How to use the plans
- Compare your own carpet area to the nearest sheet rather than to a plan from a different city; Mumbai 2BHKs are narrower than most published layouts assume.
- Tape the furniture footprints on your floor before ordering anything. A 7 ft sofa on paper and a 7 ft sofa in the room are different experiences.
- Check your beam and column positions against the plan and move the deepest storage under the beam.
- Keep the walkways. Every plan here holds 3 ft; take that to 2 ft 6 in and the flat stops working.
Three decisions these plans make for you
- Sliding wardrobe in the master. With a queen bed in an 11 ft room there is under 2 ft 6 in of swing, so a hinged shutter cannot open.
- Dining inside the living footprint at 620 sq ft. A separate dining room needs 9 ft of width, which a 620 sq ft flat does not have to spare.
- A breakfast counter instead of a table at 540 sq ft. Below 600 sq ft the counter wins every time.

Frequently asked questions
What is the smallest workable 2BHK?+
About 500 to 540 sq ft carpet. Plan C on this sheet is drawn at 540 and uses a shared bathroom, a breakfast counter instead of a dining table and a trundle bed in the second bedroom. Below 500 sq ft the second bedroom stops being a bedroom and becomes a study with a sofa bed.
Should the dining be separate or in the living room?+
Separate only above about 700 sq ft carpet, and then only if the dining room is at least 9 ft wide. In a 620 sq ft flat a dining table inside the living footprint reads as one generous space; a partitioned dining room reads as two cramped ones.
How much circulation does a flat need?+
Three feet on main routes and 2 ft 6 in as an absolute minimum in a secondary space. Dining chairs need 3 ft of pull-back behind them, and a wardrobe needs 3 ft in front for the shutter and the person. Those three figures determine most small-flat layouts.
Can I enclose the balcony to gain area?+
Not without society and municipal permission, because it changes the approved external elevation. It is common and it is frequently unauthorised, which becomes a problem at resale or at redevelopment. These plans leave balconies open for that reason.
What does a 2BHK interior cost in Mumbai?+
Rs 7 to 10 lakh at an essential specification, Rs 11 to 16 lakh at premium and Rs 18 to 30 lakh at luxury, all ex-GST and excluding loose furniture. A 620 sq ft flat at premium typically lands around Rs 12 to 14 lakh.
