Types compared
| Type | Installed cost | Strengths | Weaknesses |
|---|---|---|---|
| Gypsum board | ₹85 – 130 / sq ft | Clean finish, fast, dust-free, accessible | Not for wet areas |
| POP | ₹80 – 120 / sq ft | Curves and mouldings possible | Messy, slower, cracks if poorly mixed |
| PVC panel | ₹60 – 110 / sq ft | Waterproof, easy to clean | Looks cheaper; limited aesthetics |
| Wooden / veneer | ₹250 – 600 / sq ft | Warm, premium | Expensive, needs maintenance |
| Grid (commercial) | ₹70 – 140 / sq ft | Fully accessible services | Office aesthetic |
Cove or full ceiling?
This is the decision that matters, and height decides it:
| Your ceiling height | Recommendation |
|---|---|
| Under 9 ft | Peripheral cove only, 4–6 inches drop |
| 9 – 10 ft | Peripheral cove, or a shallow partial ceiling over specific zones |
| 10 – 11 ft | Full designed ceiling is viable |
| Over 11 ft | Full ceiling with layered levels; use the height |

Design and build under one accountable roof
Common mistakes
- Closing before testing. Never board over untested wiring, ducting or sprinklers. This is the single most expensive ceiling error.
- Too many downlights. A grid of spotlights makes a room feel like a showroom. Layer instead.
- Dropping too low. Every inch of drop is felt in a 9 ft room.
- Ignoring AC and sprinkler positions. These are fixed; the ceiling must work around them, not fight them.
- No access panels. You will need to reach a valve or a junction eventually.
A cove and good lighting beats an elaborate ceiling with bad lighting, every time.

Frequently asked questions
What is the cost of a false ceiling per sq ft?+
Gypsum board runs ₹85–₹130 per sq ft installed, POP ₹80–₹120, PVC ₹60–₹110 and wooden ₹250–₹600. Gypsum is the standard choice for residential work because it is clean, fast and gives a better finish than POP.
Is gypsum or POP better?+
Gypsum for almost all residential work — factory-made boards give a flatter finish, install faster, create far less site mess and are less prone to cracking. POP retains an advantage only where curved or moulded forms are required.
Should I do a false ceiling in a 9 ft room?+
A peripheral cove of four to six inches, yes — it conceals wiring and enables cove lighting. A full drop ceiling, no: at 9 ft the loss of height is clearly felt and the room reads as compressed.
