The systems in common use
| System | Rate / sq ft | Where |
|---|---|---|
| Cementitious two-component coating | ₹90–150 | Bathroom floors and walls — the standard |
| Acrylic polymer coating | ₹75–130 | Light-duty, internal, dry-area backup |
| Polyurethane liquid membrane | ₹180–320 | Terraces, podiums, exposed decks |
| Crystalline admixture / slurry | ₹110–190 | Sunken slabs, water tanks |
| APP / bituminous membrane | ₹120–220 | Terraces; not used inside a flat |
Where it must go
- Bathroom floor, full area, turned up the walls to 300 mm minimum.
- Shower enclosure walls to 1,800 mm, or full height in a wet and dry layout.
- Around and under every floor trap and pipe penetration, with a collar.
- Balcony and utility floors, turned up 150 mm.
- Behind a kitchen sink run and under a washing machine platform.
- The wall shared between a bathroom and a bedroom, on the bathroom side.
The pond test, and why it is not optional
After the membrane cures, the area is bunded and flooded to 25–50 mm for 48 to 72 hours, with the flat below checked at the start and the end. It costs nothing and it is the only way to know before ₹80,000 of tiling goes on top. Insist on it in writing, insist on being present, and photograph the water level with a timestamp. A contractor who resists a pond test has told you what to expect.
Curing time is part of the system, not a delay. Cementitious membranes need two to three days of moist curing before the pond test and a further day to dry before tiling. Tiling over a green membrane traps water under the tile bed and produces the exact failure the membrane was bought to prevent.
Why it matters more in Mumbai
A leak in a Mumbai flat does not stay in your flat. Water tracks through the slab into the ceiling below, and the resulting dispute involves your neighbour, the society and often a legal notice. Repairing it means removing your finished bathroom. Against a repair bill of ₹1.5–4 lakh plus the relationship, the ₹18,000–35,000 that proper waterproofing adds to a bathroom is the least contentious spend in the project. Frequently asked questions
How long does bathroom waterproofing last?+
A correctly applied cementitious system under tile lasts fifteen to twenty years. Failures are almost always workmanship — a missed pipe collar, an inadequate wall turn-up, or tiling started before the membrane cured — rather than the material wearing out.
Is waterproofing needed if the bathroom is already tiled?+
Tile and grout are not a membrane. If an existing bathroom is not leaking, leave it. If it is, the tiles come off, because there is no way to introduce a membrane under a finished floor. That is why it is done once, properly.
What is a pond test?+
Flooding the waterproofed area to 25–50 mm for 48–72 hours and checking the ceiling below for any trace of moisture. It is the only reliable verification available, it costs nothing, and it must happen before tiling.
Does waterproofing need to go on the walls?+
Yes — 300 mm minimum everywhere, 1,800 mm in a shower, full height on a wall shared with a bedroom. Most bathroom leaks that damage an adjoining room start at the wall-floor junction, not in the middle of the floor.
