Treating the balcony as a room
A curved built-in bench
1,800–2,400 mm along one side with a 200–400 mm radius at the end, in WPC or powder-coated aluminium with a marine-grade cushion, and storage inside for cushions and tools. ₹45,000–₹85,000, and it is what turns a strip into a place to sit.
A finished floor
Terrazzo or stone-look porcelain at 20 mm on adjustable pedestals, laid like an interior floor with a tight joint. It reads as a room rather than as a service area, which is the whole shift.
A fluted or perforated screen
A designed screen in fluted aluminium, perforated sheet or vertical fins, powder coated. It handles privacy and it is the element visible from inside the flat, so it is worth the design attention.
Warm, dimmable light
2700K IP65 fittings on a dimmer, at low level rather than overhead. Low warm light outdoors extends the usable hours and makes planting read green rather than grey.
The contemporary balcony palette
Warm mineral tones that hold up as they fade, with the planting as the only saturated colour. Everything out here weathers, so choose tones that weather towards something you still like.
- Terrazzo sand
#D9CFBE— the floor - Warm graphite
#6B6A63— the screen and the bench frame - Teak tone
#A8764D— the bench slats or the table top - Deep foliage
#2F4A38— the planting - Aged brass
#A5854E— one light fitting or a hook, if any metal shows
Specification for a coastal balcony
- 20 mm porcelain or terrazzo on adjustable pedestals, which takes thermal movement, lifts for cleaning and keeps the waterproofing intact. Natural marble outdoors in Mumbai etches within a season.
- SS 316 fixings throughout on a sea-facing balcony, not SS 304. Tea-staining from 304 runs down the building's external face and is the kind of thing a society notices.
- Solution-dyed acrylic cushions with a storage bench to put them in, because nothing soft survives a Mumbai August outdoors.
- Powder coating at 80 microns on any aluminium, not the 40 microns typical of indoor furniture. Ask for the figure in writing.
What a contemporary balcony costs
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Flooring | Terrazzo or stone-look porcelain on adjustable pedestals, lift-out drain panel | ₹52,000 |
| Built-in bench | 2,000 mm curved bench with storage and marine-grade cushions | ₹58,000 |
| Screen | Fluted or perforated powder-coated aluminium screen, 8 ft | ₹64,000 |
| Lighting | Three IP65 fittings at low level, 2700K, dimmable, driver indoors | ₹22,000 |
| Planting | Lined planter run with drip irrigation and a timer | ₹24,000 |
Total at this specification: ₹2,20,000 ex-GST. Add 18% GST. Society permission is usually needed for anything fixed to the parapet or visible as a change to the building's exterior. Ask before ordering the screen.
Three contemporary balcony mistakes
- Indoor-grade powder coating. 40 microns is standard for interior furniture and fails on a Mumbai balcony within two years. 80 microns, and SS 316 fixings near the sea.
- Cool white lighting. 4000K outdoors makes foliage look grey and the space look like a corridor. 2700K, dimmable, low.
- A built-in bench with no storage. The cushions have to go somewhere in June. A bench with a lift-up seat solves it; one without creates a problem.
Contemporary balconies in Mumbai buildings
Two approvals and one climate reality. The screen is visible from outside, so it changes the building's appearance and most societies will want to approve it — some buildings have a standard they enforce, and in a recently redeveloped tower the developer's fit-out manual may prohibit it entirely for the first few years. Ask early. Second, anything fixed to the parapet needs permission and, in an older building, a structural opinion. The climate reality is that a contemporary balcony is a soft-furnished space and Mumbai has a season where soft furnishing cannot be outdoors; the storage bench is not a nicety, it is the thing that lets the scheme survive from one December to the next.

Frequently asked questions
Is terrazzo suitable outdoors in Mumbai?+
Resin terrazzo is not; cement terrazzo and terrazzo-look porcelain both are, sealed and laid on pedestals. Porcelain is the lower-maintenance choice and the difference is not visible from a metre away.
Do I need permission for a balcony screen?+
Usually, because it changes the external appearance. Many societies have a standard they enforce. In a redeveloped building, check the developer's fit-out manual as well, which is often stricter than the society.
How do I keep cushions usable through the monsoon?+
Solution-dyed acrylic fabric and a storage bench with a lift-up seat, and bring them in from June to September. Nothing soft survives outdoors through a Mumbai monsoon regardless of the fabric.
What lighting works on a balcony?+
IP65 fittings at 2700K, mounted low, on a dimmer, with the driver indoors if the layout allows. Any socket on a 30 mA RCD. Warm low light is what makes a balcony usable in the evening.
