What is on each sheet
Both sheets and their schedules follow. Sheet B adds a town hall space that removes the need to clear the floor for all-hands meetings.

How to use the plans
- Start with the services, not the furniture. At this size the distribution board positions, the AHU zoning and the cable containment routes constrain the plan far more than any adjacency preference.
- Stagger lunch deliberately. Dining for forty out of a hundred works; dining for a hundred does not exist in any Mumbai floor plate at a sane rent.
- Give the town hall a second use. On Sheet B the seating is stackable and the space works as breakout the other four days of the week.
Three mistakes on a large floor
- An IT rack in the store room. It overheats every April, and by the time it fails the cost is not the rack.
- Uniform desk banks with no visual breaks. A hundred identical desks in one sightline reads as a call centre regardless of what the company does.
See the office fit-out contractors page, or size the floor with the seating capacity calculator.
Frequently asked questions
What carpet area do 100 employees need?+
6,500 to 8,000 sq ft in Mumbai, which is 65 to 80 sq ft a head. The lower end is achievable only with disciplined hybrid attendance and shared desks; at full daily occupancy, 68 sq ft a head with the meeting-room count on Sheet A is about as tight as a floor stays pleasant.
How many meeting rooms for 100 people?+
Seven to nine enclosed meeting rooms plus eight to ten phone booths, and a boardroom on top of that. The booths do most of the work: the majority of bookings on a hundred-person floor are one person on a video call, which does not need a twelve-seat room.
Can a 100-seater be done on one floor?+
Usually yes in a Grade-A building in BKC, Powai or Goregaon, where floor plates run 8,000 to 25,000 sq ft. In older Andheri or Lower Parel stock you are more likely to be splitting across two floors, which changes the plan substantially — each floor needs its own pantry and toilets.
What does a 100-seater fit-out cost?+
₹1,500 to ₹3,200 per sq ft of carpet, ex-GST, depending on specification and on how much MEP you inherit. A 6,800 sq ft floor at ₹2,200 is roughly ₹1.5 crore before GST. AV, IT hardware and furniture beyond the workstations are usually separate.
Should we build neighbourhoods or banks?+
Neighbourhoods, if you can afford the ten extra square feet per person. A hundred people in undifferentiated rows is the arrangement people most often describe as the reason they prefer working from home. Grouping them in twenties costs little and changes how the floor reads.
