What is on each sheet

Both floors and their schedules are below. CW-1 is the classic hot-desk model; CW-2 is the managed-office model Mumbai operators have moved towards.

How to use the plans

  1. Divide your rent by the revenue seat count, not by the area. That single number tells you whether the floor is viable before you spend anything on design.
  2. Treat circulation as unsold inventory. Every square foot of corridor is rent you pay and cannot charge for.
  3. Put the cafe where members walk past it. Behind reception it is a cost centre; on the route it is the reason people renew.
  4. Meter the cabins individually before the first tenant moves in. Retrofitting sub-meters into an occupied floor is disproportionately expensive.

Three mistakes coworking operators make

  • Too few phone booths. Members take calls at their desks, the floor gets loud, and the churn shows up two quarters later without an obvious cause.
  • Building for hot desks in a cabin market. Mumbai enquiries are dominated by teams of eight to twenty wanting a lockable room, not individuals wanting a bench.
  • A dedicated event room. It earns on the nights it is booked and costs on the days it is not. Event space that doubles as cafe seating earns twice.

Frequently asked questions

How many seats fit in 3,000 sq ft of coworking?+

Around 55 to 65 revenue seats, depending on the cabin-to-open ratio. Hot desks pack tighter at roughly 45 to 50 sq ft a seat; cabins run 60 to 75 sq ft a seat once you count the walls and the corridor serving them. CW-1 here yields 62 from 3,200 sq ft.

Are cabins more profitable than hot desks?+

Per square foot, usually yes in Mumbai right now. Cabins command a premium per seat, they churn less, and they are sold to a company rather than an individual. The trade-off is inflexibility: a floor built as ten fixed cabins cannot absorb a demand shift the way an open floor can.

How many meeting rooms does a coworking floor need?+

Roughly one bookable room per 25 to 30 members, plus phone booths at one per ten. Members forgive a queue for a meeting room because they can see the booking system. They do not forgive a floor where every call is audible.

What is the fit-out cost for coworking in Mumbai?+

₹1,800 to ₹3,500 per sq ft carpet, ex-GST. Coworking runs above conventional office fit-out because of the acoustic work, the booth count, the cafe infrastructure and a finish level that has to survive far heavier use than a single-tenant office.

Do cabins need separate air-conditioning?+

They need separate control, which is not the same as separate plant. Cassette or hi-wall units per cabin are the common Mumbai solution; VRF with per-cabin controllers is better and costs more. What fails is one central system with cabins as afterthought zones — some cabins freeze and others never cool.
