Meeting-room provision
This calculator also returns a meeting-room mix, because under-provisioning rooms is the most common workplace planning error. We use one small room per 10 people, one medium per 25, one large per 60, and one phone booth per 11 — weighted for hybrid working, where most meetings now include a remote participant.
This calculator uses the same rate bands our estimators apply, derived from Greenbox project records and cross-checked against published 2026 market data. It is an indicative estimate, not a quotation — a real price depends on your actual drawings, site condition and material selection.

Frequently asked questions
How much office space do I need per employee in India?+
Between 60 and 150 usable sq ft depending on work style: 60–80 for dense open plan, 80–110 standard, 90–120 for hybrid, and 110–150 where private cabins dominate. Add 15–20% for building core and common areas to reach leasable area.
What is the difference between usable and leasable area?+
Usable area is the space your team actually occupies. Leasable (or chargeable) area adds your share of lift lobbies, staircases, common washrooms and building services — typically 15–20% more, and it is what you pay rent on.
How many desks do I need if we work hybrid?+
Most hybrid organisations run 0.6 to 0.8 desks per person. The right ratio depends on your attendance policy: mandated three days a week usually needs 0.8, while genuinely flexible attendance can work at 0.6. Measure actual attendance for a month before deciding.
Should I plan for current or future headcount?+
Plan services and infrastructure for a three-year headcount, and fit out furniture for today plus a 10–20% buffer. Adding power, data and HVAC capacity later is disruptive; adding desks into an already-serviced space is simple.
