What is on each sheet
Both plans and their full furniture schedules are below, exactly as the drawing prints them. Sheet A is the denser and cheaper arrangement; Sheet B buys 250 sq ft of adjacency and quiet.

How to choose between them
- Count how often your team turns around to talk. If the answer is constantly, pods pay for their extra area. If people wear headphones all day, rows are better and cheaper.
- Price both before deciding. At Mumbai fit-out rates the 250 sq ft difference is roughly ₹4 to ₹6 lakh of rent and fit-out over a three-year lease.
- Put the collaboration spine on the circulation route, as Sheet B does. A breakout space off the main route gets walked past, not used.
- Fix the meeting-room count before the desk count. Three enclosed rooms for twenty people is the ratio that keeps the open floor workable.
Three things that go wrong at twenty seats
- One meeting room. At twenty people it is booked solid by 10am and the overflow meeting happens beside someone’s desk.
- Pods imposed on the wrong team. A 120-degree cluster forces eye contact. For a team doing heads-down work that is a cost, not a benefit.
- No lockers. The moment attendance goes hybrid, personal belongings colonise desks that were meant to be shared.
Work the numbers with the workstation count calculator and read the space per employee guide.
Frequently asked questions
How many square feet for 20 employees?+
Between 1,300 and 1,700 sq ft carpet in Mumbai. Below 1,300 you are dropping either the meeting rooms or the pantry, and both get missed. Above 1,700 the plan starts to feel empty unless you add function — a training room, a larger breakout, a wellness room.
Are pods better than rows?+
Only for teams that collaborate continuously. Pods cost about 12 sq ft more per person and they increase incidental noise. For a sales or design team that is a fair trade. For analysts, engineers or anyone on calls all day, banked rows with good acoustic separation work better.
What desk size should I specify?+
1,200 x 600 mm is the Mumbai norm and 1,400 x 700 mm is comfortable. If anyone runs two monitors, 1,400 mm is the minimum, not the upgrade. Sheet A is drawn at the 1,200 mm module and Sheet B at 1,400 mm, which is part of why it needs more area.
How many toilets does a 20-person office need?+
That is usually the landlord’s core provision, not yours, and it is worth checking before signing. A floor plate shared between several tenants can leave twenty of your staff sharing two cubicles, which no fit-out budget can fix afterwards.
Should the cabins go on the window wall?+
Almost never. Cabins on the glazed wall take the daylight from the twenty people in the open floor and give it to the three with doors. Both sheets here put the cabins on the internal wall and keep the glazing for the desks.
