Subtracting, in order
- Move the drying rack up. A ceiling-mounted pulley rack frees the 6 sq ft a floor rack occupies and is the single largest gain available on most Mumbai balconies.
- Move the AC outdoor unit to a wall bracket. ₹4,000–₹8,000, returns about 4 sq ft of floor, and improves the unit's airflow at the same time.
- Replace the pots with one planter run. A single 200 mm deep planter along the parapet, lined and drained, holding what twelve pots held, with none of the visual noise.
- Lay one continuous deck. WPC or stone on adjustable pedestals, with a lift-out panel over the outlet, so the whole floor reads as one surface.
The minimalist balcony palette
Two greys and a wood, with the planting supplying all the colour. Outdoors, colour fades unevenly; tones that are already muted age far better.
- Pale grey
#D8D4CC— the back wall in an exterior-grade finish - Stone grey
#B7B3AA— the parapet face and the planter run - Graphite
#5E625E— the slatted screen and the planter - Warm WPC
#A97B4E— the deck - Foliage
#2F4A38— the planting, which is the only colour
What survives outdoors
- WPC or stone on adjustable pedestals, never glued. The building's waterproofing and slope stay intact underneath and the deck lifts out for cleaning and over the drain.
- Powder-coated aluminium at 60–80 microns, or SS 316 within 2 km of the sea. Painted mild steel bleeds rust down the building's face within eighteen months.
- A single lined planter with a drainage outlet into the balcony drain, not free-standing pots on the slab. Pots standing directly on the slab hold water underneath permanently.
- IP65 lighting with the driver indoors where possible, and any socket on a 30 mA RCD. Most balcony lighting failures are driver failures.
What a minimalist balcony costs
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Deck | WPC or stone on adjustable pedestals with a lift-out drain panel | ₹38,000 |
| Screen | Plain slatted powder-coated aluminium screen to one side, 7 ft | ₹42,000 |
| Planter | One 200 mm lined planter run along the parapet with drainage | ₹28,000 |
| Lighting | Two IP65 wall lights, driver indoors, on a separate switch | ₹16,000 |
| Furniture | Two chairs and a small side table, storable for the monsoon | ₹26,000 |
Total at this specification: ₹1,50,000 ex-GST. Add 18% GST. Also budget ₹10,000–₹16,000 for the ceiling drying rack and the AC bracket relocation, which is what actually creates the space.
Three ways a minimal balcony fails
- Leaving the drying rack. It occupies more floor than the furniture and it is the reason the balcony did not feel usable in the first place.
- Covering the drain. A glued deck over a balcony outlet is how water ends up in the living room in July. Everything above the slab has to lift.
- Screening three sides. One screen gives privacy; three make a 40 sq ft balcony a cupboard with a view of itself.
Minimal balconies in Mumbai
Everything on this page has to survive two metres of rain, eight months of salt air and, in most buildings, a society that objects to permanent structures. Keep everything loose-laid and wall-fixed rather than parapet-fixed: societies object to parapet drilling more than to anything else, and the parapet is also the part of a balcony that fails first in a monsoon. Exterior-grade paint on the back wall matters more than people expect, because horizontal rain reaches 1.5 m up it. And check the outdoor unit before designing: in many flats the AC condenser sits on the balcony floor, and moving it to a bracket is the cheapest square footage you will ever buy.

Frequently asked questions
What makes a small balcony feel bigger?+
Removing the drying rack and the AC unit from the floor, laying one continuous deck, and consolidating the pots into a single planter. Those three changes typically return 8–10 sq ft of a 40 sq ft balcony.
Can I glue the decking down?+
No. It breaches the building's waterproofing, traps water against the slab and covers the drain. Adjustable pedestals cost a little more and keep everything reversible.
What plants suit a minimal balcony?+
One species repeated rather than a collection. A run of a single foliage plant in one planter reads as designed; twelve different plants in twelve pots reads as a nursery, which is a fine thing to want but a different page.
Do I need society permission?+
For loose decking, a wall-fixed screen and lighting, usually not, but tell them. For anything drilled into the parapet, glazed or permanently fixed, yes, and in writing.
