How to use the plans
- Decide the enclosed-room count first. At fifty people, eight enclosed spaces is the baseline. Work backwards from that to the desk banks, not the other way round.
- Only zone by department if the departments are stable. A reorganisation six months after handover turns a zoned plan into a very expensive reshuffle; uniform banks absorb change for free.
- Check the AHU zoning against your plan. At this size the landlord’s air-conditioning zones will not match your room layout, and re-zoning is a capital cost people forget.
Three mistakes at fifty seats
- Treating the training room as optional. A room that seats twenty pays for itself in avoided external venue hire within about a year.
- Two phone booths instead of four. At fifty people with hybrid attendance, two booths are a queue, not a facility.
- Leaving the wellness room to the end. It gets whatever space is left, which is usually an internal box with no ventilation, and then nobody uses it.

Frequently asked questions
How long does a 50-person office fit-out take?+
Fourteen to twenty weeks from drawings to occupation for a warm shell, assuming landlord approvals run in parallel rather than sequentially. A bare shell adds four to six weeks for HVAC, fire and electrical infrastructure that a warm shell already has.
What is the right ratio of meeting rooms to desks?+
Roughly one enclosed space per six to seven people at this size, plus phone booths on top. Sheet A has eight for fifty. Offices that build four discover within a month that every room is booked and half the bookings are for two people on a call.
Should we zone by department?+
Only if the org chart is settled. Department zones improve adjacency and identity, but they lock the plan to a structure. If you expect to grow or restructure inside the lease term, uniform desk banks with movable storage will cost you far less in churn.
How much does a 50-seater fit-out cost in Mumbai?+
₹1,400 to ₹2,800 per sq ft carpet, ex-GST, for a warm shell at a normal corporate specification. A 3,400 sq ft floor at ₹2,000 is about ₹68 lakh before GST, excluding IT hardware, which is typically a separate budget line.
Is a wellness room a legal requirement?+
Provisions for nursing mothers are required of establishments above certain thresholds under state shops and establishments rules, and the threshold is lower than most employers assume. Beyond compliance it is a room people genuinely use, which is more than can be said for some breakout areas.
