What to keep, replace and never cut
| Element | Full renovation | Budget approach | Saves | Verdict |
|---|---|---|---|---|
| Layout | Move WC and basin | Keep both | ₹35,000 | Take it |
| Floor tile | Strip and relay | Overlay if level allows | ₹16,000 | Only if waterproofing is sound |
| Wall tile | Floor to ceiling | To 2,100 mm, paint above | ₹11,000 | Take it |
| Waterproofing | Full membrane | Patch only | ₹22,000 | Do not, if tiles come off |
| Vanity | Wall-hung with drawers | 600 mm with one shutter | ₹16,000 | Take it |
| Shower area | Glass enclosure | Fixed panel or curtain | ₹14,000 | Take it |
| Brassware | Premium mixer set | Mid-range single lever | ₹24,000 | Take it |
| Exhaust | Ducted, timed | None | ₹6,000 | Do not — mould follows |
The two refusals are both invisible. That is the pattern in a bathroom: what you can see is cheap to change later, and what you cannot see is not.
A budget bathroom palette
One light tile to 2,100 mm with paint above, a mid-tone floor and black fittings. Two tiles and one paint colour is all the palette a small bathroom needs.
- Off-white
#F2F0EB— wall tile to 2,100 mm - Moisture-resistant white
#E6E3DC— painted wall above the tile line and the ceiling - Mid grey
#A8A49B— floor tile, anti-skid - Sage
#7D8580— the vanity shutter, the one colour - Matte black
#26282A— tap, shower and the towel rail
Where the money has to go
- Two-coat waterproofing with a 300 mm upstand and a ponding test, wherever tiles come off. ₹120–₹220 per sq ft. It is the one line that cannot be reduced, because the downside is the flat below.
- A ducted exhaust at eight to ten air changes an hour on a run-on timer, ₹5,000–₹9,000. Without it a small Mumbai bathroom grows mould on the grout within one monsoon.
- Mid-range single-lever brassware from Jaquar, Hindware or Cera, with ceramic cartridges and available spares. Unbranded mixers cannot be repaired and the cartridge is not stocked anywhere.
- Anti-skid floor tile at R10 or better. A budget bathroom with a slippery floor is a false economy of a different kind.
A ₹1.42 lakh bathroom, itemised
| Element | Specification | 2026 Mumbai cost |
|---|---|---|
| Tiling | Walls to 2,100 mm and floor, 170 sq ft, standard format, epoxy grout at wet areas | ₹38,000 |
| Sanitaryware and brassware | WC, basin, mid-range single-lever mixer set, health faucet | ₹42,000 |
| Vanity and mirror cabinet | 600 mm wall-hung with one shutter and a mirror cabinet above | ₹18,000 |
| Waterproofing and civil | Membrane where tiles are removed, ponding test, minor level correction | ₹26,000 |
| Shower area | Fixed 8 mm glass screen or a rail and curtain, plus a recessed niche | ₹8,000 |
| Lighting and exhaust | Mirror light, one ceiling fitting, ducted exhaust with timer | ₹10,000 |
Total at this specification: ₹1,42,000 ex-GST. Add 18% GST. Keeping the layout is what makes this figure possible. Moving the WC alone would add ₹18,000–₹40,000 and might not be permitted by the stack.
Three savings that cost more later
- Skipping the waterproofing where tiles came off. It saves ₹22,000 and risks a leak into the flat below, which in a Mumbai society means your repair, their damages and a committee letter.
- No exhaust. ₹6,000 saved, and a bathroom that grows mould on the grout and the ceiling every monsoon.
- Unbranded brassware. A ₹900 mixer cannot be repaired when the cartridge fails, because nobody stocks the part. A ₹3,500 branded one can, for ₹350.
Budget bathroom work in a Mumbai flat
Three things decide whether a cheap bathroom renovation stays cheap. First, the sunk slab: if a previous renovation filled it with rubble, you will find out on day one and it costs ₹15,000–₹25,000 to clear and re-screed. Budget a contingency. Second, the society: most require written intimation, a waterproofing assurance and sometimes a deposit before bathroom work, and all require the flat below to be informed. Third, the timeline: with 10am to 6pm working hours and no Sundays, a 35 sq ft bathroom takes three weeks, not ten days, and if it is the only bathroom in the flat that needs planning. Overlaying tile is worth considering where the existing waterproofing is sound and the door has clearance, but check the threshold height first — 12 mm of new tile plus adhesive will stop a door that already scrapes.

Frequently asked questions
Can I tile over existing bathroom tiles?+
Where the existing tiles are sound, well bonded and the waterproofing beneath has not failed, yes — with a primer and the right adhesive. It saves ₹12,000–₹20,000 and about four days. Check the door clearance and the threshold first.
What is the cheapest a bathroom can be renovated for?+
About ₹1.2–₹1.6 lakh for a 35–40 sq ft bathroom with the layout unchanged, including tiling, sanitaryware, a vanity and an exhaust. Below ₹1 lakh you are changing fittings and painting, which is a reasonable thing to do but is not a renovation.
Is waterproofing always necessary?+
Wherever tiles are removed, yes. If you are only changing fittings and the floor stays untouched, the existing waterproofing stays intact and does not need redoing. The moment the floor tile comes off, it does.
Which fittings are worth spending on?+
The shower mixer and the basin tap, because you use them daily and because branded cartridges are repairable. The WC and the basin themselves can be mid-range without any real consequence.
