Full-height wardrobes under a 9'6" Mumbai slab
Where the money goes — a Mumbai master wardrobe
An 8 rft × 9 ft acrylic wardrobe in a Goregaon tower at ₹1,80,000, mid-band of the ₹1,58,400–₹2,08,800 range:
| Component | Cost | Share |
|---|---|---|
| BWP plywood carcass — 18mm sides and shelves, 12mm back | ₹54,000 | 30% |
| Acrylic shutters on 18mm ply, colour-matched edge-banding | ₹52,200 | 29% |
| Hafele soft-close hinges, tandem channels, handles | ₹27,000 | 15% |
| Internals — rods, drawers, trouser rack, pull-out mirror | ₹19,800 | 11% |
| Carpentry labour, site fixing, scribing to out-of-plumb walls | ₹16,200 | 9% |
| Loft box and shutters at slab level | ₹10,800 | 6% |
| Total (ex-GST) | ₹1,80,000 | 100% |
Why Mumbai wardrobes cost more
| Factor | Delta | What is actually happening |
|---|---|---|
| Carpentry and polishing labour | +9 – 13% | ₹1,100–1,500 a day for a carpenter and ₹1,200–1,600 for a polisher against ₹750–1,000 nationally |
| BWP or WPC carcass mandatory | +6 – 10% | 75–85% relative humidity June to September; MR-grade behind an external wall delaminates within two monsoons |
| Society hours 10am–6pm, no Sundays | +5 – 8% | Cutting and drilling confined to eight hours; a three-wardrobe job stretches from two weeks to three |
| Service lift and board handling | +3 – 6% | 8×4 sheets that do not fit a passenger lift get cut to size off-site, which raises wastage by 8–12% |
| Out-of-plumb walls in older buildings | +3 – 5% | Scribing fillers, packing and site adjustment on every unit in pre-2000 stock |
| Salt air within 2 km of the coast | +2 – 4% | SS 304/316 screws, hinges and rods instead of MS; plain steel rusts through in three to four years in Bandra and Juhu |
Suburb-to-suburb variation
| Area | Acrylic ₹/sq ft face | Local reality |
|---|---|---|
| Bandra West / Khar / Juhu | ₹2,700 – 2,900 | Salt-air hardware, low-rise buildings without service lifts, strict work-hour enforcement |
| Worli / Lower Parel / Prabhadevi | ₹2,650 – 2,900 | Tower managers and lift slots; material staged in the basement and moved in one-hour windows |
| Andheri West / Goregaon / Malad | ₹2,300 – 2,650 | The Mumbai baseline; working service lifts and predictable delivery |
| Powai / Chembur / Ghatkopar | ₹2,250 – 2,600 | Organised societies, good loading bays, standard 9'6" slabs |
| Thane / Mulund / Navi Mumbai | ₹2,150 – 2,450 | Larger bedrooms mean longer runs and slightly better rates per foot |
| Mira Road / Vasai / Virar / Panvel | ₹2,000 – 2,300 | 22–28% below Bandra West for identical construction |
In a 1990s Andheri flat nothing is square. We budget a day per wardrobe just for scribing and packing, and the quote says so — because the alternative is a four-millimetre gap the client looks at every morning.

Specification that survives a Mumbai monsoon
- BWP ply, IS 710 marked, on every carcass below counter height and against any external wall. Ask to see the stamp on the board, not on the invoice.
- Edge-banding on all four edges of every panel, including the ones nobody sees. An unbanded edge is where moisture enters a wardrobe.
- A 10–15mm gap behind the back panel where the wardrobe sits on an external wall, so the wall can breathe and condensation does not sit against the board.
- SS 304 or 316 screws, rods and hinges within 2 km of the sea. Plain MS rusts through in three to four years in Bandra, Khar, Juhu and Versova, and the stain runs down the inside of the shutter.
- Lacquered glass or acrylic rather than veneer in a bathroom-adjacent wall. Veneer and PU need a stable humidity that a Mumbai bedroom does not have in August.
- A loft, always. It is the cheapest storage per cubic foot available and it keeps seasonal luggage off a floor that may get wet.
- Silicone the wardrobe-to-wall junction, do not just scribe it. Mumbai walls move enough seasonally to open a scribed joint.
What a Mumbai wardrobe quote excludes
- 18% GST — on the ₹1,80,000 wardrobe above that is ₹32,400, taking it to ₹2,12,400. Check yours in the GST on interior work calculator.
- Waterproofing behind an external wall — ₹4,000–₹15,000 per wardrobe run, and on a west-facing Mumbai wall it is not optional.
- Society deposit and lift charges apportioned to the job if the wardrobes are a stand-alone scope rather than part of a full interior.
- Mirrors, internal lighting and the circuit — ₹4,500–₹11,000 per mirrored shutter, ₹6,000–₹14,000 for sensor-controlled LED internals.
- Removal of the old wardrobe — ₹3,500–₹10,000 including bagged debris carried down and disposed of under BMC rules.
- Plaster and paint made good around the new unit.

Frequently asked questions
How much does a wardrobe cost per sq ft in Mumbai?+
₹1,700–₹2,100 per sq ft of face area for laminate on BWP ply, ₹2,200–₹2,900 for acrylic or membrane, ₹2,900–₹3,600 for veneer with PU and ₹3,200–₹4,100 for sliding WPC with lacquered glass — all excluding 18% GST.
What does a wardrobe cost per running foot in Mumbai?+
At the standard 9 ft Mumbai height, ₹15,300–₹18,900 per running foot in laminate on BWP, ₹19,800–₹26,100 in acrylic and ₹26,100–₹32,400 in veneer with PU. At 10 ft under a taller slab, add roughly 11% to each band.
Why are Mumbai wardrobes quoted at 9 or 10 feet?+
Because Mumbai slab heights are typically 9'6" to 10'0" and floor space is scarce, so wardrobes run to the ceiling with a loft rather than stopping at 7 feet. That adds two to three feet of face area per running foot, which is why a Mumbai per-running-foot rate looks high against a national one.
Can I use MR plywood for a wardrobe in Mumbai?+
Not sensibly. Relative humidity runs 75–85% from June to September, and MR-grade carcass against an external or bathroom-adjacent wall typically swells and delaminates within two monsoons. BWP ply or WPC adds 6–10% to the wardrobe and removes the rebuild.
Which Mumbai suburbs are cheapest for wardrobes?+
Mira Road, Vasai, Virar and Panvel at ₹2,000–₹2,300 per sq ft of face area in acrylic — about 22–28% below Bandra West at ₹2,700–₹2,900. Thane, Mulund and Navi Mumbai sit at ₹2,150–₹2,450, and Andheri to Malad is the city baseline.
Do I need society permission just for wardrobes?+
Usually yes if there is any drilling. Most Mumbai societies require an intimation letter, worker ID copies and adherence to 10am–6pm working hours even for a single-room scope, and many ask for a small refundable deposit. It is quicker than a full renovation NOC but should still be started a week ahead.
