How this calculator works

  1. Boarded area = floor area × coverage. Peripheral band ×0.35, partial ×0.60, full ceiling ×1.0.
  2. Framing and boarding = boarded area × system rate. Grid ₹85, POP ₹95, gypsum on GI ₹110, designed multi-level ₹180 per sq ft.
  3. Profile light channel = running feet × ₹225. That is ₹85 for the vertical gypsum drop that hides the channel plus ₹140 for the indirect light supplied and fixed — profile, diffuser and LED strip.
  4. Painting = boarded area × ₹42 where selected — two coats of putty, primer and two coats of ceiling emulsion.
  5. Downlights = count × ₹650, supplied and fitted, for a standard 7–9 W recessed LED.
  6. City factor applies to the total: Mumbai and MMR ×1.15, Delhi NCR and Bengaluru ×1.08, rest of India ×1.0. The range shown is −10% to +12%.

Design and build under one accountable roof

Worked example: a 400 sq ft living and dining

  1. Boarded area = 400 × 0.35 peripheral = 140 sq ft
  2. Framing and boarding = 140 × ₹110 gypsum = ₹15,400
  3. Profile light channel = 24 running ft × ₹225 = ₹5,400
  4. Painting = 140 × ₹42 = ₹5,880
  5. Downlights = 8 × ₹650 = ₹5,200
  6. Subtotal = ₹31,880; × 1.15 Mumbai = ₹36,662
  7. Displayed range = ₹32,996 – ₹41,061, or about ₹262 per sq ft of boarded ceiling.

Gypsum versus POP, decided on site rather than on price

POP is mixed and applied wet over a chicken-mesh armature. It is cheaper, it takes curves easily, and in a Mumbai monsoon it takes days to dry. It also cracks — not always, but often enough that we stopped offering it for living rooms. Gypsum board on a galvanised-iron frame is a dry system: it goes up in a day, it is dimensionally stable, and a damaged section can be cut out and replaced without redoing the room.

There is one honest argument for POP: cornice detailing and curved coves that would need a lot of cut board in gypsum. If your design has a genuine curve, POP earns its place. If it is a rectangle with a cove, use gypsum.

What this estimate excludes

  • 18% GST, shown separately in the breakdown
  • Concealed wiring above the ceiling, junction boxes and the distribution board
  • AC ducting, grilles and drain lines routed inside the ceiling void
  • Fire sprinkler modification, which needs society and fire-consultant sign-off
  • Removing an existing false ceiling and disposing of the debris
  • Cornices, mouldings and decorative trims beyond a plain cove

The boarding, cove and painting rates here are the ones Greenbox billed on ceilings it has built and handed over, read off site records and held at October 2026. Downlight fittings are a supplier price and sit outside that audited set. It is an indicative estimate, not a quotation — the real figure depends on your drawings, site condition and the brands you finally specify.

The sequence, and why the ceiling decides the programme

  1. Services first, alwaysElectrical conduiting, AC drain and duct routing, and any data cabling go in before a single board. Everything above the ceiling line has to be complete and tested, because after boarding it is invisible and expensive.
  2. Frame and levelThe GI frame is set out with a laser level off the lowest point of the slab, not off the floor. Mumbai slabs are rarely flat; a frame levelled off the floor produces a ceiling that visibly slopes against the window head.
  3. Board, tape and finishBoards go up, joints are taped with fibre mesh and jointing compound, then two coats of putty and a sanding. This is the stage that takes the time — a ceiling boarded in a day takes three more to finish properly.
  4. Cut-outs lastDownlight and grille cut-outs are marked on the finished board with the fittings in hand, never from the drawing alone. Cut-out diameters vary between brands by several millimetres.
  5. Paint, then fitTwo coats of ceiling emulsion before the fittings go in. Painting around installed downlights leaves a ring you can see from the sofa.

Allow seven to ten working days for a 400 sq ft peripheral ceiling within Mumbai's 10am–6pm society working hours, and longer in monsoon when putty takes a full day to dry between coats. The ceiling is on the critical path of almost every fit-out, because painting, flooring protection and electrical finishing all queue behind it.

Frequently asked questions

How much does a false ceiling cost per square foot in India?+

₹85 per sq ft for a grid ceiling, ₹95 for POP, ₹110 for gypsum board on a GI frame, around ₹180 for designed multi-level work and ₹255 for calcium silicate board, all before the city factor and ex-GST. Mumbai runs about 15% higher. Profile lighting and downlights are separate lines.

Is gypsum better than POP for a false ceiling?+

For flat and stepped ceilings, yes. Gypsum board on a GI frame is a dry system — it installs in a day, does not crack at joints, and a damaged panel can be replaced locally. POP still wins on genuine curves and cornice detailing, where cut board would be wasteful.

Do I need a false ceiling in the whole room?+

Rarely. A peripheral band of 2 to 2.5 ft carries the wiring, the profile light and the AC grille, which is everything a ceiling is actually for in a flat. It costs about a third of a full drop and preserves the slab height, which matters under a 9 ft 6 in ceiling.

How much height does a false ceiling take?+

Five to six inches for a plain gypsum ceiling, six to eight for a grid, and eight to eleven for a multi-level design with concealed lighting. Any AC ducting crossing the void adds to that — check the duct depth before agreeing to a design.

Is painting the ceiling included in the rate?+

Not in the boarding rate. Putty, primer and two coats of ceiling emulsion cost about ₹42 per sq ft of boarded area, and this calculator adds it as a separate line when you select it. A quote that shows a boarding rate alone is not a finished ceiling.
