What trades here
- Destination restaurants and bars. Juhu Tara Road and the JVPD edge. 2,500–6,000 sq ft, a high proportion of outdoor or semi-outdoor covers, and a bar that has to work at volume.
- Hotel-adjacent food and retail. Units operating in or beside the beachfront hotels, built to the hotel's engineering standards and its fit-out manual.
- Spas and wellness. Standalone and hotel-attached. Heavy wet services, very high finish expectation, and treatment rooms that must be acoustically sealed from each other.
- Banqueting and event spaces. Large clear-span rooms with catering support, used hard and turned around fast. Durability decides the specification.
- Boutique retail. Small and few. Rents are high and passing retail trade is weaker than in Bandra West, so retail here is usually brand presence rather than volume.
Indoor, semi-outdoor, outdoor — three different buildings
The commercial logic of a Juhu restaurant is that the outdoor covers command the premium. The engineering logic is that those covers live in salt, sand, direct sun and four months of rain. We price the three zones separately because they have almost nothing in common.
| Zone | ₹ per sq ft | Specification | Monsoon behaviour |
|---|---|---|---|
| Fully indoor, conditioned | ₹3,200 – 4,000 | Standard hospitality specification, acoustics, full HVAC | Unaffected; carries the trade for four months |
| Semi-outdoor under a soffit | ₹2,600 – 3,300 | Marine ply, SS 316, powder-coated aluminium, retractable screening | Usable with side screening; reduced covers |
| Open terrace or deck | ₹2,100 – 2,800 | Nothing corrodible, drained deck, loose furniture stored seasonally | Closed June to September; plan for it commercially |
Ex-GST. Excludes kitchen equipment and loose furniture. The open terrace looks cheapest per square foot and has the highest annual maintenance cost of the three.
Worked example: 3,200 sq ft restaurant, Juhu Tara Road
Ninety covers indoors, fifty on a semi-outdoor deck, a full kitchen and a bar. Existing premises, previous operator stripped out.
| Scope | ₹ lakh | Detail |
|---|---|---|
| Strip-out, civil, drainage and deck waterproofing | 12.4 | Previous tenant's slab penetrations made good; deck re-tanked |
| Kitchen — civil, exhaust, grease, make-up air | 26.8 | Duct to roof with precipitator and carbon; 9,500 CMH extract |
| Joinery — bar, banquettes, servery, host station | 18.6 | SS 316 fixings on the deck run; solid surface on all wet counters |
| Electrical, three-phase load and lighting control | 13.2 | 128 kW sanctioned; DMX control across the bar and deck |
| HVAC indoors and screening to the deck | 11.4 | Ducted system indoors; high-volume low-speed fans and retractable screens outside |
| Ceiling, soffit treatment and lighting | 9.8 | Exterior-grade board and fittings on the deck soffit |
| Flooring — indoor stone, deck decking | 6.3 | Anti-slip rated wet and dry; deck laid to a fall with a concealed channel |
| Washrooms, four, including accessible | 4.2 | Independent extract, SS 316 ironmongery |
| Management, licensing coordination and contingency | 2.9 | Includes the fire and food consultants' input |
| Total, ex-GST | 105.6 | ₹3,300 per sq ft on 3,200 sq ft |
Add 18% GST. Excludes kitchen equipment, loose furniture and the licensing fees themselves. The kitchen package alone is 25% of the build.

Coastal hospitality built to survive the season
The coastal maintenance schedule, priced honestly
Every Juhu operator we have worked for has been surprised by year-two maintenance rather than by the build cost. We now hand over a schedule with the drawings so it is budgeted rather than discovered.
| Item | Inland equivalent life | Juhu exposed life | Annual provision |
|---|---|---|---|
| Powder-coated aluminium frames | 12 – 15 years | 8 – 10 years with washing | ₹18 – 30 per sq ft of frontage |
| SS 304 fixings on a terrace | 10 years | 18 – 30 months before pitting | Specify SS 316 instead |
| Outdoor upholstery and slings | 4 – 6 years | 18 – 24 months | ₹40,000 – 90,000 a year on 50 covers |
| Timber decking | 8 – 10 years | 4 – 6 years with annual oiling | ₹55 – 90 per sq ft a year |
| Exposed light fittings, IP65 | 6 – 8 years | 2 – 3 years unless marine grade | Specify marine-grade at the outset |
Two constraints that shape the project
- CRZ limits permanent external construction. A fixed roof over a terrace, an extension of the building footprint or a new permanent structure on the seaward side runs into coastal regulation on top of the society or landlord consent. Retractable and demountable solutions — tensile shading, retractable screens, loose planters — are the workable route and we design for them from the start.
- Trade is seasonal, so the programme should be too. Juhu's commercial year peaks from October to February. A fit-out that hands over in August has missed nothing; one that hands over in November has lost the season it was built for. We programme backwards from the opening date the operator actually wants, and the deck scope is sequenced to avoid the monsoon.

Frequently asked questions
Can I build a permanent roof over a terrace in Juhu?+
Usually not. CRZ restricts permanent external construction and footprint extension across much of Juhu, and the society or landlord consent sits on top of that. What does work is retractable — tensile shading on a demountable frame, retractable side screens, and high-volume low-speed fans. It costs less than a permanent structure and it can be taken down for the monsoon, which is what you want anyway.
How much of a Juhu restaurant budget is the kitchen?+
Around a quarter of the construction cost before equipment. On our 3,200 sq ft example the kitchen civil, exhaust duct to roof, grease interception and make-up air came to ₹26.8 lakh of ₹105.6 lakh. Operators who budget from a per-square-foot rate and then add the kitchen are usually 20% short.
What should I specify differently for outdoor covers?+
SS 316 for every fixing, powder-coated aluminium rather than mild steel, marine-grade or exterior-rated light fittings, upholstery with a drainable core and replaceable covers, and a deck laid to a fall with a concealed drainage channel. And plan to store loose furniture through the monsoon — the covers that stay out are the ones you replace annually.
When should a Juhu hospitality project hand over?+
By late September if you want the October-to-February season, which is where the money is. That means a start no later than April for a 16–22 week programme, with the deck and any external scope completed before the monsoon breaks. Handing over in November means paying rent through the build and opening into the tail of the season.
Is a spa in Juhu different from a spa elsewhere?+
In two respects. The finish standard is set by the beachfront hotels, so the benchmark is higher than a neighbourhood wellness centre. And acoustic separation between treatment rooms has to be genuine — Rw 45 or better with sealed door sets and a break in the ceiling — because the guest paying Juhu rates will notice the conversation next door.
