Start with the real area, not the brochure
A Mumbai 3BHK advertised at 1,450 sq ft is usually 950–1,050 sq ft of carpet. Plan on the carpet figure and measure it yourself before the designer starts, because builder drawings routinely differ from the built condition by 2–4% on internal dimensions. That is the difference between a 2,400 mm wardrobe run fitting cleanly and needing a filler panel.
| Configuration | Typical super built-up | Typical carpet | Joinery needed |
|---|---|---|---|
| Compact 3BHK, suburb | 1,150 – 1,300 sq ft | 700 – 800 sq ft | 48 – 58 rft |
| Standard 3BHK, new tower | 1,400 – 1,650 sq ft | 880 – 1,050 sq ft | 58 – 68 rft |
| 3BHK with utility and servant room | 1,700 – 1,950 sq ft | 1,080 – 1,250 sq ft | 68 – 82 rft |
| Old-building 3BHK, island city | N/A (sale on carpet) | 820 – 1,100 sq ft | 55 – 75 rft |
The third bedroom decides the plan
In almost every 3BHK we design, the second bedroom is a child's room or a second adult bedroom and its brief is obvious. The third is the one with choices, and the choice has consequences far beyond that room. A guest room needs a full wardrobe and a bed that is comfortable four nights a year. A study needs a 1,500 mm desk, two data points and a different lighting layer. A storage room needs no bed at all and can absorb the luggage, the seasonal bedding and the appliances that otherwise colonise the utility.
Guest bedroom
Full 7 ft wardrobe, queen bed with storage, single ambient layer. Costs ₹2.4 L – ₹3.6 L and is used 10 nights a year.
Study or home office
1,500 mm desk, 2 data points, 4,000 K task light, acoustic consideration on the shared wall. ₹1.6 L – ₹2.8 L.
Child's room
Loft bed or single with trundle, low wardrobe, generous open shelving, and space to change everything in six years.
Storage and utility
Floor-to-ceiling shelving on two walls, no bed. Absorbs 40–60 cu ft and makes the other rooms usable.
Guest plus study
Wall bed with a desk in front. Works genuinely well; costs ₹1.1 L – ₹2.2 L more than either alone.
Parents' room
Wider circulation, 450 mm bed height, grab support in the adjacent bathroom, warmer 2700 K lighting.

Design and build under one accountable roof
Storage maths for a 3BHK
Under-storing is the most frequent 3BHK regret, and it is arithmetic rather than judgement. A family of four in Mumbai needs roughly 180–240 cubic feet of enclosed storage. Count what you have before signing the plan: a standard 7 ft wide by 8 ft tall wardrobe at 600 mm depth gives about 33 cu ft of usable volume after internals, so three wardrobes gives you 100. The remainder has to come from lofts, bed storage, the utility and the crockery unit.
| Element | Usable volume | Typical cost |
|---|---|---|
| Wardrobe, 7 ft × 8 ft × 600 mm | 33 cu ft | ₹1.05 L – ₹1.75 L |
| Loft above wardrobe, 7 ft × 2 ft 6 in | 16 cu ft | ₹28,000 – ₹46,000 |
| Queen bed with hydraulic storage | 22 cu ft | ₹52,000 – ₹95,000 |
| Crockery unit, 6 ft run | 14 cu ft | ₹78,000 – ₹1.3 L |
| Utility tall unit, 3 ft | 12 cu ft | ₹38,000 – ₹62,000 |
| Entrance shoe cabinet, 4 ft | 8 cu ft | ₹32,000 – ₹55,000 |
A family of four typically needs 180–240 cu ft. Add it up before approving the layout.
Kitchen, utility and the balcony question
Most new Mumbai towers give a 3BHK a kitchen of 80–110 sq ft with a small attached utility or a dry balcony. The recurring mistake is treating the utility as leftover space. It has to hold the washing machine, a sink, the mop and bucket, the dustbins, the water purifier, and often the microwave and a second fridge. Plan it with the same care as the kitchen and the kitchen stays clean.
On enclosing the balcony: many societies and the municipal rules treat balcony enclosure as an external alteration, which is a different permission question from internal work. Before designing a kitchen that spills onto the dry balcony, confirm in writing with your society what is permitted. We cover this in more depth in our guide to BMC permissions.
Zoning a 3BHK that has one living room
Mumbai 3BHK plans almost always give you a single combined living and dining space of 180–260 sq ft, and three bedrooms that open off it. The planning work is therefore about making one room do four jobs — arrival, sitting, eating and, in most households since 2020, at least occasional work — without any of them colonising the others.
- Give arrival 600 mm of clear depth. A shoe cabinet at 350 mm with a 250 mm circulation strip is enough; anything less and the front door becomes a bottleneck.
- Float the dining table off the wall. A 4-seater at 1,200 × 750 mm needs 750 mm of pull-back on the used sides only. Pushed against a wall it seats four badly; floated it seats six.
- Keep one wall clear. Every 3BHK living room we have improved had joinery on three walls and nowhere for the eye to rest. One empty wall is worth more than one more cabinet.
- Zone with light, not partitions. A pendant over the dining table and a separate circuit for the sitting area does what a half-wall does, without losing 12 sq ft.
- Plan the work corner properly or not at all. A 900 mm nook with a data point and a task light is usable; a laptop on the dining table is a daily negotiation.
A realistic programme
- Weeks 1–2: survey and briefMeasured survey, third-bedroom decision, storage audit, budget ceiling agreed.
- Weeks 3–5: layouts and 3DTwo layout options, then elevations and 3D for the rooms that matter. Society NOC applied for now, not later.
- Weeks 5–6: BOQ and contractLine-item BOQ, appliance models fixed, laminate and hardware approved, payment schedule signed.
- Weeks 7–10: civil, services, ceilingChasing, plumbing, ceiling framing and boarding. The noisiest phase, and the one society hours hurt most.
- Weeks 10–16: joinery and finishingCarcass fixing, shutters, hardware, painting, electrical fittings.
- Weeks 16–18: snag and handoverWritten snag list, closure, warranty documents, retention released.
In a 3BHK the third bedroom is where the plan is either solved or postponed. Postponing it costs about two lakh.

Frequently asked questions
How long does a 3BHK interior take in Mumbai?+
Fourteen to eighteen weeks from design start, of which five to six weeks are design and approvals. Society restrictions on working hours — usually 10am to 6pm with no Sunday work — account for most of the difference against a comparable project in an independent house.
How much storage does a 3BHK need?+
Roughly 180–240 cubic feet of enclosed storage for a family of four. Three standard wardrobes provide about 100 cubic feet, so the balance has to come from lofts, bed storage, a crockery unit and the utility. Do the arithmetic before approving the layout, not after.
Should the third bedroom be a guest room or a study?+
Count the nights. A guest room used ten nights a year consumes ₹2.4–₹3.6 lakh of wardrobe and bed. A wall bed with a desk in front serves both functions for ₹1.1–₹2.2 lakh more than a study alone, and is the configuration most of our 3BHK clients end up choosing.
Can I enclose the dry balcony as part of the kitchen?+
Sometimes, but treat it as an external alteration question rather than an interior one. Get your society's written position first, and confirm the municipal position for your building before designing around it. Enclosures done without permission are the ones that surface during a future sale or redevelopment.
What is the most under-planned room in a Mumbai 3BHK?+
The utility. It has to take the washing machine, sink, mop and bucket, bins, water purifier and often a second fridge, and it is usually designed last with whatever space remains. Plan it as carefully as the kitchen and the kitchen stays tidy.
