Benchmarks
| Work style | Usable sq ft / person | Desk ratio | Typical sectors |
|---|---|---|---|
| Dense open plan | 60 – 80 | 1 : 1 | Sales, BPO, support |
| Standard office | 80 – 110 | 1 : 1 | Mixed corporate |
| Hybrid / activity-based | 90 – 120 | 0.6 – 0.8 : 1 | Tech, consulting, agencies |
| Cabin-heavy | 110 – 150 | 1 : 1 | Law, finance, senior-heavy firms |
The hybrid paradox
Hybrid working reduced desk counts and increased space per person. Fewer people are in on any given day, so fewer desks are needed — but the people who come in are there to collaborate, so they need far more meeting rooms, focus booths and breakout space. The net effect on total area is much smaller than most companies expect.

Design and build under one accountable roof
Worked example: 50 people, hybrid
- 50 people × 110 usable sq ft = 5,500 sq ft usable
- Desks at 0.75 ratio = 38 workstations
- Meeting provision: 4 small, 2 medium, 1 large, 4 booths
- Add 10% growth buffer = 6,050 sq ft usable
- Add 18% core and common = ≈7,150 sq ft leasable
Companies lease for the headcount they hope for and fit out for the headcount they have. Do the opposite with services.

Frequently asked questions
How much office space per employee is standard in India?+
Between 60 and 150 usable sq ft depending on work style: 60–80 for dense open plan, 80–110 standard, 90–120 hybrid, 110–150 cabin-heavy. Add 15–20% for building core to get the leasable area you pay rent on.
Does hybrid working reduce office space needs?+
Less than expected. Desk counts drop to 0.6–0.8 per person, but space per person rises to 90–120 sq ft because in-office time is spent collaborating, requiring far more meeting rooms, focus booths and breakout space. Net area savings are typically modest.
What is the difference between usable and leasable area?+
Usable area is what your team occupies. Leasable (chargeable) area adds your share of lift lobbies, staircases, common washrooms and services — typically 15–20% more. Rent is charged on leasable area, so always confirm which figure a landlord is quoting.
