What is on each sheet
The three plans and their element schedules are below, exactly as the drawings print them.

How to use them
- Measure your slab height in every room before choosing a design; it is rarely the same across a flat.
- Coordinate the AC grille and the sprinkler before framing. Relocating either after boarding means re-boarding.
- Mark a driver access panel above a wardrobe or in a corner. Every cove needs one.
- Use moisture-resistant board or WPC in bathrooms and utilities, never plain gypsum.
Three ceiling decisions
- Peripheral cove versus full drop. A peripheral cove costs 4 in at the centre; a full flat drop costs 6 to 8 everywhere.
- Step size. Two levels read as intentional only when the step is 6 in or more; anything less looks like a construction error.
- Boxing a beam. Always cheaper and always better than dropping the whole ceiling to the beam soffit.

Frequently asked questions
How much height does a false ceiling cost me?+
Four inches with a peripheral cove, six to eight with a full flat drop, and more if ducting runs above it. In a 9 ft 6 in slab that is the difference between a room that feels tall and one that does not. Plan the ceiling around where the height can be spared.
Should I box a beam or drop the whole ceiling?+
Box it, almost always. Dropping the whole ceiling to the beam soffit loses you the beam depth across the entire room to conceal something that affects one band of it. Boxing it and using it as a designed level with a light track costs less and reads better.
How wide should a cove be?+
One foot six inches. Narrower and the light scallops visibly on the wall above; wider and you lose ceiling area for no additional effect. The lip height should be 4 to 5 inches so the strip itself is never visible from a standing position.
What board should be used?+
Gypsum on a galvanised metal grid in dry areas, and moisture-resistant board or WPC in bathrooms, utilities and anywhere adjacent to a wet area. Plaster of Paris on a timber frame is still sold in Mumbai and it cracks, sags and burns. Avoid it.
What does a false ceiling cost?+
Rs 85 to 110 per sq ft for plain gypsum at an essential specification, Rs 115 to 160 with a cove at premium, and Rs 180 to 320 for multi-level work with curves and concealed drivers. All ex-GST, for Mumbai in 2026.
