What is on each sheet

How to use the plans

  1. Measure the carpet area from the landlord’s fit-out drawing, not from the brochure. Chargeable area in a Mumbai Grade-B building runs 25 to 40 per cent above carpet.
  2. Plot the columns and the riser first. A single column in the middle of a 20 ft span decides where the meeting room goes, not your preference.
  3. Count the enclosed rooms before the desks. Ten people with no enclosed room take their calls in the open floor, and the floor becomes unusable.
  4. Check the lift diagonal before specifying a 6 ft meeting table; most older Andheri and Lower Parel buildings cannot take one whole.

Three mistakes these plans prevent

  • Filling the plan with desks. Ten desks fit in 500 sq ft. They do not work in 500 sq ft, because nothing else does.
  • Putting the pantry in the reception sightline. It is the cheapest mistake to avoid and the most visible one to a visiting client.
  • Skipping the phone booth to save 30 sq ft. On a ten-person floor the booth is occupied most of the day, which tells you what it was replacing.

Frequently asked questions

Is 700 sq ft enough for 10 people?+

Yes, at 70 sq ft a head, which is the working Mumbai average. It gives you ten desks, one cabin, one meeting room and a pantry, with nothing spare. Below 60 sq ft a head you are choosing between a meeting room and a pantry, and teams usually regret losing the meeting room.

What does a 10-seater office cost to fit out?+

Between ₹1,100 and ₹2,400 per sq ft of carpet, ex-GST, depending on whether the space is warm shell or bare shell and how much of the HVAC and fire system you inherit. A 720 sq ft office at ₹1,600 works out at about ₹11.5 lakh before GST.

How wide should the circulation be?+

Three feet between desk backs and 4 ft on the main route to the exit. The 4 ft figure is not a comfort choice: it is what keeps a means-of-escape route compliant once the fire officer inspects the fit-out.

Can I use these plans for a landlord submission?+

Not directly. They are planning aids, not drawings issued for approval. A landlord fit-out submission needs your floor plate, the services layout, the fire and sprinkler modifications and a licensed consultant’s stamp. Use these to fix the arrangement, then have it drawn properly.

Do I need two cabins for ten people?+

Rarely. One cabin plus one bookable meeting room serves most ten-person teams better, because the second cabin sits empty while the meeting room is always full. Sheet B shows two cabins for the firms — usually professional services — where two people genuinely need a door.
