How to use them
- Decide the third room's use before the layout. A study, a guest room and a child's room have different storage, lighting and door requirements.
- Count bathrooms against area. A third bathroom in a 950 sq ft flat costs a bedroom wall and roughly 35 sq ft.
- Carve the walk-in from the master, not in addition to it. The bedroom should still measure 12 ft across afterwards.
- Check your kitchen return length. Tall unit banks live on the return, and 11 ft of return is what makes a 3BHK kitchen work.
Three trade-offs these plans make
- Three baths or a larger third bedroom. At 1,020 sq ft you can have both; at 950 you cannot.
- Formal dining or a bigger living room. Above 1,200 sq ft the dining earns a room; below it, it does not.
- Walk-in closet or a wider master. A 7 ft dressing room is the smallest that works with hanging on both faces.

Frequently asked questions
What should the third bedroom be used as?+
Be honest about it. In most Mumbai 3BHKs under 1,000 sq ft the third room is 9 by 9 ft, which makes it an excellent study with a sofa bed and a mediocre bedroom. Designing it as a study with occasional guest use produces a better room than designing it as a bedroom nobody sleeps in.
Is a third bathroom worth it?+
Above about 1,000 sq ft carpet, usually yes, especially with teenagers or visiting parents. Below that it costs roughly 35 sq ft and a bedroom wall, and two well-planned bathrooms serve a family of four adequately. Plan C on this sheet takes the two-bathroom route deliberately.
How wide should a master bedroom be?+
Twelve feet minimum with a queen bed and an 8 ft wardrobe, and thirteen if you want a king. Below 11 ft the wardrobe has to slide, the bedside tables shrink and the room stops feeling like a master regardless of its length.
Can I combine two bedrooms into one large one?+
Often yes, if the wall between them is non-structural, and it can be an excellent decision for a couple without children. Confirm the wall is not structural in writing, get the society NOC for the demolition, and understand that it reduces the flat's resale appeal to family buyers.
What does a 3BHK interior cost?+
Rs 11 to 15 lakh at essential, Rs 17 to 26 lakh at premium and Rs 30 to 55 lakh at luxury in 2026 Mumbai, ex-GST, excluding loose furniture. A 1,020 sq ft flat at a premium specification typically lands around Rs 19 to 22 lakh.
