and keep the bedroom a bedroom.
The Mumbai 1BHK bedroom, specifically
In a 1BHK the bedroom is usually 9 ft by 9 ft 6 in with the door, the window and the AC point competing for the same two walls, and often a beam dropping 300 mm across the ceiling. Set the wardrobe under the beam — that is the one place the lost height does not matter. If the window is on the bed wall, do not centre the bed on it; push the bed to one side and keep the window clear, because a curtain behind a headboard means you stop opening it. Where the flat backs onto a duct or a neighbour's kitchen, keep the wardrobe off that wall by 25 mm and seal the carcass back, or the smell transfers into your clothes.

Frequently asked questions
Can a small bedroom take a king-size bed?+
Not below about 110 sq ft. A 6 ft king plus 600 mm on both sides and 600 mm at the foot needs 10 ft 6 in by 11 ft of clear floor. In 85 sq ft a 5 ft queen is the honest answer, and most couples do not notice after a week.
Are sliding wardrobes worse than hinged?+
They cost about 15% more, lose 60–80 mm of internal depth and only ever give you access to half the wardrobe at a time. They are still correct when the clear floor in front is under 750 mm, because a hinged door you cannot open is worth nothing.
Where should the AC go in a small bedroom?+
On the wall at the foot of the bed, blowing along the length of the room, never directly above the pillow. If the existing point is over the bed, relocating it during the fit-out costs ₹6,000–₹12,000 and is worth doing while the walls are open.
Does a small bedroom need a false ceiling?+
No. In a 9 ft 6 in slab a drop ceiling over 85 sq ft takes the room to 8 ft 8 in and makes it read as a cabin. If you need to hide AC piping, box only the 450 mm run along one wall.
